Dont put carpet install wood or tile floors and avoid spending money on cleaning the carpet



A good carpet cleaner will have a high volume extraction cleaning system that will remove upto 90% of water that is sprayed along with the dirt that comes up with it.Keeping bare feet off of the carpet will help tremendously as well.

Do the soaps used by professional carpet cleaners attract dirt ? Seems like those same high traffic areas look just as dirty a few months after the cleaning -so are the pros just pulling up the nap and cleaning the surface fibers ?

Good Question,
We're I asked this question, and often am, I would quickly explain that a good cleaner would never use soap.There are a thousand different cleaning solutions available to the professional these days none of which should contain soap. Soap products are extremely difficult to rinse out thoroughly using today's modern equipment, that remaining residue dries sticky and will actually attract soil much like a magnet. Resulting in resoiling. Most good cleaners will use a synthetic detergent, that when dry will be a non-sticky powder that can be vacuumed. Specific carpet fibers should be cleaned with manufacturer recommended detergents. Regardless of specific detergents all cleaning should be followed by a rinse process in which a good rinsing agent can be used to not only rinse but to help balance the pH of the cleaned carpet. Most cut rate cleaners omit this process in an effort to lower the cost of proper cleaning procedures. As a result the carpet needs more frequent cleaning and thus the cycle continues.

Subject: Carpet Stains coming back

If the stains are removed and you then see them come back, it usually because of shadowing, meaning the stain was removed closer to the surface and what was below the surface in the base or padding gets wet at the time of the cleaning and as the carpet dries, moves up the fibers and resurfaces.
The stains are usually lighter, and if done a few time will not come back. Some companies over soak carpets and can cause mold and mildew issues. This sounds like it was not the case. Another cleaning should take more of it up. We usually will follow up with a carpet machine to shampoo the spot and then an extractor machine to pull the water and chemicals back out.
Should also check withthe company to see if they will cover a revisit for free to hit the stain.

To increase the life of your carpet for high traffic areas, you need to vacuum at least twice a week and run the vacuum over the same area three times before moving on to the next section of carpet.

I think this is a good, informative video and accurate with regard to keeping up the carpet. Carpet cleaning is a science. You should always have certified technicians perform the work. There's more to it than just spraying done hot water or chemicals and sucking it back up, such as the type of carpet fiber that your carpet is made with. Carpet Works in Santa Fe, NM is our company.

I think it is also true carpet comes from the mill with a protective spray on them. Professional carpet cleaners remove this coating. The mills use a Teflon coating to keep dirt from staining carpet.

RUN, don't catwalk away !

If there is a strong urine smell, you have to assume their realtor noticed it even if they were acclimated to it and had them clean the carpets so there would be a chance of selling it. The fact there is still strong odor means it has saturated walls, run down behind baseboards, saturated carpet and mat and subfloor, etc.

Short of a total strip-down of all flooring and baseboards, shelves, mantles, etc and complete sanitizing and chlorine bleach treatment of thereby exposed surfaces followed by repainting and reflooring, you don't have a prayer of getting rid of it. If they let their cats spray and urinate in the house they probably did it all over the house, not in one area, as cats tend to want to go to the bathroom in a "clean" area, not in one fixed spot like dogs.

You are looking at probably $20,000 to get rid of the smell for sure, and even then if the house gets humid in rainy or hot sticky summer weather, the smell could come back out of subflooring, etc.

There are a lot of houses out there - I would bet you looked at this one with intent to buy because it was cheap compared to the competition - well, now you know why, and if you buy it I bet you will know why again every time you come into the house, and get run over by the same train when YOU try to sell it.

Just walk away.
