ABW Improvements
He did excellent work.   The wood work done around the bay window was rather quick and he did it on site quickly.  Repair and replacement of the spindles making up the balcony railing took longer but he did excellent work. I had engaged BJ's Painting to paint my exterior trim, along with other maintenance tasks around the house which included some wood repair of water damaged wood.  After approving the contract, I noticed Thomas Johns, owner of BJ's Painting had asked Buddy of BW Improvement's to do the carpenter work.  He removed the damaged wood and shaped and replaced new wood to repair it like new.  He only took a short time to do the wood work in BJ's contract so I asked him to look at the balcony spindles.    EAch of the 13 homes on this street have had similar problems with these builder installed spindles in the railing of our balcony.   Each balcony has about 20-30 spindles.  Some of the homeowners have replaced them and some repaired them but all have said they paid about $3500 to have the repairs completed, usually resulting in plastic spindles being used.  I asked Buddy  for suggestions to do the job for less cost.  He thought they could be repaired by removing the spindles and taking them to his woodworking shop and remove the rotted portion, and replace the finished repaired spindle.  He gave me an estimate which was about 1/3 what each other homeowner said they had paid.  I then gave him the go ahead on my home and he removed a portion of the spindles to take to his woodworking shop to experiment to see if his technique would work.  He finished the first 5 and returned for the next 5.  When those were finished and installed, he removed the last 20 and took them, returning about 5 days later with the completed items.  They looked very good and I told him to also take the spindles from the house next door which I also own, and repair them as well.  The work has a learning curve and he was somewhat experimenting for ways to do it with the first 5 but he moved somewhat faster and completed the others in good time. I have since discovered that he does both interior and exterior work including cabinets, flooring, roofing, trim, door and window frames, wood repairs,  decks, and porches.   I think I would sum up his work for me as quality work for a less than expected cost.   He is a one man company but does excellent work.

Their estimate was too high. They did come out promptly, and they were very polite. We just decided to use another vender.

It went exceedingly well. I have never seen a more careful job. It was amazing how conscientious the crew was. They were clean, and quiet, in their work. I was very impressed. Gordon Franks was more than fair in his pricing of his work. He also brought in a carpenter to repair and replace some wood railings. I would absolutely recommend Optima to anyone.

The platform is now coming loose and the whole thing is shifting upwards. I've made repeated calls to have it repaired, and it's been met with negative results. They won't return phone calls whatsoever. Do not hire this builder!

FDeck-N-Things
contract between Myself and Deck N Things (Bill or Clara Meredith) will be terminated as of Tuesday 17 August 2010. As you know, we entered into a contract for a Deck Construction on 22 May 2010 with a project completion date of 29 June 2010. As of 16 July 2010 Deck N Things LLC (Bill and Clara Meredith) has only completed 25% of the deck project to date. In addition, Deck N Things LLC damaged existing property, (dry well) which must be repaired before deck can be completed. I have contacted Deck N Things LLC via mail, email, and telephone in an attempt to resolve the problems and complete the deck, but have been unsuccessful. I contacted Deck N Things (Bill and Clara Meredith) an informed the company they where in breach of contract. Therefore I am requesting that you grant me a full refund for all labor paid to this point ($2020.00) to repair the damages caused by Deck N Things and complete unfinished work to deck. If full refund is not received within 7 days, legal actions will be taken.

The experience was abysmal.  Frank Flanagan sat at my kitchen table and promised to fix all the things that were done wrong if I just paid the next increment. I provided a generous partial payment with his assurance he would return the next day to begin correcting the loose and falling stone facing as well as the cartoonish finish work on the stamped concrete patio and to begin the next section of the patio.  Instead, he pulled off of the jobsite, has not finished the work and has not repaired ANY of the defects.  He poured and stamped the first of four sections (about 600 square feet and about 10 cubic yards) of the more than 2400 square foot patio that must now be completely removed in order to redo that work and finish the job.  He used the wrong concrete and wrong color and the surface is covered with footprints and knee prints.  In addition to the patio debacle, all of the stone has completely separated from a 30 foot wall that he did - which he concealed with plastic covering.  Closer inspection of the mortar indicates too little cement and poor mixing as there are rivulets of unmixed sand in the mortar which comes off the stone easily.  Rather than installing the stone upon footer, Frank installed the stone on frozen dirt instead.  The fire pit is not centered on the sitting wall and a portion of it is shaped more like an igloo - it has to be deconstructed and rebuilt.  The adjacent sitting wall and the stone faced piers are unfinished and have loose stones and crumbling mortar throughout. The job started about 2/17/2014 and was supposed to take no more than 18 days, start to finish.  Even allowing for the inclement weather, the job was less than half done when he left the jobsite for the last time and the work that was done has to be redone.. This man lied to me at my kitchen table with my general contractor present, took me for about $11,000 and ran.  I've attached only a few of the many pictures that demonstrate the pathetic craftsmanship of this amateur. Don't get taken.  Buyer Beware!

They came out and were the 3rd group to quote the job - so I had already seen 2 quotes and thought i knew about what it would cost. I was frankly shocked when I saw how low their quote was.  They gave me several references in the area and I went with my wife and saw the decks they had done and decided to hire them. They showed up when they said they would, did what they said they would, and cleaned up the job site so it looked like they'd never been there.  There were no hidden charges for disposal or claw backs.  They showed the stock receipts - without me asking to see them.  Most importantly they came in on time and on budget and the deck still looks great. As I said above, I used them again two years ago to re-cover a wooden deck with Trex and redo my dock at Lake Anna.  I called them two weeks ago to tell them I was having a porblem with one of the boards they installed expecting that they would tell me it had been two years and it would cost extra to fix it.  I went to my lake house this weekend and low and behold the board had been replaced and some screws had been redone.  When i called to ask what it would cost me for the assistance they told me it was part of the service!!!! I have used them in Manassas for a number of interior handyman (doors toilets, stairs) and painting jobs as well. I  will continue to use them.  I even recommended them to my new CFO out in Loudon County to custom paint her brand new home before they moved in.

Recent Review: One of the pilings on our 20 year old dock needed replacing, as well as multiple boards on the stationary and floating docks and the hoops on the floating dock.  After searching the internet and reading the great reviews for Monty Walker, we decided to contact him.  He called me back within 24 hours and the work was scheduled.  The men who made the repairs showed up promptly the day they were supposed to and worked hard every day they were here - and this was in the July heat.  One of the days they worked was the hottest day of the year and frankly, I was surprised to see them because our dock does not have a roof over it.  All of my dealings with Monty Walker and Tom, the man who oversaw the men working on my dock, were a pleasure.  They go above and beyond to get the work done right.
