My sister-in-law uses brite white toothpaste and rubs it into those small holes. No prep, no sanding.

I've used wall liner (it applies like wallpaper only thicker) to cover a multitude of "wall sins" over the years. In my opinion it's the greatest thing since sliced bread. It doesn't look cheap or tacky, it's inexpensive, non-labor intensive and not messy to install.

I used it for the first time about 15 years ago to cover a faux brick tile on my lower kitchen walls that couldn't be removed. It was either tear the wall down or take a chance on $40 worth of wall liner. It did the job beautifully and lasted. Since then I've used it to cover paneling, a badly gouged wall after a kitchen remodel and a wall that looked like a pegboard after floor to ceiling shelving was removed.

Friends and family (and realtors!) have been amazed by the transformation after applying this simple inexpensive product.

Remember, you not only have to remove the popcorn texture, but also redo the ceiling in some other texture.

Price will depend on several factors:

1) how much the contractor you choose hates removing popcorn or textured ceilings - some charge $1 or so/SF extra just because they hate it. There are even some who bid total drywall replacement cheaper than removing the popcorn, so you have to first find contractors who are happy to do that work, or your prices will be out of the realistic range

2) if the popcorn predates about 1990, then it could likely have asbestos in it, which doubles or triples the price, and in many cases uncapsulating it with a spray coating and then removing the drywall entirely is actually cheaper than all the protective measures necessary if it is scraped off. 

3) whether the popcorn is primarily gypsum and vermiculite (comes off REAL easy) or was the plaster of paris variety, which takes a fair amount of soaking to soften it enough to scrape off

4) what type of finish you are replacing it with - if a textured ceiling, slapcoat, knockdown finish or paneling, not real problem. If you want to go with a perfectly smooth ceiling (generally a bad idea as any variations in the drywall on a ceiling surface really shows up dramatically), then it will demand a lot of care in preparing the scraped surface, and a complete surface drywall compound skim coat to smooth out the scrapes and gouges from the removal process.

5) what underlying conditions are - if there is a lot of furniture to move around (should go to adjacent rooms) or cover and work around, high-quality rug or hardwood floor to super-protect or such, will drive cost up.

I have seen costs run from as low as $0.60/SF to $1.25/SF (for removal only). Generally, remove and recoat with a surface texture of some kind (anything but smooth) and paint will run you about $2.50-3.50/SF.

Now the bad news - if asbestos containing, can run from $5-10/SF. Many homeowners in that situation go the other legal route - have it encapsulated with an asbestos-rated sealant by an asbestos contractor, then paint it and leave it for the next homeowner to decide what to do about it. Some contractors encapsulate it and then put a 1/4" thick drywall layer over it - this usually looks like a disaster unless it has a VERY rough textured finish on it, because putting drywall sheet over a rough surface like popcorn invariably means a wavy surface commonly looks like a gently rolling ocean surface.

has great ideas and suggestions for almost every aspect of the house- which gives his customers lots of choices and varying price points from which to choose. For example, he recommended the hallway linen closet be demo-ed so that the associated space could be used for the new master bathroom and it made all the difference. Suggestions like that show he has the experience needed to offer his clients an array of choices to improve their projects that otherwise would not have been considered.
The company consistently goes the extra step. For example, I needed a permit for work outside of what was doing, and his assistant met me at the courthouse and walked me through the process even though was
not doing that specific job. There were also some issues I experienced with my other contractor, outside of
Company. very professionally relayed those to me so that I would be knowledgeable and able to intelligently address them. Even before starting on the house, reached out to my neighbors to ensure they knew he would be working there which helped smooth the way for all the construction (i.e., noise, traffic, dumpsters). Another example of going the extra step: I bought two mirrors from Lowes and did not realize they were both chipped inside the packaging. took them back and exchanged them for two good ones.

Where possible, allowed me to work directly with his subcontractors which resulted in substantial cost savings.
also came to the rescue when my painter bailed which caused major schedule issues during the last several weeks of
construction. As far as the overall schedule, there were delays from both sides- owner and contractor. did his best to catch up as well as deal with the significant delay my painter caused. Delays are expected in construction just like in any complex project,
and the ones I experienced did not have a major impact for me. In hindsight, I should have discussed the schedule
more to ensure we were on the same page- which is a responsibility of both parties.
The biggest challenge with my project was keeping track of all the change orders. As made suggestions and
things evolved, there were many little details to track and changes made, albeit for the better. This did affect
the overall schedule, but worth it in the end as the house is amazing and I am very happy. The good news is that
and his crew were very flexible and rolled with all the changes which only served me as the client in the end. However, I do think this is an area where The Company can really improve and get more organized in order to help their clients keep track of changes and associated costs. More communication concerning cost estimates and schedule changes is the one area I

he following review is written by one of the two property owners. As a Veteran, I used my VA Eligibility to help purchase this home with my wife. I thought it was important to write this review to inform both Angie’s List as well as the consumer.
We executed a contract for home renovations (new roof and removal of “load bearing” ...More interior walls) on 3 2014. Below
is a summary of services that we initially contracted for:
1. Pulling required permits.
2. Remove all existing shingles, felt, vents and collars complete. Cut ridge 2" on each side of ridge. Patch holes for square
vents. Supply and install new felt, drip , Certainteed Architect Shingles, Certainteed ridge cap, Certainteed ridge vent,
new collars complete. Haul away all material and debris.
3. Cover kitchen cabinets; remove walls to kitchen, front room complete. Remove ceilings in dining room, front hallway, and hallway to bed, front room, and kitchen complete. Remove ridge board and rafters in this area of construction. Supply and install new double ridge header in open room, new rafters to accommodate insulation and airspace. Supply and install new ½ "
OSB on roof sheathing. Frame up existing walls to meet new ceiling. Insulate and plaster.
All material is guaranteed to be as specified, and the above work to be performed in accordance with the drawings and/or specifications submitted, along with this proposal, for the above work and completed in a substantial workmanlike manner for the sum of $xx,xxx.xx
Key Concerns with the Contractor:
The first item on the executed contract (above) was to the appropriate permits with the City of Virginia Beach however this was not done. The demolition of the “load bearing” walls were completed without a permit being registered with the city.
After numerous inquiries and a verbal quote by “if it makes you feel better we’ll get the permit”. As such, the permit was finally registered with the city of Virginia Beach on 14th. It should be noted that the permit in question was not registered by but registered by a completely different company known as Shore Construction (Record 2014-BDRA-17220). As the owners, we were never informed about this switch and only found out when we conducted a permit through the City of Virginia Beach database.
·Upon extensive research during the early timeframe, it appeared that did not have either a valid
contractor’s license or the appropriate contractor’s license to perform the work for which they were contracted thus the reason why they engaged another company to said permit. Which raises a big question, did/does and Shore Construction have a contractual arrangement if so what is/was there agreement & relationship.
The overall cost weighed against the craftsmanship was marginal which causes me concern from a safety perspective.
We had an extensive (multi-page) punch-list whereby had to call in another contractor to assist without both homeowner’s knowledge and consent. Specifically, a group of workers showed up at the house and did not even know who was. Again, these types of scenarios introduce both professional and personal risk.
Concerns with Angie’s List
After speaking with an Angie’s List representative on November 4, 2014 regarding the license and permitting situation, it appears that Angie’s List verification process is based upon the contractor self-certification of their credentials (self-attestation). That’s
alarming. This introduces numerous professional and personal risk scenarios especially not knowing who has access to your home. I would have expected Angie’s List to run the appropriate background checks on companies and its employees that
are working inside a family residence that includes children.
Overall
Suggest potential buyers perform their own independent due diligence including a review of all the postings regarding this company as there are many similarities.

He said he would be by Monday to start.
He was there that Monday with supplies and said he had to finish up another job and would be here to start the next day.
He was there promptly at 8:30 and began work, He got all the and baseboards installed on day one and returned promptly at 8:30 with his helper and began painting.
The job was completed at 4 that day and the estimate was spot on to his quote.
Great person, as was his helper. Highly recommend him and will use him again if I need to.

was very professional from the start. He gave me a repair or replace option and I went with the complete replacement. He removed the existing crown molding and the old ceiling. Prior to the removal he covered everything and set down tarps all the way to the door. In short order he had the new drywall up and properly anchored ...More (unlike the previous ceiling). The plaster work was done by a trusted sub and together they did a great job. came back a couple days later to reinstall the crown molding and the ceiling looks perfect.
