  • Contacted by web site Provider name locked. to inquire on cost for a refinance based on rate posted in the paper (7/1, 2.875% no point loan). Response received on second workday. Completed on-line forms for loan. Then received document package from agent which we had to review sign and fax or scan and email back to agent. Reviewing of forms discovered the no-point refinance was not as straight forward as we were lead to believe. There was a $3,000 plus charge and then a credit on the paper work. This was payment to the Mortgage company for processing the loan by as best as explained by the agent. Also we discovered the 2.875 rate was based on credit rating (which was no problem) but then at last second it became contingent on our home to loan being no more than 60% of the value (needed to have 40% equity) when the appraisal came in (oh yes this was explained after we had paid for the appraisal). If it did not meet this ratio then the rate would increase. Luckily we did meet that criteria. Part of the paper work disclosed Provider name locked. had a relationship with the Title Insurance and Closing Company, when we reviewed the Good Faith Estimate the charge was excessive. After some research (Angie's list) we found another company that charged $500 less. We informed the Provider name locked. agent we would be using our own company and not their recommendation, suddenly the price was reduced by $500 (I chose to use the one we selected but thought this was just another indication of a business that was just out for more profit).  Made arrangements with my closing company and Provider name locked. to close on 10 Nov. Showed up signed all paper work and thought everything was good. Received an email from Provider name locked. agent on 11 Nov (holiday) that the loan did not go through because the paperwork was dated for the 9th and we signed it on the 10th - Provider name locked. had ordered all the loan papers dated the incorrect date. Had to wait until monday 14 Nov to contact the Closing Company to set up new time to close. I asked Provider name locked. questions three times concerning closing and any fines or fees because of their mistakes and finally got an answer but not until I stated I was not going to close until I received the answer prior to wasting time going to the closing office for a second time. We were able to close 3:00pm on 14 Nov and it is the 20th and have heard nothing from Provider name locked. concerning the close (there is now a 72 hour wait period after signing).  Issue with Provider name locked. - Provider name locked. criteria to get advertised rates, Provider name locked. cost ($3K payment from bank to Mortgage company that appeared on GFE explanation when questioned was as if we did not need to worry about it since we were not being charged), poor communications (I had to contact them after everything was submitted and they provided no status (not sure I would have ever closed if I had not sent a note), the mistake in misprinting the loan documents and no effort by the company to apologize or compensate for this mistake which cause my wife and I to make two trips to the closing agent to sign paper work. Ultimately I got the rate advertised but the process was painful in my opinion. I rated overall as "C" becasue although my previous 4 home closing were less painful I ultimately did get closed for the rate advertised.
