    Wizards of Concrete
    I am the neighbor of someone who hired Wizards of Concrete to replace their driveway. We are considering a lawsuit with the neighbors, who would then have to sue the Wizards. We have suffered a great deal of water damage due to Wizards' work. We hired an engineering firm to study the problem and they recommend the neighbors tear out and rebuild the driveway. The neighbors are also very unhappy with the design and its consequences on their own property. This video provides details of the issue, using footage during and after heavy rains. [*** Link removed ***] This additional video is from later in the summer (September). [*** Link removed ***] Our neighbor's property is adjacent to ours and uphill. John and William were dismissive of my concerns about the pitch, proximity, and elevation included in the design for the new drive. I could visually see there could be potential problems. I shared my concerns and was told, "If we get this wrong, we will make it right." Since the work was performed, every time we get a heavy rain, we now get water in our basement (see video). In addition, they back-pitched the back portion of the drive, causing water drainage from every neighbor at a higher elevation to flow through our neighbors' backyard and into our backyard. We end up with a stream running directly over our patio after a heavy rain (see video). Interestingly, the neighbor has also seen unexpected problems. First, the back-pitch causes water to back up into their garage, so there is a pool of standing water (see video). Secondly, because of the left-right pitch of the drive, the neighbors have to walk up a sharp slope to their side door. They've indicated walking to the door in icy conditions is difficult and someone has already fallen. When I alerted John to the water problems, he was not willing to take responsibility for the source of the problems. He found an alternative explanation for each issue, putting the blame on the owners of both properties. He largely blamed our gutters for presumably failing in heavy rains. I had to literally stand outside in a heavy downpour on the new driveway and call John to describe how our gutters were performing well, even as water was pooling by our foundation. I wanted to suggest he watch a live video feed. It happened to be July 4 and John angrily scolded me for calling him on a holiday. To his credit, he surprisingly drove over after the rain had stopped. He still blamed me for misdiagnosing the issues. It was patronizing. He then suggested a "fix" that would do nothing to address the underlying issue and barely serve as a band-aid. Four individuals have given their expert opinion of the driveway work. See below. Consensus: It needs to be torn out and replaced. So far, John has refused to do this. We've offered to participate in a cost-share, too, but he has failed to respond. No apology to the neighbors or us. No offer to replace the driveway. No interest in helping to pay for a new one, even if we all pool our money. 1. We hired an independent engineer who gave his opinion on the driveway construction and the effects on our property, on our attorney���s recommendation. The engineer recommends the driveway be removed and a new driveway be installed and properly sloped to carry the water out to the street. 2. Two contractors looked at the driveway, Bravo Concrete and JBS. Both came to the same conclusion: The driveway should be taken out and re-poured properly at the contractor���s expense. JBS said everyone has a bad job once in a while and if they are concerned about their reputation, they should fix it. It���s the cost of doing business. 3. A foundation inspector said foundation repairs for our house as a result of the driveway could cost as much as $20,000 if nothing is done to the driveway. He also noted water seeping in from the east side of our foundation, which is a totally new problem. When the inspector was on site, he looked at the driveway and mentioned the driveway made him ���sick.��� In my experience, John and his father fail to take responsibility for problems, behave unprofessionally, and possess limited knowledge and skill.     Terrible. Pete Konzal and lake West remodeling are completely crooked. I wouldn't use this degenerate to pour a glass of water. He stole over $6,000 from me and never paid the concrete company for the concrete used. After 3 months he was only half way done and wanted more money to finish. I cut ties and requested he leave my property. He is a crook!! He never finished the job!! The portion he did do is completely wrong. He placed the concrete incorrectly and pitched everything into my garage. Every time it rains I have over half inch of water in my garage. He is a low life scum bag. He had the concrete truck next to my house on 3 separate occasions and damaged my foundation. He knocked brick off my house with the bucket on his bobcat. He and Lake West remodeling are a bunch of hacks. He wouldn't show up when he said he would. Always a lie. Like I said, I wouldn't use Pete Konzal to pour a glass of water. He is a liar and a cheat. On top off his crappy work the entire contents of my garage sat under a tarp in my backyard for over 3 months!! I bet he is out of business now doing business under another name. He is an embarrassment to the industry. He should be black balled, run out of town!!

    He told me immediately they could not do the job because they would have to hand haul the concrete in wheel barrows and it would be too expensive. It's a small job but it appears they just didn't want to bother. I will take his advice and call a landscape company and have them do it. I was not impressed with his attitude from the start.

    Polished Concrete had previously put in a driveway for me and I was very pleased with the job. When it came time for my patio I did not hesitate to call on them again. Every step in the process was done exceptionally well. The estimate was given in a very timely manor. It was a detailed and clear description of the work and cost. The design process followed. This also was a precise picture of how the patio would look. Very helpful to see this. Next the yard excavation. The crew works with teamwork and efficiency. Great group of workers! The cement is poured and great care is also taken with this process. The finished patio is beautiful. Very pleased again with the job so well done and the excellent crew.

    I had gotten to know Cusatis construction through Angie's list. I had submitted my bid for the above job form the top 3 Angie's list providers after my bad experience from Deangelis Construction ( pl read the review posted here). Mark came in to do the estimate. Very personable and friendly and knew what he was doing. Of the 3 providers he quoted me the best price and used rebar for concrete rather than the wire mesh that was deemed standard. He wasn't a believer in fiber mesh concrete and nor was I, so went with him. Also my front porch had too wrought iron ornate lamps and a stone planters. Mark was the only one who was able to keep the ornate lamps and the planters while tearing out the porch. All the others wanted to just tear it out and pour the new porch. They are so busy that when I got the estimate in June I was given an October start date and they assured me that if it turned out to be too cold, they will not pour the concrete. 1 wk before the job, they had mentioned that if I wanted to check out the stamped concrete patterns, I could drop by their house which I did and was amazed with the different patterns all around their house. On the day of the job, they were prompt, came in at 7:30 am and went all in. Mark and his son Marcus went over the details and confirmed the overall plan. By 5 pm all my old concrete was removed and hauled away and the new forms were all in place. They were very careful in not damaging the front lamps and saving the front planters. It was a pretty big job and to see it tackled so easily and delicately impressed me. The next morning Marcus came in the morning and went over the stamped patterns and their orientation and by 2 pm they were all done with the whole job. Everything was cleaned up and except for the dust and waste water on the grass and plant which is expected, everything was back where it should be. They put in caution tapes out in the front so people wouldn't step on the new concrete. They went the extra mile of removing a pile of lannon stones that I had without any charge. Their work looks really good and hoping to enjoy my new patio and front porch for a long time. In a nutshell, you get what you pay for no despite the price being on the higher spider, the quality is there and so is the professionalism. Of the top 3 Angie's list providers Cusatis was the lowest with using rebar as standard. Also please make sure to ask for contraction/control joints for stamped concrete as they usually are not done standard but will help with the cracking. And Brigitte who handles all this is just awesome. Very personable and good to work with. I am so impressed with Cusatis that I already have another project lined up for them next spring.     NE3 arrived on time, broke up and removed the old concrete on day 1, set the forms on day 2, poured the concrete and did the surface finishing on day 3, removed the forms and cleaned up the site on day 4. Very courteous and professional crew. I had this job quoted in 2013 by another contractor. NE3 quoted the work and did the job for about half the price of the previous quotation. They took care to remove the old concrete and pour the new while treating my lawn as gently as possible. They removed old stone margins to the original walkways and stacked the stone up as I had requested. When they had questions as to exactly how I wanted an aspect of the work handled, they asked. A job like this requires some intrusion into a homeowner's daily activities, but NE3 did the work very unobtrusively.

    Mark and his crew removed the old concrete sidewalk in my back yard leading to my garage. They dug out a space for my new patio and had to re-route a new path for my sidewalk to the garage because the old walk no longer led to the door on my newly built garage. This re-routing was not part of the estimate but Mark had no problem working with me and accommodated me nicely. Mark also gave me his idea's of how to blend in the path of the sidewalk with the patio. Without his advice I don't believe it would have turned out as nice as it did. Mark's crew arrived at approx. 7:30am, they quickly removed my old sidewalk and dug out the area for my patio, new sidewalk and parking slab. After laying out the area and preping...gravel base...re-bar, the sidewalk and patio were poured the same day and stamped also. The parking slab was preped with base gravel and re-bar and poured the next day. I couldn't believe how hard and fast his crew worked. One could tell this crew had worked together and had plenty of experience. The job they did was fantastic and I felt Mark gave me more than I asked for. The crew, when finished cleaned up the area. I could not have been more please with Cusatis Construction Co. I highly recommend them.

    They were very professional and worked with us without pressure. They let us take home samples of the patterns multiple times without aroblem. Work was completed in a timely manner in fall of 2013 but with the sudden coming of snow, they did a quick seal and promised to come back in spring to reseal- which they did. They did a great job of pitching the patio away from the 2 sides of the house. It looks great and I have gotten many complements.
