    Phillips 360 Land & Hardscaping
    Great job provided by Mike and crew.  We have a challenging back yard with extensive Japanese style landscaping and water feature that required navigating in and around plants, shrubs, creek, waterfalls, etc.  Beyond our expectations, highly recommended and would definitely use again.

    Keystone Carpets
     The salesman came and brought out samples of what I had described on the phone.  He was very helpful with ideas and wanted us to get what we would be happy with.  Our appointment was made for 8:30 Oct. 20,2015.  They were right on time.  Did a thorough job of cleaning up everything and finished the job two hours sooner than planned.  Moved heavier furniture back for us too!  We would recommend Keystone Carpets.

    All Seasons Yard Service
    This company was originally run by a gentleman named Patrick, who did a wonderful job and charged a fair price.  Patrick sold the company to Greg the end of last season and rather than changing I decided to give the guy a try. He came out to my house took a look at the yard and gave me a bid of $35 a week if done biweekly or $30 week if done every week.
    The first week he came I had it set up for biweekly because my husband still wanted to mow every other week when he came home on the weekends. The first week the mowing was fine, but he did not do the trimming as agreed, but I let it slide because my husband had done it the weekend before and it was a Wednesday so it wasn't bad.  I called him the Friday after he had mowed and asked him to switch to weekly so my husband would have more time to spend with the family and relax.  When I mentioned his bid, I was given attitude and a lame excuse about additional taxes.  Let me add that I realize our yard is big and if he would have mentioned that he felt he under bid the job I would have been ok with negotiating a fairer price, but instead he was borderline rude and showed up whenever he felt like it. This went on for a total of 5 weeks.
    This last Wednesday when he came he didn't do the trimming, he left grass clippings over half the front yard, and strips that weren't even mowed.  I called and left him a voice mail asking if something had happened to his mower since I had to rake half the front yard and there were long strips.  Now it is 4 days later and He never even bothered to call me back and try to explain or apologize.
    I called today to discontinue service and he didn't ask why just said great then sent me a text message 5 minutes later that said "Thank you for your business, even though I way under bid your lawn, you were still a good customer, thanks again, take care, and may the Lord be with you.
    I understand making mistakes and under bidding a job, but be man enough and professional enough to discuss it instead of passive aggressive.  It is not my job as a customer to ask if you think your pricing is fair.  I would not recommend this guy to anyone. crappy communication and crappy work.

    Junk-N-Dump showed up with their truck and did what they said they would do. Grabbed all my unwanted junk and I didn't have to lift a finger. I was originally quoted 98 dollars over the phone but by the time they go there I had found a lot more stuff for them to haul away. The guys were extremely helpful, polite, and quick. They went out to my back yard to grab stuff and in my garage lifting all kinds of heavy stuff with out complaint. I had a nice popcorn making machine and stand and they said they would donate it to Teens Closet due to it still being in good working condition. Oh and afterwards they swept out my garage! I will definitely recommend them to all my friends and family. Top Notch A+++

    Phillips 360 Land & Hardscaping
    I am an enthusiastic fan of Angie's List, and have enjoyed using it for several years. This unfortunate situation does not alter my attitude. In December 2013 I needed some yard debris cleaned up on rental property that had recently been left to me to me following my Mother's death.  Because of my positive experiencewith Angie's List where I reside, I added Spokane to my membership and found a $99.00 BIG DEAL 4 hour yard cleanup which included a trip to the dump. The owner had excellent reviews.

    Never having purchased an online offer before,  I called Angie's List to inquire how it would work if I needed work beyond the Big Deal Offer and asked if any additional charges could be included with the charge card payment. The woman told me additional charges would be addressed by the business owner.  I wasn't certain how long the offer was running and the woman shared that he had just renewed the offer for another 6 months or possibly one year.  I purchased the Big Deal offer online which directed me to contact the owner and schedule the work.

     I emailed the owner who informed me the $99.00 Big Deal Offer was NO longer available, but he could do it for MORE money, $120.00 plus tax. In a later phone conversation he told me he had contacted Angie's List and canceled the special offer but would now honor it for me because of Angie's List. At that point I felt really sorry for him and offered to pay him the additional money, believing that Angie's List could have made an error and he shouldn't have to sustain the loss because of an error.  He sounded like his business was struggling. I also told him that there would be more work in the Spring for him. I asked him if he could give me an estimate of what the cost overruns might be. My thinking was that the advertised "additional hours of lawn and yard work services can be added for $40/per labor hour" was comparable to our area. That rate would NOT be billed at a PER PERSON rate. The offer does not disclose that EACH employee will be compensated at a rate of $40.00 per hour.

    In his estimate the owner wrote;

     "Hope you had a Merry Christmas! I went to your rental place today. That is a lot of debris and  branches! I want to make sure you get $99 value from what we do, so I think we can take a dump trailer and pick up load and pump it for that price. This is different then all the other Big Deal clean ups, because we did the clean up and then hauled it away what we cleaned up for 4 man hours of work. This is already piled up, so it's difficult to make sure to get you your value!"

    From the above paragraph I was under the impression that because a great deal of the work had already been done for him he was concerned that the BIG DEAL OFFER wasn't really fair to me. He details how it's difficult to make sure I get the VALUE from it as he compares it to other Big Deal clean ups.  He goes on to ESTIMATE that the rest of the job could be around $200 plus the dump costs.

    When the invoice arrived my husband and I were very confused by the billing. There was additional sales tax applied to each of the three trips to the dump (not a legal charge). He double billed for one of the dump trips which was included in the original BIG DEAL OFFER.  After my first inquiry he removed the sales tax, after my second he agreed to remove one of the trips to the dump. I asked for the dump receipts so I could verify the hours he claimed using the Dump Receipt Time Stamps. Initially he sent me two and refused the third saying the receipt belonged to him because it was part of HIS BIG DEAL although I had paid for that Offer through Angie's List.

    The invoice naturally raised a number of RED FLAGS. Were these additional sales tax errors and double charging something he wasn't aware of after claiming to be in business for a number of years? Did he submit the data and review his invoices? Wouldn't it be reasonable to expect that after the sales tax error was raised by a customer that he would have looked over the invoice in case other errors were made and make any necessary adjustments.

    If the contractor has nothing to hide, and claims to cares for his Angie's List customers, why not provide the Time stamped dump receipt as verification to a customer who lives some 350 miles away?

    Several weeks later he changed the reason for not giving me all three receipts in a letter to the Better Business Bureau calling my character into question. In his words he wrote the following to the BBB;

     "Without question, I sent off the two that I was charging her for. After a talk with a tax advisor I found they advise contractors to not give duplicate receipts to customers when the invoice from our company already shows for the customers proof for their tax write off purposes that they were charged. The advisor went on to say "When giving the customer the receipt for two dump charges, we have essentially allowed the customer the opportunity to double the dump charges as a write off on her rentals", because our receipts reflects dump charges and the receipts sent to her shows the same dump charge prices without our company name on them."

    The owner's explanation for $40.00 per person x 2= $80.00 per hour labor charges was detailed. If he had been as explicit in his original estimate as he was when I questioned his charges  I never would have hired him beyond the Big Deal 4 hour offer His explanation, "We, my foreman and I, worked a total of 5.5 hours (11 man hours) total on your clean-up project. Desert Sun Landscaping Spokane Division?s regular rates are $40 per hour per man. This price covers all business costs, including but not limited to, paid labor for each employee to and from the job site and dump site, equipment (chainsaw), dump trailer, truck, fuel, insurance, advertising, etc. This is the rate that we have had for all our customers for the past 3 years including our other Angie?s List customers. In regards to your hour wage numbers of $11.33-$18.16: These numbers reflect an amount paid to an employee, not what a company charges to do services. The Angie?s List ?Big Deal? Special is exactly that a ?Special?. After we pay Angie?s List their portion, pay the employees, pay fuel, we lose money on these deals."

    He wrote to the BBB: "Unfortunately, these are the final words from an e-mail she sent me which states "You HAVE BEEN ripped off!" which shows that there are some customers out there that want something for nothing and will do anything to achieve that goal. I do indeed feel that this is something Karen has practiced in the past and gotten really good at."

    The quote, "You have been ripped off." was taken out of context. It was a part of the legal conclusion given to me by an attorney who had all correspondence and facts in hand. The actions of this contractor speak to his character. He is now claiming to be the victim at the hands of an attorney and a 66 year old retired first grade school teacher.

    I find it interesting that in an effort to give an Angie's List customer a "good deal", his errors on my invoice amounted to additional charges  of $47.11. It concerns me to think that there may be many others who have had or could have a similar experience. To think I actually felt sorry for him and was willing to pay him more.

    Atchley's Hauling Inc
    Josh I called after seeing the Atchley's Hauling truck on Sprague.  I had been wanting to have yard waste removed and needed someone with a truck larger than a pickup.  I spoke with Josh Atchley.  He came to see the material (to be taken away) when he said he would.  He called to confirm his arrival to begin the removal.  He had given the job some thought and out of consideration for the concrete edging or likely damage to overhanging trees, the debris was put on a tarp and hauled to the street.  This took considerably longer than it would have taken had the truck driven to the back field.  The cost estimate was not altered.  There was a concentrated pile of composted material approximately 15 feet square and 4 feet high.  Josh Atchley suggested that the material be spread over the ground rather than hauled away.  This saved several hundred dollars and left the area with richer soil.  Josh and his crew were professional, courteous and pleasant.  The site was left clean and I am looking forward to calling Atchley's again.

    JAS Services Total Lawn Care
    I am extremely satisfied with the job that has been done to this point. I have no reason to believe the remaining work will be anything less than what I've seen so far. All employees are friendly and hard-working. They are a great bunch of guys/gals and fun to work with.

    My entire house has under gone an entire transformation. In addition to all the work JAS Services has performed on the exterior, he has been able to refer me to others capable of doing some of the work I wanted done on the inside of the house.

    Not only am I happy, I have received mutiple comments from the neighbors. As a matter of fact, one of the neighbors has visitors in from out of town and they wanted a "tour" and were impressed with the work that was completed to that point.

    I would highly recommend JAS Services to anyone looking for quality landscaping work.
