    The following is an excerpt of the list that was sent to my husband and I from Laurie Allen, Propery Manager, for Property Management Trust, RE/MAX FOUR SEASONS. The list attempts to explain as to why they kept $800 of our $1000 deposit.
    FILLED IN AND REPAINTED NAIL HOLES ($149)
    REPLACED 4 LIGHT BULBS ( Light bulbs were missing when we moved in, but we never dreamed that we'd be billed $800 if not replacing upon moving out!)
    FIRE ALARM CHIRPING (wasn't chirping when we moved out a month before their final 'walk through'.)
    CLEANED STICKER OFF THERMOSTAT What sticker? Which thermostat?
    WATER LEAKING ON FLOOR FROM REFRIGERATOR DAMAGE, EVEN AFTER REPAIR ATTEMPT
    For which, they say, is our fault because we were not able to let them into the house for a second go at the repair---it was the Christmas season and we were busy in the weeks before Christmas '2013; we suggested to repair man that a new fridge was needed.Corn was found in the drain leading from the freezer, they say. They fail to mention that their repairman did not repair the fridge on the first attempt, he merely took a blow dryer to the drain. He LEFT the corn in the drain leading from the freezer, doing nothing for the 'leaking problem' which led me  to believe we needed a new refrigerator because the repairs were beyond the scope of their amateur 'repairmen'. Please bear in mind that the refrigerator leaked from day one, even after their 'repair'. For this, Laurie charged us $76.09.
    BACK SLIDER DOOR TRACKS DIRTY .($163 for new screen slider on glass door).  The sliding screen door never stayed 'on track' and we promptly took it off and we had to take it off and store it. The repairmen saw and commented on this, but said did and said nothing to the effect that we needed to have it replaced. We would have replaced that door for much cheaper, had we known we were buying a new door for $163...highway robbery. Especially since the old screen door was still functional, or rather, functioned the same as it did when we moved in.
    VACUUMING BACK BEDROOM ($75) We paid Stanley Steamer  to professionally clean this rug, and we left it clean. Anything requiring vacuuming was nothing more than one or two stray dust bunnies from them walking in and out; of this I am sure.
    STICKY FLOOR We scrubbed the floors, and should have been notified that the amonia I used may have left a residue. For $149, I would have/should have a chance to redo.
    GARAGE DOOR We reported that a metal brace was giving out on the garage door, and that my husband had to put a stronger metal brace over the existing garage door repair because it was BUCKLING upon opening the garage door. They knew about this weakness and still billed us $200, for what they believe was our 'share' of replacing the old, defective door. They are CROOKS! We reported the garage door problem!
    CLEAN SWITCH PLATES
    The list goes on, and for every little smudge we missed, they billed us. The woman who initially did our walk through upon moving in, had moved to another company, and so our experience with Olympic Landlord Services RE/MAX FOURSEASONS became a 'he said-she said', from which we had not defense. They never intended to return our $1000 deposit, despite the fact that we took a full month to clean the place after moving out. Rent from Olympic Landlord Services RE/MAX FOURSEASONS at your own risk; they are evil...

Even though we had a difficult time finding a qualified tenant and thought we would have to lower the price of the rent he assured us the home was worth what we were asking and eventually found us a qualified tenant.     Replacing the bad agent cost tens of thousand in lost rents. From 2006- 2008 passed before any attention was paid to filling empty units. As owners, we were distracted by a family emergency and relied on Philips to make sure the property stayed full. As owners, we identified the bad agent and insisted Phillips make filling the empty units a priority. Things may have stayed the same had we not insisted on action.

    We could not get together to schedule a meeting time agreeable for both of us so I did not use them. They are pretty good and have their own repair company. The issue I had with them was that they are so big and manage so many homes I would have felt like a number and I needed someone who would be a little more responsive to my needs. They were not able to be flexible and did not seem to be interested in talking with me about my business. They were very professional.

    I paid them monthly.  They totally neglected my property.  There was a water leak that lasted over the summer.  The house was emptied over the summer and they didn’t tell me that it was emptied.  They didn’t take responsibility for any of this.  There was an active leak when the insurance company came in and it cost me $45000 so far, to refurbish the house.  They were very negligent.  The manager, Tom O’Brien was the one in charge of our property.  I would never tell anyone to hire them, ever.  I was in Virginia and this property is in Washington.  The contract says that they are supposed to return the property the same way it was when I originally hired them and it was totally destroyed when I got it back.  They took absolutely no responsibility for it.  I wrote up a letter talking about everything that has to be done in the house and it still has not been done.  There were black molds growing in the house and the kitchen cabinets still have to be redone.  Before I came out here, Tom sent me an estimate on how much it would cost to fix the problem which was $5000 and that covered mold remediation and everything.  When I came out here, I still had the molds, I had to have the mold guys come out and they had to take the joints under the kitchen floor out because it was so badly rotted.  It was very disgusting.  I could not live in my house for thirty days that is how long it took them to take the mold out before it was safe to live in.

    From the beginning of our lease over a year ago to now we have had nothing but trouble from this property management company. The lousy property manager is absolutely unresponsive to any tenant requests. I called in over a year ago letting them know I had a new dog at the property (allowed as long as you let them know) and they failed to make note or return my numerous phone calls. I had problems with the maintenance workers harassing me because I parked my truck in my driveway but in a way that blocked them from getting their trucks on the driveway as well. They could have asked me to move rather than calling yelling and harassing me. I was in tears and my husband (in Iraq) had to call and tell him to never call me again. I sent a complaint to the property manager and never received a response. This same rude maintenance tech came to my house to replace the dishwasher. He told me it didn't need replacement and called someone to laugh about the dishwasher and tell him "I'll let you know what I find stuck in it!" I was wondering what he expected to find, food perhaps? During this visit he proceeded to take pictures of my home while I was upstairs changing my baby's diaper. I came down and he immediately hid his camera. I was not surprised to have a notice of inspection on my door the next morning. I asked for a different time for the inspection since I would be at work and she brusquely said "no, I will be there tomorrow and I can enter whether you are there or not." This is not legal unless there is an emergency. The property manager came in (at the originally scheduled time) with her shoes on (I don't allow people to walk on the carpets with shoes on) and tracked dirt into the house. She said the damage was not bad (my dog had chewed a couple of cabinet doors when teething) but since they didn't have notice of the pet I had to get rid of him. I asked why it wasn't put on my lease when I called last year. She essentially called me a liar and continued to belittle me. She was extremely rude while she looked through every room of my house. She told me I had to get rid of my family pet and I said I will have to move because I can not get rid of our dog. In October I received a lease renewal and asked the property manager to inquire whether I could get a 6 month extension vs 12 months as we were looking for a home to buy but wouldn't move until my husband came home from Iraq. She never called me back nor asked the owner. I have been living on a month-to-month lease due to her ineptitude and am not liable for any rents that I otherwise would have been liable for due to my early departure. When I mentioned my husband was in Iraq and asked if I could have 2 months, she flatly denied my request and said "sorry, no exceptions." (again, not legal under the SCRA). I would not only never rent from them again, I will never use them as a property manager for any of my properties due to their lack of responsiveness and disrespectful attitude towards tenants (my potential customers).
