    Nothing but positive things to say. Office staff was very responsive. Estimator / project manager Thaddeus was thorough, informed and provided reasonable advise. Work crew was prompt, courteous and worked hard and quickly to complete job in one day. Owner came out to check on work before crew finished. Afterwards, I noted and reported some minor problems which they quickly responded to and corrected.

    We had a very large flood in our basement. After calling around to a few different places, Wu Construction had the soonest availability and had come highly recommended by my realtor. Their Manager, Thomas, was very responsive to my many questions and allayed any fears that I may have. He even sent out more guys to come and finish the job early. With a 25y fully transferable warranty I couldn't go wrong. They came early and jack hammered around the perimeter of the Basement, Wash Room & Garage. Then installed a perf pipe which led out to a dry well in the corner of my property. After that they re-cemented and cleaned up all dirt and were on their way.

    The Zoeller sump pump in our basement had stopped working during a torrential storm,��right before the holidays.�� I had 3 different plumbers/contractors come to provide estimates.����
    ��
    Other plumbing repair companies wanted to redesign the entire system for $1500 or couldn't get us scheduled for 30 days.�� Andy and his crew were very responsive.
    Andy addressed the issue - a broken pump - and did not try to coerce me into more work than was necessary.�� HIs team��quickly installed the sump pump, installed a new check valve, and hauled away the old material.�� The��system works beautifully and much quieter than before.
    We will definitely contact Andy in the future and we highly��recommend him.

    Service was performed professionally and on time.  Payment process was another matter entirely:

    I was provided with an initial proposal for $999.I called to pay the day of the service at the request of the technician, and left a message when I got voicemail.   I never received a reply to that voicemail, nor an invoice in the mail.  I received a call over a month later asking why I had not paid, at which time I requested an invoice. No invoice was mailed to me; instead I received a copy of the original proposal for $999.  I mailed a check for $999 to the address listed on the proposal. That check was never cashed.

    A month later I received a letter indicating that my account was past due.  They claimed they never received my check and the bill had changed to $1095.  This was different on two fronts: the base invoice was different ($999 vs $1000) and the tax owed was included.  It was never mentioned to me that tax was not included at the time of proposal.  Finally, when I offered to send the originally agreed upon amount, they insisted that I send the new, revised, and increased amount. 

    It's not so much the money (the difference was small) but the facts that a) a clear and correct proposal and invoice were never provided, b) that the proposal had an incorrect address on it, c) that they failed to recognize their error in billing or attempt to rectify in any way.

    I would not recommend.

    Look no further!  This is the company you want to hire if you are having any problems with your crawl space or attic.  
    They are thorough, protect your home while working and remove everything after they are done - you can hardly tell they were there.  The complete staff,  from  Thaddeus coming out to give us a 'diagnosis' (totally honest about the current condition and recommendations for what is a priority and what can wait for later according to our budget), as well as Julie and Crystal handling the scheduling of the appointments (very easy to reach and they worked to accommodate our schedules also letting us know of cancelations and offering us the opportunity if convenient ). to the crews ( I wish I could name everyone) coming out to do the work - everyone is friendly and professional.  They are prompt (even a few minutes early always arriving within the time they said they would), they start right away and both major jobs were completed earlier then the ETA I was given.
     
    This company also works with Puget Sound Energy  (PSE) so they can apply any energy rebates that you could be eligible for regarding the work that they complete -- which saved us $500 + Angie's list 10%  discount for a total saved of: $629.03.  They also handle all of the paperwork for the rebates so you don't need to do anything.
    I can't say enough about how easy this company is to deal with and the quality of their work and how efficiently they complete the job.

    Irrigation & Landscape Management Inc
    Called Sean on Saturday 12/1/2012 with a fairly severe ground water leak in the basement (70's vintage split level house) after some serious seasonal rains. Sean came out the same day to evaluate the problem, and discuss the options available (he uses a membrane product).  He gave me a very reasonable price estimate and sent the estimate by email the next day.  He followed up with a phone call on Monday and we agreed to have him do the work starting in 2 weeks. The crew began work ten days later excavating along the house on three sides, placing the waterproofing membrane and new drain pipe.  This house is on a slope so they had to dig down about ten feet on the back portion of the house.There was also a concrete patio in the back that had to be partially removed and a stairwell to go around.  The crew had to contend with the groundwater continuing to flow into the trench during the entire project.  The entire project took five days start to finish.  Sean gave me two options for restoration of the patio, a concreted patch or crushed rock.  I chose the rock as there would be some settling for a while and the patch would look like a patch.  I put a deck over the repaired area the following summer.  They replaced the gate they removed on one side and the fence section and gate removed for access on the other side as best the could as the fence was quite old.  They straightened a fence section where it was bowed from the piles of dirt removed during the excavation.  There is always going to be collateral damage on a digging project this big and Sean offered me a rebate for some of the material I would need to replace.  The drain system seems to be working quite well since the installation and the basement is staying dry.

    Wu Construction
    I first met Victor of Wu Construction in December 2012 to look at short-sale house I bought. The house had obvious signs of water intrusion and there were several foundation wall cracks in the garage. I wanted to make sure the foundation was sound and would be good for the next 7 to 10 years when I'm ready to do major work on it. Wu Construction had a lot of very positive reviews on Angie's, and I wanted Wu's opinion on it. Victor came by to give it a thorough examination, and told me that foundation-wise it was fine and would not need any immediate attention, but he recommended that structurally it should be completely redone for the long-term. Even though his feedback meant no work for him on the house in the near future, he was willing to speak the truth, and from that point on I knew I could trust him.
    In April I listed my Greenlake house for sale and got an offer over list price. The buyer instead of using a licensed inspection person, used a family construction guy to perform the inspection, who told her that my house had major foundation issue and needed $30K to fix. The buyer backed out after I declined to drop price outside of offering $8K credit back. For my own peace of mind, I needed to know whether the house indeed had severe foundation problem, so I asked my agent to contact Wu Construction to examine it - I was vacationing in Quebec at the time. Victor came out and told us that there was no major foundation issue, but the footing, post and beams had to be done/redone, and I was quoted $5100 for the work and guaranteed to pass professional inspection.
    The work started as soon as I got back into town, and finished promptly and nicely, and the basement looks so much nicer than before. The crew did a great job cleaning up the site each time they left for the day, and I so much appreciate Wu Construction's integrity, professionalism, and quality of work. 
    With the house vacant and a 'tainted' back-to-active-on-inspection, we decided to re-rent the house, and will list again a year from now. I will update about inspection then. Thank you Victor and Wu Construction! - May

    Stop Bugging Me Pest Control
    8/2/13: I am updating the previous review (see below) in which I explained the issues I had with the work this company did for me.  When I contacted them to cancel the ongoing rodent control, I briefly explained the concerns I had as detailed below.  The company did respond to those concerns and sent the same worker (Mike) out to do the follow up inspection.  At that time, I explained my concern that a corner of the crawlspace had not been cleaned or the insulation replaced.  Mike did the follow up inspection as originally stated in the estimate and set an appt. to return and clean out and install new insulation in the corner that had been left undone.  This time they arrived on time, completed the work to my satisfaction, and were willing to make every effort to resolve any further concerns I had. Thus I changed the less favorable rating I had originally given them in July.  The "B" rating (instead of "A") reflects the original concerns which they did correct.

    (Original Review): The worker (Mike) who came to do the inspection work was on-time, pleasant and informative. He said he sealed 3 holes and set traps for rats which he would come back and check in 7-10 days.  Since I needed to get the crawl space cleaned out as soon as possible to have a down draft for a new stove hooked up, I called the company the next work day to set up an appointment to have the recommended work done.  They did fit the job in an 5 days later and two workers came to complete the job.  They took about a half day to do the job, informing me that they did not need to wrap a large duct which would reduce the charge.  I glanced in the crawl space and it looked complete.
    However, it was my understanding that since it had only been 5 days since they set the original traps, Mike would return in a few days or the following week to do the original 7-10 day follow up on the traps - to make certain no rats were left in the space (perhaps hiding) or had been able to return since the original inspection and clean-up.  He said the office would call me to set a time to do that.
    Since I had not heard from the office, I called them around the end of the month to set up a time.  I had difficulty setting a time with my schedule - but we agreed they could come on July 12th and they would call me back with a specific time.  When I did not get a return call, I again called them to say that I could no longer be available on that day since I had not heard from them.  We agreed they would come the next day from 4:30-5:30.  I rearranged my schedule to accommodate that time.  No one came and no one called to tell me they would not be there, nor have they called me since to set a new time to come.
    That is one of the issues I have with this company and initially why I gave them a less than satisfactory rating.  However, today I decided to actually go down in the crawl space to look more carefully at the work that had been done and to locate the traps.  I found other reasons to be concerned about the quality of the work.
    I want to be fair in my assessment of the work.   They did clean up the crawl space and install a new vapor barrier - and what appears to be new insulation.  However, I could find no traps in the crawl space (unless they are located where I could not see them).  If there are no traps, that would explain why they did not come to check and retrieve them.  However, I was not told that they left the traps there only the 5 days before they did the clean-up - and that they did not intend to leave any to make certain there was no existing or future rat population.
    I also discovered an area in the crawl space that had not been cleaned out.  I was told by the workers the day of the clean-up that they found a stash of magazines and bags of toilet paper in the crawl space (probably left there from years ago).  I should have asked them if they removed that debris, but neglected to do so.  When I entered the crawl space, I found the debris still stuffed in a corner with rat droppings and a smell of urine (which means they did not attempt to remove the debris or clean the space above around or above it).   I do not want to expect more than the job entailed, but had I known they did not intend to clean that area, I would have removed the debris myself so they could access the area.
    I also agreed to have them come for a reoccurring service every two weeks to "monitor up to 6 bait stations and traps in crawl space" for 6 months.  Mike originally said this would include the yard as well, however, as I read the work agreement carefully, it only lists the crawl space.  I also noted that I must put any cancelation of this in writing to the company or it will continue to automatically renew.  They will also only guarantee the crawl space is rat free as long as I continue the service.  Although I thought this service would begin right after the clean-up when I talked to the office trying to set up a follow up appointment, she told me that would not start until August.
    Primarily because of the lack of response to my concern for follow up, I intend to cancel the reoccurring service.  I doubt they would  respond to any concerns and I am not certain they would even show up as promised.  It does seem that once they received payment for the work, they are no longer responsive.  They do ask for a credit card to keep on file so that they can charge you as soon as they complete the work (plus an initial 25% deposit charge to your credit card when the appointment is made).
    To be fair, I have not called the company since they did not show up for the follow up appointment.  At this point, I am resigned to cutting my losses by canceling the reoccurring service.  I have gone into great detail to let the reader decide if the company did the work adequately or not.

    No more bites (probably mites from the rats) in the middle of the night in my bed!
    This company was proactive but conservative with me.  They ruled out bed bugs first, with Piper, a dog trained to discover bed bugs, which I did not have.  $200.00  
    Since I will still being bitten, I had them come out to spray inside and out of my home and inspect the attic (clear of infestation) and the crawl space which was a mess.  $200.00
