    Zenith Properties NW, LLC
    We hired Zenith to manage our house in Battle Ground. We were charged an additional 2% fee per month because we were 16 miles from their office. We live on the east coast and had to trust that Zenith was doing it���s job. When we traveled to WA to check on our property, we found that Zenith had not been caring for our property in the manner they agreed to. The property was trashed! The tenants built a fence that was concreted into the ground, they tore out our rose bushes, broke into the owners space above the garage which we paid Zenith to secure and had 2 large dogs on the property. One dog was a Mastiff, there was a 15 lb. weight limit in our contract but Zenith allowed a dog over 100 lbs. to live in our house. Then, when the tenants moved out and we placed the property for sale through Zenith, they did not check on the house after other realtors showed it. Someone left a faucet on and we received a $600 water bill. Zenith, rather than taking responsibility for their negligence in checking on the property, not only took the $600 out of our owners account, they charged us an additional $100 for their ���maintenance��� people to verify that there was no leak. The water bill was due to negligence, not a leak. Do not trust your property to this business. They are not trustworthy.

    properly.   I was going to take it apart again, but was driving by icare so
    stopped in and they were going to do it for free, but I gave them $15.00
    for there efforts.  Try getting that service from Verizon!

    Iron Gate Storage

    We called and rented a storage unit.  The person on the phone assured us that the storage unit was available and on hold for us. 

    We live an hour away, but are moving that direction so decided to rent something closer to new house.  They were also the only storage unit that had larger unit available.  When we arrived we filled out paperwork and paid for one month, informing them that we would only need unit for the one month.  We arrived with a trailer and two vehicles full of stuff to unload.  We got down to the new unit to find out from office worker that previous tenant had not moved out.  They offered us a unit at another facility that was opposite direction form where we needed to be, and much more inconvient for us.  I asked if they could let us keep stuff in smaller unit for time being.  The unit was supposed to be available later that day, but we could not wait for hours. We unloaded everything we had into smaller unit.  Office stated that they would give us 25% off for all the inconvenience and we would get call next day

    from manager.  Person from iron gate called next day stating our larger unit was ready.  When I asked about 25% off she became very rude and stated that the 25% would come off next months rent.  I explained that we only rented unit for one

    month.  She told me that there was nothing she could do and could not credit our account back.  Due to their mistakes, causing our great inconvenience, I asked there is nothing you can do?  She told me rudely, No.  We showed up the next day, after another hour drive that we were not planning on, to move our belongings into other unit.  When I showed the office staff a copy of our renters insurance, which is what my insurance agent assumed me covered our belongings, the office lady was rude and told me it was not correct.  When I told her what my agent said, which I trust since they deal in insurance everyday, her response was "well it

    doesn't say it on here". I was then told to not worry about since we would be out at end of month.  When we opened up the larger unit it was filthy.  There was shredded paper everywhere, cigarette buds, and oil on floor in multiple places.  We then had to clean the unit before putting our items in.  I am sure they would try to bill us if we left it that way when we move out.  Wish we never would have rented unit here and stayed with one we had closer to house we currently live in.

    Update as of June 17, 2015.  General Manager for Iron Gate Storage called and was very apologetic for the way we had been treated.  He stated that the office employees were wrong in how the situation was handled and would not be working there anymore after August.  He rectified the situation to the best of his ability.  We felt comfortable that he understood the lack of customer service that his company, at this location, had provided and would see to changing it.  We would rent from Iron Gate Storage in the future.

    This company is shady and completely unprofessional.  I caution any HOA considering hiring them.  They are extremely heavy handed and unfair to the members.  They have treated the homeowners in this neighborhood like they live in an apartment building.  If I am ever on the board I will do everything in my power to discontinue the contract with this company.  Most recently Invest West sent out a very deceitful letter tricking the HOA members into voting to raise the assessments by a factor of 12.

    I have been a tenant in one of their rentals for several years.  The home has never been in good repair but, the promises are endless.  They charge a rental rate that seems high for the market but, they promise the best properties.  This home required many repairs, when I moved in I was informaed that the house needed re-roofing and that would start "right away".  Several months later the work began. It was discovered that several pieces of the sub roofing were rotten. They argued with the contractor about the costs and left it open in December. They refused to replace the soaked insulation and used the cheapest shingles to cut costs. 

    Then i noticed the siding falling off in chunks. I was promised that in spring they would reside.  Next fall they started siding but, only 2 sides that were worst.  Claiming that they did not need to do the others, however the contractors that got the bid said they would not warrantee only 2 sides as the rotten other two sides were obvious. So they began on all 4 and again rotten moiswture barrier and plywood exterior boards were rotten and insulation soaked. Again Ross Pacific refused to pay for the plywood or insulation or rotten studs inside the wall as "unnecessary add ons.  More promises went on almost through December when the contractor fixed it right so he could finish the siding in the rain and snow he ate those costs.  During the process Ross Pacific kept demanding I keep the lawn mowed.  I got several holes in my mower deck and one in the mower's tire from the nails in the grass, the falling siding broke some of my lawn furniture and the place is still not painted! They offered no assistence for my damaged property and dismissed the contractor threatneing never to hire them again.  They have done nothing to compensate me for the damages.

    This spring there was police reported and verified as a crime (not by me or anyone that I know of) causing damages to the building door.  Ross Pacific demanded that I (the tenant) pay for the damages due to their contract clauses. My insurance refused to pay as the Landlord Tenant Act says it is the owner's responsibility and the clause is uninforceable.  The law says they are to repair the door in 5 days or less.  It has been over 75 days and it still not repaired.  But, Ross Pacific sent me a notice that they are raising my rent to "Market Rate now Market in this county". This house has not been in Market Rate Condition during any period over the years I have rented from Ross Pacific. 

    I have also been told not to expect my deposit back!  Early on the promise was that after the repairs to the roof, I would have a lovely place to live and they would hold the rent unchanged for quite some time and now after years of "Market Rate Rent" under constant construction and always on time and always in full payments. I get my rent raised because I'm a crime victum and I kept asking when they were going to complete their work.  So should I sue them?  Lawyers say I should!  Is that whom you were looking for as either a Property Management Company or someone to rent from?

    We returned a Penske one-way truck to this facility.  What a mistake.  I haven't encountered this kind of customer service in a very long time.  If I was the owner of Iron Gate Storage, this person would be fired for speaking to us as she did that day without any provocation from us.
    Upon entering the facility it is unclear where to park Penske return trucks.  We parked to the side of the entrance on the driveway out of the way of other traffic. 
    We went in to the office to return the truck and waited for "Laila" to finish her conversation with another individual.  When it was our turn to be helped we advised we were returning a Penske truck.  She paused and said OH...long drawn out "O" like Penske users were low on her priority list of things to do. 
    She advised that she was NOT a penske employee and had to log into a different computer.  Then she said where is the truck?  I showed her out the window where the truck was parked, and she stomped out of the office.  While I followed her to the truck she started yelling over her should WELL WHY IS IT PARKED THERE?  What is there something wrong with it?  I said no the truck was just fine.  She checked the gas tank then jumped in the truck and proceed to drive it through the grass to park it.  I suppose that's where they might park them regularly, but we were certainly  NOT going to drive through this property's grass to park. 
    She got out of the truck and stomped back into the office.  When she got logged into the Penske computer she advised there was a 0 balance.  We asked about an early return refund. She indicated that Penske doesn't refund.  She immediately called someone (we have no idea who) and started talking on our behalf saying we wouldn't be signing anything and needed to know who we should speak to about the refund.  When she got off the phone she said "don't call the main 800 number" they don't know anything and out of the blue she states "I've been doing this for 7 years" just blurted this out and we had no idea what she was talking about then she advised we should call the people where we rented out the truck.  At this point we just wanted to get out of there because she was so angry and rude to us for no reason.
    This particular indvidual just seemed to take issue with us simply because we were returning a Penske truck.  Her attitude and lack of people skills clearly puts Iron Gate Storage in a bad light and in my book a place to AVOID at all costs.  She was awful to work with, and clearly inconvenienced by our presence.

    We used this company to lease our property.  When they took it over as the leasing property managers, they seemed to find alleged repairs that were needed. When they were done the repairs were also done very poorly if at all. They appeared to have owned the repair companies but also they charged 10-15% higher than any other company for services.  They are a rather large outfit.  I WOULD NEVER RECOMMEND THEM  AGAIN.

    Affordable TV Repairs
    After waiting for over a week for a different service company, I called Affordable on Saturday.  I was told they would be out Monday morning before 11:00AM.  Affordable call about 10:00 to ask if they could arrive a half an hour early.  I said sure.  Lucien arrived early and went right to work.  it took about an hour to complete the work.  Asked if I had any questions and was on his way.   Things have worked perfectly ever since.  Great business.

    The grandfather clock that was supposedly repaired worked for about 3 days then quite. The owner/technician had written on the receipt for $600 service that there would be a 1 yr warranty. When I called him to request that he repair the clock again he would not return 3 calls within 2 weeks. When I called him from another phone number I spoke with him and he agreed to come out to repair the clock again. He did not show for that appointment and does not return my calls. Do not use this person

    These people were the most wonderful people to deal with. They made it very easy to deal with a tough situation. All we had to do was fill out a little paperwork that they were kind enough to fax to us, fax it back and give them a credit card number over the phone and they took care of the rest. I can't say enough of how wonderful they were and how easy they made it for us. I can't thank they enough.
