    A colleague recommended Marshall to us. He is by far the best real estate agent we have been in contact with. He responded to our emails and texts promptly and always kept us in the loop. He is a great communicator. He works hard to establish a relationship with his clients and understand their needs/wants in the house buying process. We had a deadline on when we needed to buy a house by, and Marshall made it happen. He went out of his way to make sure we were happy and made buying as stress-free as possible.     Tia is excellent! She was very patient and helpful.     Erin is a consummate professional and very good at her job.  I contacted her based on good reviews on Angie's list and it served me well.  She was very easy to work with, thorough in her approach, and did not put any pressure on me as the seller.  She was always prompt in responding to my questions and on time when we needed to meet and I appreciate her respect for my time.

    She provided a lot of helpful advice on what to do and not to do in terms of updating the 1965 home to ready it for sale.  She linked me up with a painter who did a wonderful job painting the house.  She thoroughly researched the market of comparable properties sold or being sold in the area and provided details to help my decisions on selling price and strategy for listing.

    Once the house was listed, she kept me up to date with weekly emails summarizing views and responses from other realtors who had seen the house.  She explained the process every step of the way and gave me a real sense of confidence of her abilities and style.

    Best of all, she closed the deal this week.  I recommend her to anyone needing a realtor in the Virginia peninsula area. Thanks Erin for making it happen.

    Liz Moore and Associates

    SELLERS BEWARE!!!  We had very high expectations and hopes based on the Liz Moore website and initial interview with our agent, but came away disappointed and unsatisfied from selling our home, I believe our net proceeds were not maximized.  Instead of reducing our stress, our agent created more stress.  I would not use Liz Moore again for my real estate needs, nor do I recommend anyone use them.

    Our agent, Brenda Carter was more interested in making the sale happen, then making sure we were satisfied customers.  Maybe we should have been more forceful in demanding the appraisal, home inspection, and staging consultant appointment that the Liz Moore website states will sell your home faster and at higher net proceeds, than having her talk us out of those, stating they were not necessary, our home would sell. 

    Brenda had one agent home tour (that we were aware of) and feedback from our numerous showings, all said, the home was priced well, even some stating why has it not sold, but still, we were convinced to reduce the price by $10K to demonstrate we were serious sellers.  At the same time, she failed to inform us that most buyers were asking for substantial closing cost assistance, saying everything was negotiable.  Had we had an appraisal, we would have known a good price and could stand firm on that price. The staging appointment may have sold the house sooner. 

    Since the house was not selling after numerous showings and 45 days into the listing, we paid $150 for a staging appointment.  At this point we were very frustrated as Brenda could not tell us why we did not have a single offer after numerous showings, including some second showing, even though the home was priced well.

    When it came time to negotiate, Brenda was more concerned with getting the deal done, then figuring out what we really wanted and maximizing our proceeds.  We asked her for neighborhood and area comparables,we received general trends for the Williamsburg market, so not backing us up.  This is where the appraisal would have helped determine the best price of the house.  She let the offer through that did not have even half of the earnest money required by the listing she wrote, we had to call her on this.  At this point we felt as though we did not have an advocate, as she was trying to get the sale, not concerned for our bottom line or satisfaction.

    Brenda crossed the line numerous times during our listing with her, most only coming out during the offer and after.  Having already moved from the area, we came home to an unlocked patio door, was that way for several days, she was the last person in the house.  It wasn?t until an offer was made on our house, did we know about a second agent tour that occurred, with no feedback to us.  Had several showing that we were not told about until after they occurred, expected at least a text prior to the showing considering 75% of our household goods were still in the house.  As we were moving, she authorized a showing a few days prior to the date she told us, catching us back at home, moving more of our household goods.  We even had a showing the day of the buyer?s home inspection, the only reason we found out, was weeks later when the agent?s card was on our table when we returned home, had to call and ask Brenda why the card was on the table.  She had talked with us several times that day, but never bothered to inform us of the showing.  She turned on and tested our irrigation system for the buyers without our consent and did not think to ask us or have it returned to the original winterized state upon completion of the test.  Besides those examples, many occasions we had to ask for the showing feedback or never received the communication she promised.  She texted us that she would let us know when the deed was recorded for the sale, no text and no follow through.

    If you elect to use Liz Moore for the selling of your home, ensure you utilize the home inspection, appraisal, and staging appointment from the website and don?t let your agent talk you out of it.

    Marshall was available any hour of the day to give status updates, find out our needs and basically anything that was needed to get the deal closed. 
    Marshall was our buying agent here in Williamsburg and as we dealt with a no so great selling agent, Marshall willingly picked up the slack and did her work to get the deal done.  This guy totally went above and beyond his job description to things done.  I know he has sacrificed his own personal time to help us facilitate in closing on our house.  
    Marshall knows his market and can almost anticipate your wants and your preferred area.  I liked that he told the truth, he didn't sugar coat an area to  just "sell" you a house.  He actually listens and from that he can truly find you your dream house.
