  • Throughout all of our challenges in traveling and moving overseas while changing our property management, their assistance has been incredibly helpful. Very responsive to all of our needs in the transfer process and beyond. Monica, Becky and Tom have been fantastic.

  • This company refused to provide us with receipts or invoices (or even the names of the companies they hired) for repair work done on our house. We asked for this repeatedly and they refused saying we were not entitled to it. I simply asked for receipts and invoices. They claim to have provided access to an online portal which has "documentation," but this was literally a one line on a statement that says something like "bathroom/toilet repair $387," for example. See photo. We asked not to renew our contract so they terminated it one month early. After our first set of tenants moved out, they took photos of the property but did not note several damaged items that the second set of tenants noted upon move in. There were no inspection reports at move in or move out -ask them how they handle that. They take photos. That's it. I asked whether the previous tenants had cleaned the carpets (they had three pets) and the gutters - both of which were explicitly required as per the lease. TMK didn't even check to see if this was done until I brought it to their attention. After our second tenants moved in, they asked us to take care of repairs that should have been noted. For example, the first tenant had taken apart the screen door (removed the hinge) and not put it back together so second tenants asked about this. TMK refused to give the first tenants (as well as us) an accounting of their security deposit - telling our first tenant to contact his lawyer if he wanted it. To top it all, they sent me multiple emails threatening to sue me because they thought I had posted some bad review of them online (which I had not done). Hire at your own risk.

  • Tino and his staff walked us the whole way through preparing, listing, and renting our home. Accustomed to serving out-of-state owners, communication was excellent through timely notifications, secure message features on the website, and detailed statements that served both owner and renter. Staffers were especially helpful in dispatching contractors to identify and resolve items that inevitably arose. We felt our home was in good hands, appreciated engaging with several members of the team, and would definitely enlist them again if the need existed.

  • I have nothing but good things to say about Peabody Residential. I had them manage my condo in Vienna and they were first rate from top to bottom. They found a tenant for my property quickly, my rent was transferred to my account on the 6th of the month like clockwork. And the one time I did have a water heater related emergency they quickly found someone to do the repairs and that was handled promptly as well. A special mention must be made about their web based interface. I'm a bit of a Luddite and their system was incredibly easy to use. And when it came time to sell my property Peabody residential was a joy to work with. My condo was only on the market for a couple of weeks, and the sale was final a couple of weeks after. And the money was in my account immediately after, I would recommend Peabody to any body who needs to manage or sell a property.

  • Poor service and poor ethics. We retained McGrath to handle rental or sale of our home when we were preparing to leave the country.  We lost confidence in their service because, among other things: -McGrath initially posted a picture of the wrong house--a much more expensive house than ours--on various internet services, resulting in several irate real estate agents accusing us of having induced them to bring their clients to the house under false pretenses;-When we complained about the inaccurate picture and the angry response we were getting from agents, the McGrath listing agent, Tommy Chambers, was completely non-chalant about it, and despite our expressed concerns, took more than a week to correct it;-McGrath took more than two weeks days from the signing of the rental agreement and more than a week from our agreement to sell even to get "for rent" and "for sale" signs posted in front of our house, despite multiple requests from us;-When we expressed concern to Mr. Chambers about the length of time it took to get the signs up, he blamed someone else whom McGrath apparently retained to put the signs up, rather than simply taking responsiblity for the problem; -Although we stressed to Mr. Chambers multiple times our need to get feedback from potential buyers who came through the house, and he agreed to do so, he later told us that he was only checking once a week to see if buyers had come through, and told us he disgreed with us and did not think feedback was important.  -When we called Mr. Chambers to tell him that we had decided we did not want to work with McGrath further and would seek a different agent, he became irate and said, by phone and in an email, that he would not withdraw in less than the 90 days stipulated in the listing agreement unless we agreed to pay him $500. He knew when he made this demand that we were leaving for Europe almost immediately, and could not get into a fight that would delay listing of our house with another agent. As we said, poor service and poor ethics.

  • I spoke to them and found them very professional and responsive. I decided not to seek professional property management services for the area they were in, so I did not employ them but if I was going to seek property management in Arizona, I would seriously consider them. My impression of the company was very favorable. I think their price was an average price for that type of service; it seemed like the going price. They knew the market and knew what had to be done to maintain the property; they just came across as being professionals in the field.

  • 202 Properties is a full-service property management company.  They collect rent from the tenants, deposit funds into my account, maintain an escrow balance for repairs, hold the security deposit for tenants in an interest bearing account, handle and oversee repair work, list my property for rent, issue 1099, and more.  Most importantly they offer me peace of mind so I can go about my everyday life.  
    I discovered 202 Properties through Globe Bath & Kitchen Remodeling.  I hired Globe to remodel my kitchen few years ago.  I was very pleased with the work they did.  Naturally when I was in the market for a property management company I called Globe first.  I was thrilled to learn that Globe had developed a fully operational property management division, 202 Properties.  
     Eric and his team do excellent job overseeing all duties and tasks related to my property. They marketed my townhouse in Vienna and quickly got it rented.  Before signing off on the lease, they presented detailed credit reports for each person signing the lease.  I select a tenant that has excellent credit scores and so far tenant has not miss a rent payment.  I was told that if needed 202 Properties can assist processed require paperwork for the Basic Business License with the district properties.
     After what they were able to do with my kitchen (knocking out a wall, moving plumbing and electric, running duct work, and gas lines) I am confident Globe can handle any repairs that come their way.  I?m also happy to report I don?t see the added mark-up on routine repair work since Globe has an in-house crew to handle most repair work.  I know this is not often the case at other property management companies who sub-contract work out, which results in me paying a mark-up. 
    Adem and his team are very responsive to me.  They are doing a great job maintaining my property and treat my property as though it were their own. I highly recommend 202 Properties.

  • When we first hired Extra You, we were introduced to Donna, their employee who would bear the primary responsibility for managing our property.  After each weekly visit, she would send us an email reporting on what she found and the status of the home.  It was comforting to have a named point of contact to communicate with.
    The first time that we hired Extra You, we were nervous about turning over our property to strangers.  We were pleased with the results and, during the subsequent times that we needed Extra You to monitor our property, we had no qualms about leaving it in their hands.
    Extra You has been diligent in making sure that our property was problem-free.  In one instance, they noticed that the sewer ejector pump was overheating; they notified us and, with our authorization, contacted our plumber to have the pump replaced.
