    American Home Shield Home Warranty
When you have a problem with one of your covered services you contact American Home Shield either by phone or their website.  You let them know what the problem is.   A service provider will contact you within 24 hours to set up an appointment.    I've found most of the time the contractor will contact you the same day and service call is usually set up for the next day.   I have never been disappointed with a contractor sent by American Home Shield.    They are all courteous and the jobs performed to my satisfaction.  Depending on the problem and the item being fixed they will either repair or replace at their discretion.   I've had a faucet replaced and another faucet fixed when it was just a cartridge problem.   When my microwave oven stopped working it was determined it could not be fixed and they would replace.   The oven they selected for replacement was a very nice top of the line microwave.   They will tell you what appliance they are going to supply.  After reviewing the specifications for the microwave I decided it was a little bigger for the space I had.   I selected another oven, a Samsung, and it was approved and installed with no problems.   I have never had any problems with American home shield and I know I can always get a licensed and insured provider.   I would definitely recommend them.

    American Home Shield Home Warranty
They were responsive and got the company to come out TWICE in a reasonable timely manner.  The company on paper documented a broken part central to my HVAC system.  Oddly, American Home Shield (AHS) contacted me and flat out told me they would not cover this part (the fan). So im not sure what the value of insurance is if they dont cover documented broke parts essential to a heating system. I would specifically like to highlight the most abrasive customer service representative EVER - this goes to Ms. CRYSTAM at AHS.  She started the call in a confrontational manner and things only got worse.   She barks out mandates but doesn't want to listen to the customer.  When the customer gets a rare moment to interject a thought...Ms. CRYSTAM intentionally creates an uncomfortable very long pause then states "Are you finished?" in a condescending manner.   I would hope that AHS managers listen to her contact with customers - I'm certain they'd be appalled.

    American Home Shield Home Warranty
Usually they have been pretty good, but it is taking them a long time to get the last thing done.  They are a home warranty company and they come out whenever I have a home-related problem, such as plumbing or electrical. Using this company is less costly than getting someone to come out because I am saving on paying for a service call and then parts and labor on top of that. They do have a limit on what they pay on certain things so if I go over that limit I have to pay for it.

    Old Republic Home Protection
We received the policy from our realtor when we bought the home.  We had about 5 different repairs done in the first year, ranging from a washing machine and hot water heater to various mid-tier plumbing and electrical issues.  With the exception of the first two, Old Republic used cut-rate contractors.  We had to have repeated visits to get the work finished properly.  They were seldom available within even 48 hours.  Despite this mediocre experiences with our plan the first year, we tried to give Old Republic another chance.   Now we have a dishwasher that is not draining.  We tried to request service online and received a notice that our plan was no longer eligible to request service online.  I called the service request line and was immediately placed into a voice mail.  I have not received a call back.  We will be going with another warranty company.

    C&P Plumbing Inc
The have replaced plumbing under 2 bathroom sinks and replaced a faucet in my kitchen. |The faucet wasn't covered by insurance, but they got me a great price on installing that. They were punctual, clean, and did great work.

    2-10 Home Buyers Warranty
This is the third time I have used them in past 3 months. 1st. My septic pump broke, 2nd time my refrigerator was leaking and third time my Heat Furnace was making strange sound.  They sent some one to fix it except for Septic, where I had to get some one of my own. They did what the contract said they were going to do.
For example:  Contract mentioned that max they will pay would be $500 for the septic pump type of issues and they wrote me the cheque for $500, even though  It cost me about $1500 to get it fixed,
For the other 2 issues all I had to pay was my deductible and they took care of the rest.  So far so good, after reading all the other experiencing with other users, it makes me wonder.
Btw, Before you get the contract, always read the contract for what they are covering, rather than finding out later that it was not covered.

    Colonial Home Warranty
I bought a policy for my house and for my condo a year ago. I bought a 3 year policy for my condo and a one year policy on my house. In the past I've used insurance companies for this same purpose and never had an issue. The one I usually use, came in 20.00 more expensive so I went with this one this year...huge mistake.
I had never submitted a claim until a month ago when the A/C unit in my condo died. When I called on a Friday night (when my tenant alerted me that the machine was making a loud squealing sound and could not be used), I called Colonial and reached an after hours line (5pm) and was told that it would take 24-48 hours to get my ticket into the system but it might be Monday. I ended up calling back on Saturday hoping to speak to someone about the issue and was elevated to a manager who gave me the name of the company that I would be assigned to. I was told that I could contact the contractor before Monday and go ahead and set-up an appointment is one was available. I quickly got off the phone and called the contractor to find that he was booked for 2 weeks solid. I called back the company and was told I had to wait until Monday to get another company assigned. Monday came and I called back and got another company name. I called the second company and they told me they no longer worked on A/C units for this company anymore and were not sure why I was instructed to call them. I called Colonial back and they pretty much called me a liar and said that was not the case. I asked to be re-assigned once again to another contractor and was assured that it would not be one of the two I had already been assigned because "we have so many in our system." The next day I called back and was told that I was re-assigned to the first contractor (the one that was busy for 2 weeks). With an elderly tenant, I can't tell her to wait 2 weeks just for the issue to be diagnosed, forget about the time that it would take to fix the issue. I went ahead and asked what would happen if I found my own contractor and had the issue diagnosed and repaired. They told me that I would have to pay for the diagnosis out of pocket (whatever that would cost and would not be reimbursable) but that I could send the invoice of the diagnosis to them and they would approve the work provided it was part of my plan. So, with that I called my own technician I found on the internet in my area and paid a 99.00 diagnosis fee. It was the condenser, which was part of my coverage. I sent the 600.00 invoice to the insurance company and waited for them to provide an approval. When one didn't come for 2 days, I called them. I was told that they only felt this kind of work should cost 150-200.00 and that's all that would be covered and not the full 600. If I wanted, I could wait an additional 2 weeks until their contractor was available (at my 75.00 additional cost) to run his own diagnosis (even though I already had one) and then fix what they felt appropriate. I was told that part of the reason they were rejecting this claim is because a generic part wasn't used as part of the install. My contractor told me that if a generic part was used it would "work for a little while" but in the end, in about 6 months I'd be sitting in the same place I am now and I might as well spend the extra bit and get the correct part. The insurance company wouldn't hear of it and continued to suggest that I wait the 2 weeks to have their contractor come out, again, at an additional cost for diagnosis. Nope, not a solution for me. I went ahead and had the issue fixed at my 600.00 price tag and had a happy tenant. After that I went back and tried to claim at least some part of the 600.00 (they had said they would pay 150-200 at least of the 700), remember I paid 100 just for the diagnosis? I also informed them that I wanted to cancel this insurance as it was a joke, there was no customer service, no one ever "helped" with my claim, every time I asked to speak to a manager I was told, "I am the manager," and that person didn't have the best attitude. I was told that it was fine, I could cancel my insurance but if I submitted this claim it would be DEDUCTED from the total amount that I was getting reimbursed (forget that I had already paid 1 year for my house and never submitted a claim and a year on my condo and they wanted to deduct from the TOTAL AMOUNT because I had a 3 year policy on the condo and a one year on the house. Oh, did I also mention that I had to pay a 50.00 cancellation fee?? Are you kidding me, for lack available contractors, a lack of customer service, and the lack of willingness to pay, now I have to pay a cancellation fee of 50.00. These people are con-artists that are out to take your money. I promised I'd post about them on Angie's List and send a strongly worded letter to the Better Business Bureau about them. They didn't much seem to care, if that's who you want to insure your house, go for it. But I'm never giving them another cent and I hope you don't either.

    HMS Home Warranty
We made a claim on 10/26 just before Hurricane Sandy hit the east coast.  The assigned repairman was delayed a couple of days initially due to the hurricane.  However, after coming out and diagnosing the problem they failed to come back.  It took three interactions with HMS to get a new repairman assigned.  But, each time they were professional and helpful.  The first time they called the repair company and that got the company to call us back.  The second time, they called the repair company and they came out again but did not fix the dryer.  The third time they assigned a new tech who came out and had the repair made within a week.
It wasn't the best experience, but it was a fair result.  HMS was always helpful and professional and available.

    American Home Shield Home Warranty
We have a tub spout that has a shower diverter.  It was broken, and we requested to have a plumber come out and replace the item. The plumber arrived with the wrong parts. It's not so much the plumber's fault, as much as scheduling the replacement, and working with American Home Shield has been. They haven't been flawless. I think they are a very large company, and I think there is room for improvement in their scheduling and follow up.  I haven't heard back from the plumber in a couple of weeks.  American Home Shield is not horrible, but they are not great.  I would use them in the future.

They are very good. They are prompt and already fixed a problem for us since I bought the warranty. They seemed to give us the best coverage. They were courteous and it was easy to place a work order online.
