    The whole process went extremely well. We found Rick Phillips of Appraisals Guaranteed through Angie's List, attracted by his "All A" ratings from previous customers. We can say without hesitation that from beginning to end, Mr. Phillips' services lived up to that sterling rating. The home appraisal was easy to schedule by telephone, within a week. Mr. Phillips arrived on time; asked very good and detailed questions that would not have occurred to us; and photographed the property from all angles and directions. When Mr. Phillips delivered the appraisal report on a timely basis, it was the most detailed, carefully researched appraisal product that either of us had ever seen. The comparable properties in North Arlington were extensively researched, beyond our expectations. The insights on the property itself and the state of the market in our specific neighborhood were very useful. The bottom line appraised value of the property was fair and reasonable, well within the range we had expected. Throughout the process Rick Phillips was personable, easy to reach by phone or e-mail and transparent. His fee was more than reasonable for the product we received.     DO NOT hire this company for your appraisal. I made an appointment with Maz Surmaty to have my property inspected last Wednesday, and he indicated he would either be here Friday afternoon or Saturday afternoon, and would let me know which by Friday morning. No word until 3:45 on Saturday, asking if I would make myself available tomorrow at 1pm--no mention of the fact that he missed 2 appointments. Since he didn't even have the courtesy of letting me know he wouldn't show up or explaining the fact that he forgot me, I have no faith in this appraiser. I cannot imagine what a lousy appraisal this company must provide if they cannot even manage to show up or even cancel scheduled appointments. When you need an appraisal of your home, it is often time-sensitive. Avoid this appraiser at all costs unless you want a company that will book an appointment and then not honor it. Now I have to wait until Monday business hours to find a real appraiser.

    Can not say enough good things for Ann Garagusi and Fernwood. Came in, promoted the estate sale and in the space of 5 days, sold furniture, furnishings and household items, found donations for non-salables, managed a last minute HVAC service issue and completely cleared out the remainder of the house in time prior to closing, and all while we were 1,000 miles away in our new home. Don't know how we could have completed the sale so completely and efficiently without Fernwood.

    At first Mr. Hernandez was very interested and attentive. However, when he made his visit to appraise and measure square footage, we questioned his calculation as being underestimated vis-a-vis the two bathroom square footage calculations, after which he promptly left the room and entered a bathroom, re-emerging only 30 seconds later with a much higher total square footage number which we also questioned as to its accuracy. Mr. Hernandez said that he would leave and get back to us via email with his appraisal report which he did, but which report we found lacking in that, for one example, he totally missed a valuable comp of a condo unit within our 5 condo buildings and which unit is several hundred square feet smaller than our unit and of a different design and which unit did not contain the numerous upgrades we had in our unit. That "missed" comp had sold for $430,000 on May 30, 2019. He valued our unit at only $420,000. He then agreed to reevaluate the appraisal report and came up with a value for our unit of only $429,000, still lower than the previously missed comp. We then asked for a face-to-face meeting but after coming to no suitable agreement on time and place (he told us only then that he didn't work after 4 PM) all the while trying to solicit our business as our realtor in the future, but concealing the fact that the real estate he handles is not normal home realty but rather bankruptcies and divorce sales, we suggested he submit to us a re-do of the appraisal report within one week via email. He then promised to re-do the appraisal report and to send it to our email address which he had (for which we included a one-page listing of all of the upgrades and features which distinguish our unit from other units ) and he agreed to do so and to include the calculations as to exactly how he extrapolates data to come up with the market value for our unit of only $429,000. After 2 1/2 weeks we still had received nothing from him -- no reply email. We then contacted him by email, text and finally by phone late the week of January 20, 2019 at which time he said he sent the report to our email and which email address we then verified with him via an additional text message but to which to date he still has not responded. He appears to have chosen to "ghost" us after accepting our check on the day of his appraisal inspection and having cashed it immediately and also after deciding not to follow-up up with us as he promised. We have no credible appraisal report therefor. We would not hire this person for real estate appraisal nor for realtor services.

    Mike Walsh was very polite and professional.   I live in the Washington DC area I needed my mom's house appraised in Chicago.  Because I knew no one, I resorted to "cold calling."  A Google search led me to Citywide Services.  I was very pleased with how responsive Mike was.  He was so nice, I used his services twice!
