    Most unprofessional realty company ever! Had an issue with Guiliana Cruz and contacted the owner Chris Craddock (on his cell). He seemed pleasant and said he would look into the issue and get back to me that day. 3 days later, no response. I attempted to contact him again on his cell but his number had been disconnected!! What kind of business is this??

    I am sure that there are some wonderful agents that work for this company however hopefully they will at some point soon realize that they could do better business with a more ethical firm. The dealings I had with Lori Feur and Mike Biggs were awful. Lori "represented" a tenant in the rental of my property. When I say represented I use the term very loosely. She never showed my tenant the property, she did not negotiate- as a matter of fact she had the client call me directly for that, she never wrote or even REVIEWED the lease, she never accompanied the tenant to a walk through, or advised them in signing the lease. The lease that was agreed to was a 4 month lease even though the compensation being offered was for a 1 year lease. In good faith I sent the prorated check for a 4 month lease. Lori began complaining that she didn't get the full 1 year payment as soon as she received the check. (which did take some time because my husband was sending it through our bank from Afghanistan and we had an address mix up) She proceeded to get her manager Mike Biggs involved who insisted that he would not be dealing with me but instead he would only deal with the broker that agreed to terminate my agreement so that I was able to take a short term lease from the tenant. Even after being told that I was responsible for any issues that he had he continued to ignore me and threaten the other broker in order to get an additional $229, the amount he says that they will "settle for". In order to keep the broker that actually did what was in the best financial interest of their client and allow them to avoid the arbitration that Mike threatened- in the black on this transaction I agreed to send the money to him once he confirmed the receipt of my email and agreed that it would end this horrible experience with Samson Properties. It took him a week to send an email back. It in no way acknowledged the mistakes of his employee instead it was nasty and condescending and once again informed me he would't speak with me about the transaction on my home. BUYER, TENANT, SELLER, and LANDLORD BEWARE- The only person being represented at Samson Properties is the agent looking to line their pockets. This is not a place you want to do business.

    After interviewing several realtors, we chose the Unruh Team for several reasons.  First, they are the #1 realtor in Aquia Harbour and they have won all kinds of awards.  Their sales stats tell the story.  But, when Mike Unruh showed up with an impressive package full of information and helpful tips, professional presentation and personable demeanor, our decision to hire the Unruh Team as
    our listing agent was an easy one and one we never regretted! 

    Mike and Marriah Unruh work together as a team to capitalize on their strengths and produce a flawless home buying and selling process.  Mike took hundreds of exceptional photos of our home from which Marriah chose the best and created a first-rate
    brochure displayed at two open house events and available for any potential buyers. We compared these photos to those in listings by other realtors and the difference was overwhelming. Throughout this process, Mike and Marriah explained everything,
    responded quickly to whatever questions or concerns we had, and managed to sell our home even though it was technically off the market for the holidays! 

    We actually relocated to NC prior to closing and had to leave behind a freezer in the garage that the buyers did not want.  We planned to return to Stafford the day prior to closing to haul it away, but Mike and Marriah actually offered to haul it to the landfill themselves!  And they did just that!  Another example of their superb assistance came when trying to coordinate replacement
    of a window that also had custom shutters.  We tried to schedule this to be done while we were in town just prior to closing, but at the last minute, the window company needed to reschedule.  Not a problem, we just talked to Mike and Marriah and they handled all the coordination between the window company, the shutter company, and the buyers.  This was way above and beyond expected realtor services!  It seems that they were willing to do whatever it took to make this process as easy as possible for us.  And we were never made to feel like we were imposing in any way.

    Settlement on the house took a total of 20 minutes!  Even this process was well beyond expectations.  And we used the moving
    company they recommended and were very pleased with them as well.

    We have bought and sold several homes throughout our lifetime and this was the very best experience ever.  Working with Mike and Marriah was actually fun!  We would enthusiastically recommend the Unruh Team to anyone without hesitation.

    Our realtor recommended JK Moving and we later discovered that our son had used them twice before, once for a local move in Virginia and then to move out of state to North Carolina.  They were very pleased with the service provided.  So we contacted them and a representative came out to review our home, give us some tips, and provide estimates on the spot for both a ?partial pack? and a ?full pack?.    Our move was scheduled withthe understanding that occasionally winter weather could impact a move.  Of course, we got 8? of snow the day we were scheduled for packing.  No problem; everything was shifted back one day and JK Moving had already included a back-up delivery day. 
    The next day, we received a phone call and three lovely ladies showed up right on time to pack our belongings.  I was amazed at how hard they worked and how well items were packed.  We could never have packed things as well as they did!  And, all the boxes were marked to generally indicate what was inside and what room the items came from? this will make the delivery process
    go fairly smoothly!  I can not say enough about how hard they worked.  They were here all day and took only one short break for lunch.
    The loading process started early the next morning when a huge moving truck pulled up!  We were notified in advance with a courtesy call that they were on their way and would arrive in about 48 minutes according to GPS.  Shortly after the truck and three men arrived; another group of four or five men arrived to assist with the move.  Everyone was personable and they went to work immediately, each working in different areas.
    The delivery crew arrived ten minutes before their scheduled arrival time of 8 a.m. and went to work immediately.  They laid down cardboard and ?red carpet? on the floors and stairs and padded railings to protect against scratching.  Then they brought items in off the truck as my husband directed them to the appropriate area and I stationed myself on the second level to assist.  I had marked boxes and rooms with different colors of masking tape so the location where items were to be placed was easily identifiable.  At the end, we did a walk-through and I identified a few items that I wanted moved up to the second level as they
    suggested and they immediately moved it for me.  The team was great!!!
     We would definitely use them again and highly recommend them for your move!
    The only issue we had with JK Moving was extremely minor; i.e.,that different groups seemed disconnected at times; e.g., there were no less than three different emails for their ?customer service team?, yet another person was our ?move coordinator.? 
    And, even after we signed up for JK Moving services, we received a phone call from a JK Rep who was under the impression we had not yet done so.  However, everyone was polite and helpful? I just tried to include everyone on any emails I sent to make sure we were all on the same page!

    We were extremely pleased with all the help and professionalism we received from Kristin.  We started working with Kristin last August when we had decided to put the townhouse on the market.  We had started doing a lot of work to remodel the house and asked Kristin to come and give us an idea as to what we could expect from the sale.  She was very honest with us and let us know that in order to get top dollar we still had a lot of work to do.

    Once we completed the work we put it on the market.  We had 2 offers in less than 5 days.  Kristin worked tirelessly to work with the buyer's agent and the buyer even though they were being extremely picky (the only things from the inspection were the sink drain rod missing and recaulking a bath surround). 

    Kristin was a great help and very patient with us as we asked questions to better understand the process.  She also has a great team of people that she has available to clean and then stage the house.  We probably would not have staged the house but Kristin convinced us to do it and the results speak for themselves with a quick sale.

    We would very happy to use Kristin again.  We would highly recommend Kristin. She made the process very easy.

    I have not have a realtor in a long time that was always there to answer questions and was so enthusiastic and aggressive to get us the best deal.  She assisted us accross state lines via email and online searching and upon arriving took us to 8 homes in 2 days and led to an awesome offer.  Military Brat, and Military mom, very military US Gov friendly.
    She was professional providied info prior to each showing and even acted like a home inspector showing us the various issues with homes, like water damage in bathrooms, dirty air vents, and was a great adviosor about potential resale.
    She met with us at her office, at my mothers home, and worked alot of overtime to help us out.

    She was fantastic. She has her own list of subcontractors that she uses when she gets to the house. I tried a couple of times to use some of mine and they were always not as good as hers. I would say that you should go with what she says. Trust her instinct. She may be quite but she cares. If somebody does something that she doesn't like, she gets them back until it's done to her satisfaction. She's awesome. She would have you in the best hands possible. It was sold within three days. She's very thorough and she listens to what I have in mind. If I have other ideas, she'll listen to that. She's just professional in every sense of the word.

    UPDATE: 15AUG14

    After holding-on to our $2500 security deposit for a full 45 days, predictably this collection of crooks kept $1,200.+ of it!  Because I am still in Afghanistan I hired a handyman (an Angie's list recommended guy-Angel) to perform several light repairs and touch-ups on the place, and his wife professionally cleaned the house after we moved-out.  In total, almost one thousand dollars of love: we left this home way, way better than we found it...and Keller Williams takes another 1200!.  STEER-CLEAR! DO NOT TRUST THIS BUSINESS! 

    Oh, do they e-mail me and my wife about the theft of our nearly $1300?  Nope, I am somehow not included in this e-mail discussion!  Typical.  Stealing from the vulnerable single mom trying to maintain a household of teenagers by herself, having moved by herself, since her husband is in a war-zone.

    This staff is dedicated to being as rude, autocratic, demeaning and stupid as it can be.  look at the reviews, friend.  If it has been awhile since you were treated like a non-landowner scum of the earth transient...and you like that kind of treatment, then look no further and rent through Keller W. Pathetic Property.
    Novembers rent was late; but was paid inside of the month.  I was going on ten weeks of unemployment and finally I secured Afghanistan.  I told KW/PP that I landed a job, that December's rent would be paid towards the middle of the month, that we could pay half the rent in the first week of DEC and the rest, plus the $350 late fee (charged in NOV also) after 15 DEC.
    They said they would talk to the owner.
    on the 8th of DEC, when the owner and KW/PP THOUGHT  I had already deployed, they called my wife and children on a frozen morning to tell them a Sheriff was coming to the house to serve her and my kids an eviction notice, and that they had five days to move out.
    We had only ever been late on the $2150.00 rent in NOV and DEC, and we had been in contact with them during the entire unemployment ordeal.
    My wife called me in tears and shaking in panic.  I was, in fact, in an airport terminal waiting to board my flight to charger packed, battery on 1/4, two hours before take-off, and my family, a 1000 miles away, is days from being homeless and I dont have a dollar to my name.
    I call the owner and beg for mercy (also a military family).  She "gets" my situation and says, "I am not a bank, STOP borrowing money from you know what you have done?  Our family can't tell family that we are going to come-up for the holidays because you think that I'm a BANK!  Well, I am NOT!"
    I tell her that I am going to be deployed for a years and that each months I will make between 10-15K, that I am so sorry, and I beg her to please let us pay the rent plus the $350 fee and that this will never, ever happen again since I found a good, albeit dangerous job (I am and EOD bomb tech).
    KW/PP calls me back and says, "dont ever talk to the owner again."
    that's it.
    The owners had insisted otherwise when we moved-in and she didn't say anything like that to me when we spoke.
    I called the police.  what else could I do.

    hard times fall on families all the time; people are not credit scores and lease agreements.  all people should be treated with dignity, especially so when they are being forthright and trying to do the right thing.  KW/PP need to learn this ASAP.
    Long and short of it:  they are an inhumane group of autocratic "Property owners" that treated us like peasant scum.  
    I own three homes, and have rented them for years.  I treat those properties like opportunities to show God's love and grace to the families that live in them.  I have never charged a late fee, never threatened a family, always reimbursed expenses or cut the rent in half in a month where some repair needed to be performed.
    I pray that God in heaven can use this story to protect trusting families in the future by steering them away from this pack of snakes.

    My home was listed and I had my first offer within 24 hours. His preparation was phenomenal. He staged the house in a very warm and inviting mannor. He had a special deal for active military personnel where he will pay for repairs for the home out of his own pocket for commission. This included carpet cleaning, maid service, landscaping etc. The presentation was phenomenal. From the time he listed the property, first offer was within 24 hours, a second in 48, a third within 72 and then they went into a bidding war for it becuase of the way he staged it. He provides a prorated commission scale for military personnel. He's extremely military-supportive.
