    John is a wonderful, honest contractor. The work he did is very good. We had new screens installed (using the ScreenEze system) on a porch built by a previous owner - every single opening (10 of them) was of a slightly different size. He also installed 2 new screen doors, 2 new ceiling fans, and fixed a leak in the porch roof that cropped up just before he started the job. He also helped me create a new cat door (in one of the screen openings) that opened into a new outdoor cat pen for my indoor cat who wants some access to the outside.

    We removed an old, two-tiered deck from our home and replaced it with a screened-in porch and deck combination, similar in footprint to the former structure. We used Trex transcends for the deck flooring and railings, as well as aluminum balusters on both the deck and porch. From the tear down of the old deck, through the construction of the new porch and deck, we were amazed at the level of professionalism that Earl displayed. Showed up every day on time, cleaned up every day before he left. He happily answered questions all along the way, and made sure we were comfortable and understood all of the steps of the building process. The finished product is as close to flawless as you can get. Again, if you are considering a new deck, porch or sun room, you owe it to yourself to contact Keith.

    It was a large project. They have had to come and do some warranty work, which is good because it shows that they stand behind their work. This was a big deal. We used them because of their design capabilities, we could have picked somebody else that did two projects for us, but we really needed somebody who had more design capability than the other firm that we like, and could use for other things. Their strength is their design capability. It as huge to us, and I have done some of their other work which is doing massive things in home. They bring out a crew of young people that do incredibly detailed architectural design of everything, so nobody has to come and ask what the measurement of something is. They have got it down to a science. I was impressed.

    Knowles Contracting is one of the best small home remodeling contractors in Northern Virginia.  Don has the knowledge of a journeyman contractor, the design intuitiveness of an artist, and the patience of a saint.  He offers his contractor discount for all materials at all local vendors, which saves on total project expense.  I can't say enough good things about him.  He hires a team of people that work exclusively for him, and trains them all to his exacting standards.  Over the years, Don has remodeled our kitchen, complete master bath, powder room, and most recently he remodeled our screen porch with a stone wall and finished hardwood ceiling - beautiful work as usual.  Highly recommend Knowles Contracting in Northern Virginia.

    American Restoration Service Inc
    American Restoration Service (ARS) was recommended to us from a friend.
    We had a pipe leak in our crawl space which resulted in mold and required us to replace the subfloor and hardwood on our first level.  After getting a few quotes, ARS came in at the best price and with the best recommendation, beating the other top competitor by over $2,000.00.  I will note that we tried to figure out the differential and learned that the other mold remediation company wanted to encapsulate the mold, while ARS wanted to remove the mold.  
    We retained them for the mold clean up and for replacing the hardwood floors.  They did an excellent job - The Project Manager, Shaun, came by often to check on progress.  Most work was overseen by Nate, who was excellent to work with.  We were actually so impressed that we hired them to fix the roof on our screened in porch as well, which was done quickly and looks great now.  
     
    After they cleaned the mold, the hygienist gave us the "all clear" that our house was completely mold free!  The new floors look beautiful.  When all the furniture was brought back in, they steam cleaned it and the rugs.  
    I should add the cost for replacing the sub-floor and new hardwood came within the insurance quote, so we had to pay out of pocket only for the mold and the deductible.  Any and all issues, concerns, questions were immediately addressed.  At no time did we feel that they weren't responding to us and I would hire them again and have recommended them to others.

    NVS Kitchen and Bath
    We initially sought 3 Bids for the effort. 2 of the 3 Bids came in w/thin a couple of thousand dollars and the 3rd was very high. We met with the two contractors that submitted what we felt were close in their proposed cost and reviewed the details, made a couple of changes and requested a final bid. One thing that stood out from the very start -was a concern that NVS highlighted with the existing Skylight in the main kitchen area, due to the pitch of the new roof for the addition; no issue was noted by the other contractor. The 2nd issue that was highlighted by NVS was the structural support -and after discussing the pros and cons of the approach that we had originally desired -we opted for treated posts; here again there was no mention of possible code impact or a discussion of the issue -all was fine with the other contractor. After reviewing all related input -to include the fact that NVS had built our Sun Room Addition approximately twenty years back, which we enjoy very much, we signed a contract with NVS in May of 2013 with a desired start date in July and completion nlt mid November. Access to the back yard was a big challenge as it was only available from the left side of the house with very limited room to maneuver. That meant that all materials -both from the demo and for the new building had to be hand carried with extreme caution to avoid damage to the side of the house and the Sun Room -and Hot Tub. The team demo'd the existing decks off the back of the old kitchen area and meticulously moved the waste to the street dumpster and synchronized the new material to match their schedule -thus avoiding a logistical nightmare. The weather was HOT -yet each crew member worked tirelessly to dig the holes for the support beams etc. and to get the framing in place for the addition and the new 18x26' (approx) deck. The original deck plans were modified to line up the right side of the deck with the retaining wall, create a stoop like platform to exit the kitchen and tie in the entire back deck areas and place the steps to the back yard, more in line with the original steps -as opposed to coming off the new deck. In the mean time, work started on the inside with the electrical, adding a canned light in the old kitchen, installing the gas line for the stove, etc and exposing the wall -in prep for the opening. The team covered the inside with plastic wherever possible to protect the furniture, stop the dust -and ultimately help with the cold air when fall came -to include placed protective cover over the hardwood flooring. During the build process Mr. Glen Miracle, President of NVS, Mr. John Monteith, Director of Production, and Mr. Jeff Breeding, our Project Manager -insured that every detail was IAW the drawings and or adjustments in the design were made as agreed to. Sure enough -the existing Kitchen Skylight became a significant issue. Mr. Monteith reviewed the situation with us and collectively we felt that moving the skylight upwards a few inches and changing the pitch of the new roof by a couple of inches would allow us to retain the Skylight, which was a key requirement. Ultimately, Mr. Miracle and Mr. Jeff Breeding -made it happen! The HVAC firm updated the size of the furnace exhaust vent and relocated it -to meet code. The initial placement of the vent pipe on the roof was not satisfactory. We discussed the issue with Mr. Breeding and Mr. Miracle and within a couple of days the vent was relocated and practically out of sight. We also encountered an issue with the new windows -for whatever reason they were provided without the Safety Locks as originally requested. Mr. Monteith addressed the issue and the window company shipped new Sashes within a few weeks and Mr. Breeding installed them. NVS also installed Hard Wood Flooring to match the existing Kitchen -etc. I would also like to highlight the fact that Mr. Breeding cut and installed the Cherry Wood Beam in the Addition, which really ties the entire space together with the existing Cabinetry in the main kitchen area. We are extremely pleased with the entire project and enjoy the new space. Issues are pointed out -to reflect the fact that NVS resolved them and or provided a solution without a hassle. NVS' Warranty included a Post Completion 6 month check/repair and a 12 month check and repair, which we have taken advantage of to address minor settlement issues. All in All -the total project was on schedule, within budget (which included two Changes for Upgrades that we requested) and completed in a very professional manner. I highly recommend NVS -and would like to acknowledge their honesty, integrity and professionalism to include their desire to meet and or exceed one's expectations, which I believe is the hallmark of Mr. Miracle and his NVS Team.

    I got three estimates for this work.  Although Tim's was the most expensive, we chose him because his work was so beautiful.  I had gotten his name from friends whose porch I had admired.  Tim is like an artist.  He builds very beautiful porches and likes them to look a certain way and he will not make changes or leave things off to make it cheaper because he likes his work to be excellent.  He uses mahogany floors and cedar walls.  Everyone who has been on my porch has raved.  I expect it to add a very significant value to my house.
    Keep in mind that he does not include the staining and sealing of the wood.  He recommended a very good company for that (using Sikkins) and they were excellent, although also premium priced.
    The EZ Breeze windows are great, and they were $4000 of the cost. Make sure you understand that there may be some county approval issues with these.
    Tim was always available for information.  Our work was delayed because of the bad winter weather.  Also, the foreman for our work was Juan, who was very nice and talented, but at one point he lost his helper and was working alone.  So our work took longer than expected (6 weeks?)

    Exceptional customer service.  Dave sat down with us on day one and sketched the perfect porch suitable for our budget.   Dave was very clear as to what we would be responsible for (HOA approval, legal survey of our lot) and how our inaction or delay could directly affect the timing of the project so we knew what was in store and were well-prepared for them to get started right on time.   The project started right on time, as promised, and was completed earlier than estimated.  The lead contractor was frequently in contact with us for progress briefings.  Workers were extremely professional, kind, and hardworking.  They were at the house at 8am and left around 6pm.  Only one well-deserved break taken for lunch. Very impressive.  The screened porch is absolutely beautiful.  Would highly recommend this company.

    NorthCraft Builders Inc
    The work was supposed to start early May and they stated the work would be completed in about a month, we?re at about a month and a half now on the job. They haven?t conformed to the schedule that was made. The concrete work took about 2 weeks and the concrete guy did his job fairly well. It?s been hard to communicate information to them because I was never told who was in charge of the project. They got most of the structure up then I had an electrician come in to do his work. The carpenter, however, didn?t demo the work and prepare for the electrician. There was a lot of miscommunication on details. I had to tell them several times that they weren?t completing the work according to our contract and make sure they did the work right. Their measurements were off and they weren?t able to install one of the windows I wanted. I asked them at this point to pay for the tile that would be used and for a fan that I was going to pay for, they agreed to pay for those items but said they couldn?t do anything more. When they got to working around the sliding glass door the carpenter told me he couldn?t work on it at that time. I had to pay for the frame as well as go to two different Home Depot?s to get the frame. They installed some windows and one of them was broken when it was installed, they said they would order a new one and one hasn't arrived yet. They were at my house today but there are still many steps left to this project, they said the project would be done at the end of the week but I don?t believe it will be completed.

    Update: We've come to a resolution.  The PM came to resolve the issues.
    I said they needed to get the job done by Tuesday.  They finished the job and then had inspectors come in on Wen and passed.
    They reimbursed me for some of the costs of the items.  In the end I felt they were more than accommodating to address any issues.

    Update #2: Thought we had everything resolved but now I am being charged for a door that I should not be charged for.  When I spoke to the field supervisor, he claimed that I would be able to choose whichever door I pleased at no cost.  Since this was a verbal agreement and not anything documented, I had no way to back up my statements with an employee there. In lieu of all of this, I was asked to update my prior report so I feel it is right to update this report again with the new development.
