    American Residential Warranty
    I have four properties and have had American Residential Warranty for years for peace of mind. However, this past year, there were three times I really needed them and things went south quickly. Most recently, my water heater broke and needed to be replaced. ARW advertises that if they can't fix it, they will replace it. That does not happen. I asked them about that multiple times and they only said they would send a payout because of limited liability to repair units. We went back and forth and ARW sent a plumber eventually - but we are going on three weeks now without a water heater. The payout was about 1/3 of what it actually is costing me to fix the system. The plumber estimated $3800 - so the warranty company said that they were sending me a payout check and wished me luck. At my home in Norfolk, I did not have my account number handy when my A/C was having zoning issues. So they told me the account had been cancelled. That was impossible because they had just taken payment. I had to get a company out to fix the A/C for $7000 - but when I got back home and spoke to ARW, they said they did not have the opportunity to have their company take a look, so I could not get reimbursed at all. For my home in RI, the furnace went out last year, but I did not have the account number handy when I took the trip. We called ARW and they said our account expired - I told them they just took payment and it was the same story - they refused to help and when I got back to Virginia and found my account number, the $9000 job had been done by a company I hired, so they refused to assist again. I think if I had just put $400 away each month instead of paying ARW, I could have paid these out of that escrow account. Beware of this company!

    The 3 movers arrived well within the time window provided and provided communication estimating the exact arrival time. They quickly wrapped and secured all of the furniture with the truck and safely got all of the cargo to the nearby destination. Everything was delivered in the same condition that it left in and all of the provided movers were cordial and amicable. Would highly recommend to anyone within the area planning on moving and would personally use them again.

    Accurate Home Inspections
    Fred Reid with Accurate Home Inspections will stand by his work and his word without fail. The below transaction is the most impressive interaction I���ve had with a service company in my life and Fred handled what was a minor issue which he did NOT have to accept responsibility for with the utmost integrity and professionalism. As background, Fred inspected my Fredericksburg, VA home in March of 2017 and we found a clean inspection. I���ve already written a review on him in 2017 applauding his timeliness, professionalism, and assistance explaining different aspects of the home. Fast forward two years and I listed my house in February 2019 and the buyer���s inspector found a minor crawlspace issue that was suspected of not complying with structural code. As expected, the buyer���s purchase of my home was now contingent on fixing this item. I sent a copy of the report to Fred Reid and called him to discuss the way forward as this was not reported on the inspection he completed in 2017. He was extremely professional, approachable, and humble about it, stating that he was not certain whether or not this was a code issue and if it was code at the time the house was built in 1992 and it was missed, he would refund me the cost of the inspection which covered the $400 repair. He recommended we utilize the Spotsylvania County Structural Engineer for Code Compliance to determine if the issue was out of code and even offered to do the legwork getting the POC info. Ultimately, it was determined the issue did not comply with code at the time the house was built (by a matter of inches) and needed to be repaired. Without hesitation, Fred upheld his end of the deal and refunded me the cost of the inspection which coincided with the cost of repairs. I was extremely frustrated when this issue first presented and had a completely different review prepared to post. However, the way in which Fred handled this only reinforced that I would stand by AHI and use/refer them for future transactions again and again.

    Johnny Dukers and his team were true professionals in every sense of the word. They showed up on time, introduced themselves, were very friendly throughout the process, and did an absolutely superb job efficiently packing the truck, showing care for each item, and unloading the furniture and boxes into our new home. The move took 13 hours and they were just as friendly and motivated at 10:00 pm as they were at 9:00 am. I made 13 moves in 30 years in the military and this company was truly the best of any. I very highly recommend them.

    It went really well. I was worried hat something might go wrong but when they showed up I was reassured. They were fast friendly and very efficient. The whole move probably took a total of 4 or 5 hours total. Everything was handled smoothly and there were no mishaps. If I ever need to move again I will be calling them. Thanks Guys!

    Over $5000 - Damaged every piece of nice furniture except the China Cabinet to include: Formal dining room table, both leaves (dragged unwrapped them across the bed of the truck), DENTED 100 yr old piano (do not trust sales person - they are NOT piano movers - did not even know how to remove the pedals, and did not install legs correctly. Laid our kitchen table TOP DOWN on the metal transition strip between the carpet and tile, which scratched the surface. Cut grooves into the formal dining room table. Didn't load the piano so they needed to come back (8 people) so they could charge another $1000, instead of $175 the day of the move. Broke several lamps, splinters in the mattresses, placed boxes and furniture in the wrong rooms. Dented the piano and did not set the legs correctly. Save your goods and yourself a lot of pain. Thousands in damage, offered $300 in damages. Too many issues to list here. GO WITH SOMEONE ELSE!

    Choice Home Warranty
    I have used Choice Home Warranty for about five months and have had to conatct them to repair both of my HVAC units. In each instance I had a repair time within 24 hours of reporting the issue and they came on-time and fixed the issue. Neither repair person had a uniform or said what company they represented (other than Choice Home Warranty) but both were pleasant and repaired the systems. I assume they are liscensed repair people who have been vetted by Choice, but I don't know. In any case, I have been very pleased with the responsiveness and repairs!

    You certainly get what you pay for! While CSI wasn't the cheapest on our list of home inspection and radon testing quotes, the cost was more than reasonable for the level of service that we received. Ron, our home inspector, was fantastic! He arrived early, and I don't think he could have been more thorough than he was! He was very friendly and personable, and was more than willing to answer our questions during the inspection. He went through the entire home with a fine toothed comb! He pointed out defects that he found, and explained things in detail. He also highlighted the positive things he found. Used a drone to inspect the roof and chimney, and thermal imaging to check for hidden moisture. I feel like we have an excellent idea of the condition of the property we are buying, which has done a lot in making us feel more comfortable! The report we receiced within 24 hours was professional and clearly written with appropriate photos attached. Will certainly recommend to others, and will use them for any future home inspection needs we have!
