    There were good and bad things about it. It was a learning experience and you know what you will do next time, differently. One thing I wasn't aware of was that there would be so many people coming in and out, like somebody doing the demolition, somebody doing the drywall. So there were a couple of different groups of people coming in to do the drywall or a different person coming in for the floor. So there were just a lot of different people in our home and I wasn't aware sometimes of the scheduling, not knowing when somebody was coming or expecting and them not showing up. So sometimes miscommunication because there were so many different parties involved. I was a little disappointed with the professionalism when we did the contract. I had gotten the original contract and then the day that we began, he had brought over the contract but didn't have the Angie's List 10% discount reflected. So he left to change that to reflect it. Once he brought it back, I had assumed that everything was the same but he had taken out the glass door for the master shower and because I didn't read every line again, I had assumed everything was the same except that 10% When a different person came to put the door, he asked to be paid. So I went back and looked at the contract. When I compared on that same day it was different and so I kind of felt deceived.

    We had a load-bearing wall which had been severely damaged by a leaky roof. We had cut away the sheet rock to expose five rotten beams. Unlike other contractors who gave us estimates, Bob immediately understood the scope of the problem and knew how to fix it. He brought a team with him who built a temporary wall to support the second floor while they replaced the rotten wood. He and his team worked hard and efficiently to complete all of the job except the sheet rock in one Saturday. He then returned a few days later to hang sheet rock, tape and apply the first coat of mud.
    Bob was early for all of our appointments, waiting patiently when he arrived before we did. We needed a professional to ensure that the house remained supported while the repair work was done, and Bob was that professional. His sheet rock work was also excellent. He was friendly and pleasant, even giving me tips on how to do my own repairs when I asked him. I appreciated that he is a native English-speaker as it improved communication.

    We went to the site every Saturday to see the progress. Early in the build we noticed that there were walls build in the basement that were not supposed to be there. We notified the site manager via email and received no response. The build continued and the next levels were added. The tray ceilings that we specified via change order prior to the build were not installed. The walls in the basement that were not part of the plan that we agreed to were now load-bearing and K. Hovnanian's site manager said that they were part of the plan  filed with the county and they were now permanent. I checked with the county and received the copy of the plans showing the WRONG information was filed with the county. Because this was a significant discrepency to the home plan that we agreed upon, we did not purchase the house.
    We are now trying to get someone to return calls and emails concerning the return of deposits that we put out in the form of earnest money and design center deposits. If you are considering a build with K Hovnananian in Virginia, don't take my word for this. If I had seen their Better Business Bureau rating of "F", I would have most likely chosen not to work with this builder.
    Caveat emptor - Let the buyer beware!

    the wall and the bathtub and this will create all kinds of cleaning problems, mold, etc.  The windows are cheap.  Single hung - can't open hard to clean kind.  We received numerous threats from subcontractors about liens.  The biggest was from Guy C. Lee for the materials to build.  The second was from the HVAC contractor who emailed us more than three-four times that he had not paid.  We even paid him an additional $15,000 so he could pay his contractors to keep any liens from being filed against us.  These are only for the ones we know about.  Going to see an attorney about this, but whatever you do, do not use Jimmy Allen, a.k.a. Allen-Barnes Builders, Inc. He lives in Emerald Isle, but his business is listed out of Wilson, NC.  Oh, one last thing.  I spoke with the county inspectors and our house failed inspection 32 times when the inspectors should only have taken 8.  As a final straw, the house failed the county's CO inspection on 8/13/2012 and this builder as of 8/19/2012 has failed to contact the homeowners with any resolution for making the required repairs to obtain a CO.  NEVER USE THIS CONTRACTOR.

    Picture Perfect Home Improvements was a wonderful company to work with .  They were ALWAYS prompt in returning my calls and kept me informed every step of the way.  They showed up on time everyday (working 6 days a week).  The workers were very friendly and professional (we had the same crew everyday so I didn't have a parade of strangers in my house).  I felt comfortable leaving them in my home while I was at work. Mike Nies, the owner, was there most days as well. We started with a basic estimate and added on from there because we hadn't decided on all of our materials (tile, bath cabinets, fixtures, etc).  We paid approximately $10,000 in materials in addition to the fee paid to PPHI.  If you have a tight budget I'd recommend having all of your materials chosen and a detailed estimate prior to starting.  The final cost came within our budget and I feel we paid a fair price.  We are VERY happy with the completed project. The entire job took about 6 weeks to complete.

    He's a great builder and he did a great job. His price was good. It was a custom house and he built it with the right specifications. He worked with us and he had a lot of creativity. He was very good. We would use him again in the future if need be.

    Stay away from this builder! They do not honor their warranty agreements. They have been a pain to deal with. They rely almost completely on sub-contractors, yet there is very little managerial oversight on the performance of work. At the end of the day you will be left with a very expensive home with shoddy workmanship and rude employees.
