    Way overcharged. Do not disregard the bad reviews. Quality of work was OK, and they were professional, but I couldn't find ANYONE else that charged as much as they charged me for the water heater and installation. It was DOUBLE the other estimates. Do yourself a favor and DO YOUR RESEARCH.

    We gave John at SJ and Sons a very huge job and he rised to the occasion. We need to move to a new state and had to sell our home immediately.  We received an initial inspection report and were overwhelmed with the complex list of items needed. There were large jobs like crawl space restoration for moisture and a possible leak and small jobs like gutter drain extensions.  John cam out to our home and not just looked over the property.  He educated us on our house, what he could do, and what we should expect.  He was able to come out 2 weeks later and completed all jobs in 2 days! John is a professional and he is VERY good at what he does.  If we still lived in Virginia, we would contract him for everything because he knows houses and doesn't cut corners.

    Additionally: He will fix things even if it's not originally asked.  He noticed an exterior door lock was not correctly installed and asked us if he could fix it...and he didn't charge. This is the type of attention to detail and care you need from a contractor. Especially when there are those that will overlook things if they are not being paid for them.

    Problems: After the completion of work, there was a constant need for additional paperwork from the seller's lender. We had to keep bothering John for paperwork (and if you work as much as he does, there is not a computer everywhere). He never showed frustration or acted unprofessional (I know I would have f I was in his shoes). He has a great attitude.

    They came out, looked at the staff and where the water heater was. The water heater they had brought with them wasn't gonna work because we had a gas water heater that was vented to the outside, they gave us a choice of either ordering one like that and would take two weeks to get here, (our grandson had been born and was getting home so we needed hot water in the house) or putting a tank-less water heater and that's the way we went because it was about the same price and they installed it on that Friday. They were very thorough, came when they said they were gonna come and were done by the time they thought they would be done. They explained everything to me. They installed it very professionally and I was very pleased with the installation and everything else.

    The only reason I gave them a "B" in responsiveness is because I thought they were supposed to call me under this new rapid connect plan...  Once I called Mr. Blake, he was extremely responsive getting someone out to my house quickly.  I think I will just ignore the rapid connect thing and just call next time.  This may be an Angie's List problem - see my review on Foster's Plumbing... same thing.
    Brian checked the balance of the door, the springs, the motor, and the function of the door.  I asked him a ton of questions about garage doors and he patiently answered all of them and gave me a quick class on proper maintenance.   He was very professional, knowledgable and went about examining the garage door quickly and efficiently.  I plan on using them in the future.

    Foster's did everything they said they would do in a professional manner.  When I buy these preventative service deals, I like to watch and ask lots of questions so that if I want to do the same maintenance in the future, or if a problem pops up, I have a better understanding of the equipment.  The Foster's technician patiently answered all of my questions and taught me about hot water heaters while we waited for the hot water heater to drain.  He also checked the vents in my attic, and all of the fittings for my toilets and sinks.

    I'm not sure how far in advance I called for an appointment, but I set my first appointment for Friday, January 31st at 4 or 4:30. When I called, Tony explained his business issues due to the level of business he had and the emergencies that came up. He had just hired or was hiring someone to handle the phones and hired new plumbers. He explained that if an emergency came up that he may not be able to keep the appointment. Due to the weather that week, I knew that he possibly would not make the appointment. In order to make the appointment, I had to take off of work early. I called Tony after the missed appointment time and he called backed about 1.5 hours later. 
    As we talked I said I understood his work load, however since I had to take time off from work, I needed an arrangement that worked for both of us. I had a plumbing problem that although it was not an emergency, it did need to be fixed. Tony assured me that he would put me first on his list that Tuesday, February 4th and would be there around 9:30 am. I called Tony a little after 9:30 to see if he was still going to make it. I did not receive an answer and he did not call. I left for work a little after 11 am. 
    When I returned home from work Tony had left his card at the door. However, he still had not called me. 
    I understand scheduling issues, but it is very unprofessional to not call. It would take very little time to call appointments to let them know there is a delay. 
    I could not afford to take additional time off for an appointment and not be assured he was going to make it. I had to call another service provider.

    I called for an appointment and immediately received an answer. They had great appointment times starting at 7:30 am and I was able to get an appointment quickly for a Friday at 7:30 am. The plumber showed up a little after 7:30. He was professional and introduced himself.  He went through each room with plumbing and checked it out. He checked under the house. He also drained the water heater.
    I wish they had a checklist of what they checked similar to what HVAC and termite inspections have. I am not sure if he checked my propane fireplace or not. However, he said that everything looked good. I had a wet spot on my kitchen ceiling which he didn't mention. Not sure if it was because he didn't see it or he didn't think it related to plumbing.
    As far as the inspection, I think it went fine. However, because I knew I had issues that needed to be resolved, I didn't feel totally comfortable that I would get the service I desired. Both my upstairs and downstairs tub/showers drip constantly. He did notice that. I don't get hot water out of my tub downstairs so it can not be used in the winter. I took off the handle to the shower upstairs to get to the hot water. He gave me a quote to replace both knob/valve units as well as to repair them. I shared with him what information about the parts I had received from a friend. I tried to give him the part number but he didn't seem interested. I asked if I could get the parts, he said I could. I asked if he could verify the part number by looking at it. He said that he would have to charge me $120 to take off the cover to get the part number. 
    I think at this point I got a little confused about how this was going to work. I wasn't sure how he was going to repair something if he didn't verify what valves were in there to start with. I also didn't feel comfortable ordering parts if they didn't verify it. If I ordered the wrong parts, then I would have to pay for the service call to be told the parts were wrong. I did not want to pay $120 to have him do a 10 minute job to verify a part. I would not have minded the offer to pay the $120 upfront and to have at least some of it refunded if I booked the job with them. I would have thought that was fair.
    I did not feel assured that if I decided to have the parts replaced that it was even possible or that it would work. I felt like he was there to do just that job but not take care of me as a customer. Nor, did I feel like he used that service call to engage future business. I think it was a missed opportunity for the company. They missed out on extra business as well as having a regular customer.
    I ended up calling another provider.
