    We have had now two projects completed by SGS Builders, and the work completed by Steve Sanders, Enrique, and crew was nothing less than outstanding. Several years ago we hired Steve to remove a load bearing wall to create a large open family room. Steve completed the project in record time and it looked perfect. In Mid-2018, we decided to add 1,000+ Sq Ft to our home to create a new Kitchen, living room and dinette space all in an open concept. What I had in my head was placed into a design by Steve and built exacted as we dreamed. It has now been nine months since the project was completed and we couldn't be happier with the finished project and Steve's work. The space looks great and we have had no problems with the workmanship. Everyone who has seen our new space has the same reaction, Wow, who did this work? There were so many complexities to this project which included the removing of a fireplace, raising a portion of the house that had settled, splitting the HVAC system to install an upstairs and downstairs unit, new plumbing, fixtures, adding a new section right next to an existing pool, the list goes on and on. Steve thoroughly planned each and every phase of construction in a timely and professional manner. To add to Steve's burden, my wife and I remained in the house throughout the 120 - 160 day construction period. We made a very large investment in our home and Steve was the only one we trusted to complete such a large project. Steve has outstanding project management skills as well as his vast experience in construction will keep any project on track. Steve and his crew were onsite 1 June through Mid-September and we had zero problems with the construction or crew. The subcontractors Steve's works with he has known for years and they are very good. We have found Steve's pricing to be fair, competitive, and honest. I would not hesitate to hire SGS Builders, Steve and Enrique, again. They are outstanding to work with and we couldn't be happier with our two projects completed by Steve.

    After seeing what a terrific job SGS Builders, Inc did to a similar model house in our development, my wife and I called the owner of SGS Builders, Mr. Steve Sanders, to meet and discuss our project. We provided him with a conceptual design for the addition we wanted, and Steve Sanders quickly provided us a detailed proposal and cost estimate that was very reasonable in our opinion. Knowing how well he and his team had performed on our neighbor���s home, we hired him to build our addition. One of the things that impressed us was the fact that SGS Builders is committed to working on and completing your job prior to taking on other work. He uses an experienced team of skilled subcontractors who he has worked with for decades. He worked with us on every aspect of the design, provided a detailed plan/drawings for the addition and kept us up to date on scheduling and execution of every phase of construction. Vice extending our existing HVAC to the new addition, which would have been a costly and difficult task, Steve suggested using a separate Daikin multi-zone mini-split heating and air conditioning system for the new addition. He is very hands on and very easy to work with and was very accommodating to our needs and several changes during the construction of the addition. Steve showed up on-site almost every day and directed his subcontractors in each aspect of the job. Steve worked with the County for all permits and inspections. Space was limited on our side lot, and Steve was very focused on ensuring the design and actual construction stayed within the allowed setbacks. Multiple surveys were taken and Steve worked with his subcontractors to ensure the footings, foundation and framing stayed within plan dimensions. Steve Saunders and his team of subcontractors did a terrific job on our addition. My wife and I could not be happier with the results. Money well spent. SGS Builders totally transformed our house. We highly recommend SGS Builders, Inc. Steve Saunders and his team provides a great design and build option for any home addition and remodel needs.

    Andy remodeled our basement last year and our bathroom this year, and did outstanding work both times. This type of work is as much an art as it is a craft - he presented different options in planning the job and as the job progressed. He put a small service area behind our washer and dryer which not only hides the ductwork and plumbing, but gives access when needed. The HVAC unit was enclosed and has plenty of room for servicing. Work in the bathroom was very detailed and includes a nice recessed niche in the wall above the tub. We especially appreciated that he kept us informed as to when workers would show up or if they couldn't make it. A+!

    Outstanding; I was rather put off by a contractor I was using that was hesitant to undertake the needed repairs. Building by Design was recommended by a neighbor who is also a contractor. Once contact Jim and his crew did everything "right". He assessed the situation, explained what needed to be done, provided a couple of potential options (best/worst case scenarios) to assist the decision making process and effected the repairs (as well as some other lingering issues) in a thorough and professional manner. He showed up when he was suppose to, did what he said he would do, all while being a real pleasure to work with. He is first on my list to call if I need additional work.

    The entire Bull Run work crew were exceptionally professional, courteous, prompt, and skilled throughout their tasks. The whole project was completed in a reasonable time frame. During the construction phase, only minimal adjustments were needed (some which were called to our attention for approval by the workmen prior to installation) which the workmen performed immediately upon request. We are so pleased with the results of our beautiful new bath and highly recommend Bull Run for any major home renovations.

Design, material orders, special order hardware and cabinetry, electrical, plumbing, HVAC, framing, customizations, drywall/painting, and coordinating with other speciality sub vendors (e.g. Beautiful glass shower door). The vendor worked closely with us to understand our thoughts/desires and design concepts. In the end our dream bathrooms became a reality. Amazing quality and value for the price.

    My wife and I had a painting from 1973 that appeared to have faded and lost most of its color. I found Anabela at an art showing at Huntsman Square shopping center. She also did art restoration.  We brought the painting to her for an evaluation. She said that she would take it back to her studio for closer evaluation, and that she would call us in a couple of days. .She called the very next day, we set an appointment to meet her back at Huntsman for an explanation of what was involved and the cost.  We meet and decided to use her services.
    The cleaning only took a few short weeks. She stayed in contact with us though out the process giving us updates. She would also text updates with pictures of her progress.  The picture as it  turned out was very dirty.  It had hung over our fireplace for years, and had accumulated quite a bit of smoke damage, thus the lose of color. After she had cleaned the picture, most of the color was restored. The painting had never had any varnish on it to help seal it. Anabela applied two coats of varnish to seal and help protect it in the future.  Her very careful attention to detail restored the painting back to its original beauty.  She also provided us with DVDs of photos and videos of the process of restoring our painting. Another part of the restoration process was to replace the old frame which had badly discolored over time. Since we were already paying for the restoration, she did the framing at cost.  She  had many choices of framing to choose from.  She did a perfect job of framing and properly sealing the back with  dust protector paper.  I would highly recommend her for any restoration or repair work on your paintings.

    The entire project was estimated to take one week.  The crew arrived on time each day and worked hard to complete all work in the time allotted, even though we added work to the additional contract.  All work performed was excellent, and they did a great clean up job when the work was complete.  We would definitely use this company again and would highly recommend them for any remodeling job.

    \Personal Service: respectable, courteous, incredibly patient. (Because I rely on a cane for balance, the manager even pulled guys out of the back to help me move all these prints from my SUV, where they carried them into the store and then packed them after they were framed as carefully as they would if they were their own.)
    Price: surprisingly inexpensive vis-à-vis the above attributes; much, much lower than the prices of their competition
    Speed: 11 giclees framed in 4 days!  4 additional giclees framed in 4, 4, & 2 days, respectively, and the last giclee framed while I wait.
    In a nutshell: Best framing service I have used since moving to NoVa in 2002.  And I have used many framers, from mom-and-pop shops, to franchise shops, to big-box stores. K&H does not play the typical framing game of increasing their prices 50% and
    then claiming that with a coupon you can get 50% off. The K&H price is their price any day of the week, coupon or no. In addition, They did offer me excellent discounts as a veteran. K&H is well staffed, so you do not have to waste your afternoon waiting for the 4 people in front of you doing the same as you are--cashing in on that ONE 50% coupon you have been waiting a month for in a
    flyer. And space! Large, deep counters, and several of them, so you can lay out your artwork completely while customers do the same on the other side of the room.
    The Specifics
    I was in a terrible rush to frame 14 giclees before a military retirement ceremony. First, I did not realize that giclees are not framed with glass, they are framed like the original painting. Still, I wanted these pieces double matted, and the staff politely explained that it would look much nicer with transition chamfers which give the paintings a three-dimensional look. Likewise, they helped me pick out the best frames for each giclee, all of which was personalized with different frames, colors, and transition chamfers. When I realized that I had forgotten to save the first of a series (#1/200) for a special person, they carefully unwrapped about half of the pieces (6+) they had already readied for framing, to help me find that first print and then get it reconfigured.
    While their expertise and courtesy were phenomenal, what I was most impressed with was their speed and concomitant quality. 11 of the 15 giclees had come in 2 months late (the last 4 even later), and the ceremony was only 2 weeks away. This was going to be an emotional ceremony, in that while I was the one being retired for disability, I was providing these pieces to those folks
    who had got me through one of those terrible battles you don't always see in the news.
    I have had art framed at many different stores as noted above, and I have never been able to get them framed in less than 2-3 weeks.  Nevermind 11 pieces at once. Nor did I need 11 coupons.   And never mind that each of those 11 pieces were different prints, needed different frames, needed different chamfers, When I picked up the pieces, the staff patiently helped me open up each carefully wrapped piece so I could check the quality (which was amazing!), And where I could quickly label the outside wrapping so I would know what print was going to what person without having to unwrap (and possibly damage these fragile prints).
    The next 4 prints came in a couple of days later.  Again, tremendous quality, service, speed. But in this case, the technician also noticed that one of the prints was a print on high quality paper, not a canvas giclee.  I was able to notify the artist in time, who acknowledged the mistake, and I will be bringing in that print today where I have been promised "as you wait" service given the ceremony is this coming week.
    One piece of advice besides using this tremendous store which I will be doing for all my prints from now on. Just don?t get frustrated with the parking situation. It is a bit difficult. You may have to park in the lot to the north, and sitting above the lower street with the fence around it and carry your art in. It?s only about a 15? difference. It is well worth it.  So while parking is a little tighter, consider the distance you would have to walk into one of the big-box stores, all the way to the back of the store, navigating between shelving racks, and those nasty other customers :-), that are just too close.
    You will not find better quality, less expensive price, or more courteous, more respectable, and a more helpful staff anywhere.
