    Bryan Construction does great work because they���re great people. After several meetings in the early spring of 2018, we contracted with Bryan Construction, and we���re so grateful we did. First, the build: we lived in a 1940���s brick home in Arlington, and we were planning an extensive renovation that expanded THREE floors. Digging out and expanding the basement, extending the main floor, and putting on a master bedroom suite on the top floor. Oh, and a shed. And a patio. And a deck. (And a balcony.) We also had a relatively tight timeline. We broke ground in early June, but my wife and I were planning to have both of our families visit for Christmas, for the first time ever, all under one roof. So the degree of difficulty was high. First, the price was right. They didn���t just win the bid on the price, which was great, but on their enthusiasm and can-do attitude. I���m leery of extreme optimism with contractors, but Bryan Construction were immaculate with their word and really delivered. We held monthly meetings with the owners, foreman, architect, and office support, though we reached out to the owners all the time. They weren���t just professional, they were warm, reassuring, and always helpful. Problems and complications always arise in a build of this magnitude, but they managed everything quickly and gracefully. Remember, we stipulated that the build had to take six months. They quoted us at six months (and though you always add a buffer, they literally came in at SIX MONTHS.) There were times when the process moved so quickly, I was the one slowing them down. I���ve mentioned the price and the speed and the ease of working with Bryan, but all of that would be meaningless if the quality isn���t top notch. The quality was amazing. After living in a decade in a very cute but very modest 1940���s brick home, I am still pinching myself at the wonderland Bryan Construction created for us. The new rooms and designs are gorgeous, the amenities are first class, and what was once an unmanageable slope of a backyard is now a private wonderland, complete with a deck, a patio with terraced retaining walls, and garden boxes. I pinch myself that I get to live here. So, long story short, my wife and I love Bryan Construction. Spoilers: they came in on time, at price, and we���re overjoyed with our new home, which is twice the size it used to be. Spoilers: we had a wonderful holiday with both of our families, but the week before, we threw a party for Bryan to say thank you. Some people in your lives, you just click with. We clicked with Bryan Construction ��� with Steve, Amadeo, Guillermo, Neftali, Simeon, the whole crew. They were all wonderful to a person. (Oh ��� they are all Byran employees, so everything is in-house ��� no subcontractors. That really makes a difference!) For six months, they were here everyday and they were like family, and we love them still.

    We hired MW for a renovation of our 1950's Colonial that included a new kitchen, family room, master bedroom suite, and porch ��� as well as a remodeled bathroom. After interviewing 3 contractors, we chose MW based on the competitiveness of their price as well as their willingness to think out of the box when it came to our project. Many of the contractors that do this work have a blueprint that they like to follow verbatim ��� and we wanted our renovation to be unique in a number of ways. The project was done on time and according to the milestones in the budget. Change Orders were created, negotiated, and discussed professionally and in good faith. MW honored their warranty and even extended it due to a manufacturer defect with our bathtub that cracked 2+ years after installation. We greatly enjoy our newly renovated home and regularly get compliments from guests.

    Gerson's Handyman Service LLC
    These guys are operating illegally, have lawsuits pending and at least the state of Virginia is starting a case on them. I would not give them any money. We signed a contract on November 8th 2017 for Gersons Handyman Service LLC to replace siding, add a roof overhang, and build a front porch. Nery said this work would be done by mid-January 2018. The siding, roof overhang, and porch has still not been completely built. It is now 20th of June. Hazards: The yard is full of rusty nails, sharp and rusty metal materials, and we find tools spread all over. It is unsafe to have kids on our property. We are afraid kids will seriously hurt themselves on our property. Punctuality and responsiveness: Nery shows up whenever he wants and has recently subbed out this work to someone else, who is cares even less. We are spending massive amounts of time trying to get hold of Nery and get him to complete this work. Quality: Things have been broken on our house by his workers - siding, downspouts. This has been unresolved since January. We've been waiting for more than 2 months for him to put in drainage - our yard is overflowing every time it rains. The porch has been without railing for 2 months - it's an 9 ft drop. If a child falls down, there will undoubtably be severe injuries. We are $15,000 in the hole and Nery has abandoned the project, trying to force us to pay more before he will continue. The pictures are taken over a period of 6 months - our property has been a mess for 6 months.

    SCREENED PORCH & DECK (winter 2016): We had nine (9) quotes for our deck project and they were the only company who were able/were willing to do our porch and deck as we wanted. Other companies incorrectly stated permitting issues (we had none) or told us our deck couldn't be where we want it or that we couldn't do any number of things that in fact we could...even without a special permit. Or if they could do it the way we wanted, their price was very high. Bryan Construction knew exactly what we could do and executed the project perfectly! My high praise includes: *very easy to work with and friendly *They provide an architect and do the permitting for you. *respectful, nice, friendly, consistent, hard working work crews. *if any problems or issues arose (and they always do), they were quick to discuss the options with us and correct the problem, always making suggestions as to how we could do something better or look nicer. *Every single one of them worked as if it was their own house. No shortcuts taken. ADDITION (summer/fall 2016): This project included popping up our attic into a master bed & bath, increasing the size of an existing bedroom on the main bedroom floor, all of our electrical retired, all new siding, etc. Again, extremely reasonable price (and we were able to stay in our house, saving us $1000s). But since I say a lot above about how great they are to work with, I want to add a note about the timeline. It seems most projects take a lot longer than originally planned. Here is our timeline: CONTRACT CONSTRUCTION TIMELINE: start June 14 and end September 16. (3 months) ACTUAL CONSTRUCTION START: August 2 (permitting delays pushed back the start) WE MOVED INTO NEW MASTER BEDROOM: October 2 (bedroom & bathroom complete) (2 months) KIDS MOVED INTO THEIR ROOMS: Just before Thanksgiving (~3.5 months) At this point we were down to a very short punch list and agreed to put a hold on it so Bryan Const could concentrate in getting other projects complete and people in their homes for the holidays and we could not deal with anything over the holidays. Everything has since been finished up. Also, another important note about the timeline - our original contract did not include the full redo of our electrical or any painting; we added that on after they started working. Both of these jobs (along with a few other ad-ons) were very time consuming projects, yet they still were able to stay close to their construction time. FENCE (summer 2017): Beautiful, fast and reasonably priced. Before and after pics of all three projects attached.

    Sadly, it is freezing in my "four season sun room," with wind blowing in around the windows, which were NOT the quality that I specified, around the switch plates, and around a pocket door that is against an outside wall and has gaps top and bottom...and, I have just learned, was installed without insulation. The mini split heating/ac system is not the brand indicated in my contract. Trim on beams is falling off; not all corners of trim meet; nail holes left unfilled. Communication has been dreadful with slow follow-up, the contractor being unavailable for days, weeks, and more at a time. Communication between contractor and subcontractors has been non-existent at times. Contractor ripped off an existing gutter, causing flooding to another room and damaging and destroying personal things--some which can't be repaired or replaced. Some of my things were broken or discarded by construction team. Jeff is personable and I had high hopes, as he had done a good job on a deck. But his nail bangers are not finish carpenters. He attempted to correct flaws they had made as well as repair the flooded area...BUT...the room is not usable as it is without running auxiliary electric heats. I have stuffed plastic bags in gaps around the pocket door and frame and have made other efforts to make the room livable but alas, it is not what we bargained for.

    Suncrest took our deposit money, began the job, took our second check, and disappeared for several months with no communications. My Mudroom was left with no exterior siding through winter! Then John advised the business was doing very bad and he was trying to take care of me. They reinstalled the siding, installed drywall, hung the door and the worker disappeared again. Construction rubbish was left in my driveway for a month, and the window sills, and trim was never installed. Not to mention, the custom cabnets were never installed. Suncrest Builders never finished the job and never refunded my money! Suncrest Builders owes me over $4000 of labor, and John advised that he can't provide a refund because the money I paid was used on another project.

    In a word: TERRIBLE!!! Please DO NOT use the inexperienced GBC to remodel your home. Where to start. 1.) The designer didn't share the full plans with the crew. Had I not been home, I would've arrived home and found the lifting in the sunroom done incorrectly. 2.) They didn't have all the right permits!! 3.) They caused a gas leak in my house. 4.) They used a high pressure gas monitor instead of a low pressure valve when putting in the gas piping in my kitchen. 5.) They have a problem with straight lines. The kitchen counter is not straight because they did the wall wrong. 6.) They caused a leak under my kitchen sink. 7.) There's a dripping sound from the pipes that they put in that they won't come to fix. 8.) They put in a thermostat and didn't use the C-wire that is there and spliced some wires covering it up and cannot find where they made the splice. They did t need to use the "power unit" because a C wire is present. This causing a feedback and they won't accept responsibility and fix it. They say, it worked when they were there. So they don't honor their own 1 year warranty on their supposed workmanship. I lost heat over the winter because of this and now I have. I AC in these hot days. 9.) There's a crack on my wall that they won't come out to look at, but from afar says that it's just paint. 10.) The cabinet cover is pulling away from the side and they won't come back to look at it. 11.) There's a loose floor board and won't return to look at it. 12.) GBC worked on my closet and didn't put in insulation. In the winter, when you pull out a coat from the closet, it's like you stored it outside, so you start off cold before even going outside. There's more!!! If you don't want a messed up house, DO NOT USE GBC!!!!!

    What a great experience - Israel and his crew were true professionals and we couldn't be more pleased with the results. We have a small semi-detached home which originally had screened front and back porches. We wanted to enclose both and expand the very small kitchen into the small back porch area. We decided to remove part of the wall to the dining room to make the space more open. In doing so, we ran into an issue with duct work, but Israel reworked masterfully and now you can't tell it wasn't always like this. We kept it simple with tile floor, white cabinets, granite counter (which because of the size needed he was able to get at a great price) and appliances to scale. Now my friends say it looks like a model kitchen! And the new front porch is a nice oasis, giving us expanded living area. I would say the project took perhaps a little longer than anticipated, but it was during a difficult weather period that had impact on ours as well as their other projects, which no doubt had an effect on scheduling. My advice is to be patient and all will work out. So after all that, the roof started leaking, and now we'll have ICM back to replace it since it's at the end of it's useful life anyway. I definitely plan to call them for future projects.

The second step was obtaining a building permit from the county and the third step was the actual construction. They performed all of the tasks that were required to obtain a permit and to pass the county inspections on site.
