    I called Geoffrey to see if he can help me with my mortgage need. He was extremely nice on the phone and answered all of my questions. During our phone conversation, he mentioned that I send him text message with my info and synopsis of what we discussed and he was going to prepare and provide a quote(s) to me via email, but he never did. Based on most of the reviews online, I learned that he specializes in refinance and not interested new purchase home loans.

    When house had hail damage and my insurance company paid the claim, the check was made payable to the repair company, my husband and I, and the mortgage company.  The mortgage company held the check until the work was finished meaning the repair company and I had to pay for the work months before getting reimbursed by RMS.

    I had good luck with Guardian mortgage on a previous home, but they have messed m,e up very badly on my current one I'm trying to get. I had 2 brokers pre-qualify me at a certain amount, then was told once i gave them a deposit that the under-writers rejected my and they were 80k below what I was pre-qualified for... So be careful with their pre-qualification letters. And be Careful with working with Abby Crain. It seemed like she did have a clue and she messed me up the most. She might be a newie. it sure seemed that way..

    Everything was smooth sailing.  When we first decided to look into refinancing we had a good idea what terms we were looking for, but also wanted to see what other options there were (30/20/15 year, etc).  

    These quotes were provided quickly and the details explained in an easy to understand manner.

    Once we decided to go ahead with the refinance, we were given a list of all the paperwork and information that is required (pay stubs, tax statements, etc) quickly and with enough time for us to gather it all.

    Every time there was an update or new information we were informed promptly. 

    All the steps along the way we were walked through with a good explanation as to what we should expect and what was expected from us.

    There were no surprises and everything went smoothly.

    We purchased a home with a VA loan through National Bank of Kansas City.  Travis Smith far exceeded our expectations and delivered on everything promised.  Our rate and terms were by far the best to be found.  Travis was excellent in keeping us updated throughout the process and was always professional.  We could not be any happier with this experience and will use them again in the future.
    Also, several people cautioned us against using an "Internet" bank for our home loan.  NBOKC is the real deal.  Everything was completed within 30 days and ahead of our scheduled closing date.  There were no issues and again, this was a VA loan.  Check out their numerous earned and well-deserved reviews on Zillow.

    I unfortunately became involved with  Nationstar Mortgage in June 2013 when Bank of America sold my loan to them.
    I had an FHA Loan since February, 2010 with PMI attached, $75 a month,  and everything I have read indicates that on FHA loans made prior to June 2013 the PMI should automatically drop after 5 years and when you reach 22% equity  in your house.  As of February 2015, I am at 5 years and since I have aggressively paid down my mortgage I easily have 25% to 30% equity in the house.
    On Friday, January 30th 2015, I call their ?world class? customer service operation with a simple question, ?when is my PMI scheduled to drop ??  I made 3 calls that day and spoke to 3 different people who couldn?t tell me anything?and all I wanted was a date.  They should actually have it posted when you log into your account on their website, but no, it seems to be some deep unsolved mystery that they are trying to obscure.    They can tell me everything else about my loan except when PMI should drop ?  The first person was useless, they didn?t know what they were talking about ?we don?t handle it, FHA does? when I ask who can I contact, they respond ?ummm?google FHA and see what you can find out?.   The second person ?we?ll put a request into the PMI dept, call back in 3 days to see what they say?.  The third person ?I have to apply to get it dropped and pay between $500 to $1000 for an appraisal? ..and they send all this stuff to my email.
    So after this frustrating Nationstar experience,  I do what I normally do, go on the web and start reading ?. I read these articles about FHA loans and PMI, and the consensus was, re-finance away from these kinds of loans. So I started exploring that option.
    I decided to see what Nationstar would offer about refinancing, I wasn?t hopeful.  My current loan is at a 4.87 rate.   A person from their loan division GreenLight loans in California called me and started the high pressure sales job?I gave him all my information on the phone?and he says ?wow, you have really good credit? , and I do, it?s at 815?so they offer me a 4.1 rate and a closing process that will take almost 2 months ?  I said that is interesting, but I am going to keep shopping.  The first thing the next morning, literally at 8 AM, the Green Light guy is emailing me and leaving voicemail that ?the market is deterioriating so I better lock in that 4.1 rate?.  Give me a break !    So I contact a local bank here in Dallas and they say the same thing ?wow, you have really good credit? and offer me 3.6 and a closing in 3 weeks !! and they also didn?t have a clue about what this market deteriorating nonsense was about.  It was just more of their high pressure, used car salesman spiel.   The Green Light guy calls me back and I tell him if my credit is so good how come they can?t offer me 3.6  like the local bank ? ?. No answer? so a day goes by with no word from them?then the day I decide to go with the local bank, they are back on phone asking me to let them try and beat the local banks offer.
    Long story short?the refinance with the local bank is underway?we close in 2 weeks?.my payment is going to drop from $1425 a month to about $1070 a month and with no PMI ! , and I made my last payment to Nationstar last month ! Nationstar has lousy customer service which can?t answer simple questions, contempt for their customers,  they are not competitive and you have to watch every single thing they do.  If you can, re-finance and get Nationstar out of your life.
