FChoice Home WarrantyChoice has never found anybody to come fix anything at my home in OK. The price I paid for them was down the drain. I have 4 homes with them. Choice has small print that allows them to not pay for most items. They don't replace water heaters. They will only pay up to $1500 per claim. Washer and AC units exceed that price. Choice will hire the most undesirable quacks to come out. I had to have a drain unstopped and it took 3 weeks and the quack they hired and FINALLY a plumber that could run the snake down the line. I will never use them again.- Shirley C.

Cons:
1.) High cost for annual service.
2.) High deductible $60
3.) Every service provided has a long list of "Excepts"
4.) Pest Control (which is extra) is non existant
5.) Upkeeping Air Conditiong unit (which is extra) is on an appointment basis and only at certain times of the year. What it consists of a company coming out and telling you what you need to do to upkeep your system, you pay $60 for this...not actually servicing the unit.
6.) Key Entry (locksmith) - is non existant - they put in so many qualifiers that at the end only someone who is purple, born on 3/3/13 at 3;30 will qualify.
We paid up front for a full year service with Landmark - thinking they were high priced for a reason, they are it's to scam you out of as much money as possible.
1.) Forget about getting anything electrical completed - the exceptions will override everything.
2.) Forget about getting any plumbing fixed - the exceptions will override everything.
3.) They will not fix anything but simply say it can't be fixed and then give you a small fraction of what it would cost to actually replace your appliance.
4.) We called them out at least 10 times out of those perhaps 3 were fixed, 2 were replacements appliances (see #3) and 1 was a replaced water heater. It still cost us $380 + 60.
5.) Each contractor that came out would respond in a way that was favorable to landmark for not having to fix the problem. In other words, the problem was stated as one of the long list of "exemptions"...even if there was no evidence to suggest that was the problem.
6.) They also were horrible about keeping track of service calls and the result
DO NOT pick this horrible service. We had American Home Shield and that was so much better than Landmark.

FWater's EdgeWe had a leak in our hot water line In our main bathroom and were forced to use this company because of our home warranty. There was an access panel that made it easy to get to. The only difficult part was that it was next to the toilet so it could be a right squeeze. (We offered to remove the toilet). The technician said they would have to cut into the slab, which turned out to be completely unnecessary. They also stated that our plumbing was absolutely terrible and needed to be replaced throughout the entire house. I was very trusting of their opinion but I thought I'd still get a second person to look before I agreed to their services. Apparently the water's edge technician was not being truthful. I had someone come in from American Leak Detection and fix the whole problem in a couple hours. And he didn't try to "sell" me more services that I didn't need. I have never used water's edge ever again. It seemed they were just trying to get more money out of me.- Whitney R.

AThe Darville Company - Air Conditioning & Plumbing. Excellent service,. I had my gas turned off on Thursday night because of a gas leak.
I called them on Friday morning and they were there in approx. an hour. These men worked through their lunch to get the gas line in and the water heater in by the end of the day so I would not have to be without gas over the weekend. Everything went great

AAlliance Plumbing ServicesDanny and Steve showed up on time and took care to lay down drop cloth on the carpet. They removed the old tank water heater. They contacted the roofer and the electricians that are needed to setup the electrical outlet and seal the extra hole in the roof. While waiting on the roofer, they built a sturdy frame to hold the tankless water heater. After the roofer arrived installation took another few hours. They went over the operating instructions and reminded me to register the water heater. Both Danny and Steve were courteous at all the way through the installation process.- Hsing J.
