    Within a few hours of submitting my trouble ticket on-line, I received an appointment for service. Technician arrived on time and quickly determined the cause. A couple parts had to be ordered but only took a day for them to receive. Once the parts arrived, they were quick to return to install the parts and test their work. We've got hot water tonight! A very smooth transaction. Would definitely recommend!

    PRO: I liked being able to submit tickets online. That's nice. CONS: Pretty standard at first - There were a few issues that needed looking at after the home inspection. However, it's become clear that the contractors that Landmark uses are way sub-par, and the warranty coverages are incredibly limited. "Tune ups" are inspections are essentially ESTIMATES for work for the contractor (not even free - but $70 service call estimates- and they don't even "tune" anything up. Just tell you what work you'll need done that's not covered by the warranty). Which are *not* covered by the warranty. And if you are not satisfied by the service of the contractor, it's your word against theirs if they performed the service or not - because they cover only a limited number of times of a particular service. It took HOURS of phone calls to get a plumber out to visit for a 3rd time - because they didn't do the job the first two. (They didn't the third time either, but why should that be different.) And if you cancel, they'll pass all those charges - service fees, labor, parts, etc. along to you to prevent you from getting a fair refund. It's a waste of time and money to use Landmark Home Warranty, and my experience has me questioning the value of a warranty at all. Considering the service fees, the higher quality contractors, and the poor and limited customer service options, best to avoid LHW.

    I've been fairly happy with them up until the most recent claim that I've had that they're not paying out on our pool heater, so I've got kind of a mixed experience right now. A lot of times they've been good, but my most recent claim, I'm not thrilled about their service. They were pretty prompt at getting the vendor out and covering the repair. The warranty itself is about $800 a year and the service call was about $65. I'm not saving as much as I would expect to save. Quality depends on what provider they send.

    Had as home warranty. First of all, expect at least a 30 minute wait before your call is answered. Called for dishwasher repair (not draining). Technician looked inside and saw the water on bottom of machine, said drain pump needed replaced and that it would be covered by my warranty. AHS called the next day and said they won't cover it since technician said it is not normal wear and tear. I called a couple repair places on my own and they said that is normal wear. AHS did offer to send a second company out but it would cost another $75. The repair cost by the first technician would have been $250+

    Both instances had disputes in payment. The microwave we had was only a 18 months old, and after 2 service companies looked into the problem, it was only then that Choice decided to replace; problem was they offered a fraction of the retail price. After some stressful negotiations, they ponied up most of the cost and sent a check a month later. The other issue was related to our A/C unit, and again they refused to cover a repair a faulty part (capacitor) in air handler. Thankfully the A/C service tech/company gave the part & refrigerant boost as complementary to me; it seems they have customer satisfaction on their mind. So now its "0" for "2" with Choice Home Warranty, and I am seriously considering backing out of the remaining 2 years of coverage for a prorated refund. I will be speaking to their customer service.

    My service request was to replace my kitchen faucet that was leaking. It was a Moen that probably cost close to $200. when it was installed years ago. My Moen was replaced with a faucet and spray nozzle that was pretty cheap that felt like a cheap plastic. My Ex husband made the comment, ���WOW! Looks like they went all out and bought that faucet from dollar general! Let���s see how long that thing lasts!��� I hate to admit it, but this time he was right. When I would turn on the faucet, the water stream had no pressure. It was like a string of water that came out of the faucet. I would have to use the spray nozzle in order to get a forceful stream. Well yesterday, I reached for the nozzle and it broke. (That faucet had been installed less than 5 month ago.) So now, I have a little stream of water coming from the faucet with a broken spray nozzle. I decided I���m just going to have my son replace the whole thing with a Moen. I���ve always had a great experience with AHS. I probably won���t use AHS again to replace faucet fixtures etc. (I notified AHS about the problem soon after the faucet/sprayer was installed, but they said I would need to put in another work order. I figured, it would just be replaced with another cheap faucet.)

    I had to fight to get my pool heater covered. The only reason I was able to get it covered was because I brought in a manufacturing representative. They refused to renew my contract after 12 years. I filled a complaint with the consumer affairs department as well.

    I have been a faithful customer of Landmark Home Warranty for the last 2-3 years, and we have 4 accounts with them for all properties we have.  Over 2 weeks ago, our water tank heater was leaking, and we called LHW on Jan 04, and they scheduled a contractor to come to check the water heater tank. 
    After the contractor showed up in my place, they provided the information back to LHW.  6 days later I called LHW, and I they told me there are still reviewing the case and will get back with me shortly within the same day. 
    The next day, I called and followed up with them again, and they still don't have the answer.  Finally, after I called them over 5 times, someone from LHW provided me with the answer.  They told me either I can cash out for $373
    (option 1) or I have to pay extra $850 out of pocket (option 2) for them to replace my water tank heater.  I am very confused with these options as they are not really a solution.  I have been paying my home warranty in full amount for the last 3 years, and they are not willing to fix the problem unless I pay another $850 out of my pocket.  
    I am not willing to pay $850 out of my pocket because this is the reason I have home warranty in the first place in case if something broke, the home warranty will cover this.  
    As for Option 1:  I reviewed the contract again, the contract mentioned that they should reimburse up to $800, not $373 as they offered me.  They denied this and they gave me so many excuses to stick with $373.   I told them, their money would not cover the cost of the tank itself (50 gallon, natural gas heat), as they cost minimum of $400 in local home depot store. 
    Their argument is that is the wholesale price that they pay for water heater tank.  So, I told them, why don't
    you ship me the tank that you have and I will pay the shipping cost.  Jeremy, the manager of LHW, said we can't do
    that at all.  I responded "Why not?"   He didn't answer me.  The truth is that they can't get that price ($373) at all for water heater tank.  And then I response back to him, how about if I pay you $373 for LHW (in addition of home warrant fee ($500) that I already paid early this year) to fix my tank.  He said, he still can do it.  Bottom line: 
    LHW knows that to replace this tank with the labor cost if will cost more than $373, and they are not willing to pick up the cost/tab for it.   The fact is LHW is scamming people around right now by fixing things that is small charges (under $200-300), but when it comes to large item that cost more than $500-600, they will try to find a way to avoid that charges with all costs.   As
    of today, I have spent over 6 hours on the phone talking with them, and we still don?t have a solution.  I am
    reaching to their Executive leadership to solve this issue.
    Please be very careful before you sign up with them.  After they collected my money for over $2000
    for 4 accounts (4 properties) for 2 years, they're denying my right to get the service that is covered under their contract!

    Choice Home Warranty IS A RIP OFF!!!!  I have filed 3 claims with them since I took out the policy in August.  They have DENIED 2 OF THE CLAIMS!!  One for a leak in my AC evaporator coil, the technician they sent out told me that it could not be repaired, and the evaporator coil needed to be replaced.  Choice told me that they would not cover it because the leak MIGHT have occurred before my policy was in place.  KEEP THIS IN MIND, there is a 30 day waiting period for filing a claim once the policy has been written, and we are in Texas, where it is 100 degrees + in August.  We called in the claim as soon as the AC quit cooling.  THERE IS NO WAY WE WENT WITHOUT AC FOR 30+ DAYS! 
    I had American Home Shield for 15+ years, and I thought they were bad, but in the 15+ years I was with them, I NEVER had 2 claims denied.  Choice has denied 2 claims IN THE FIRST 3 MONTHS I HAVE HAD THE POLICY.
    STAY AWAY FROM CHOICE HOME WARRANTY!!!!  YOU ARE BETTER OFF FLUSHING YOUR MONEY DOWN THE TOILET!!

    Had them for over 1 year now the 2 contractors they sent out were fine,air conditioner and dryer. Plumbing problems a whole different story. They had the same plumber company come 5 times it would have been 6 times but their office gave me wrong time. Had 3 problem the one problem fixed first time, and second problem fixed after 2 tries and third problem has yet to be fixed. Yesterday they got ok to change the cartridge. He tried to get off, but after first time, my husband tried and stripped screw. He calls them he can't get off and AHS said not normal wear and tear. So after waiting on hold for over an hour to cancel service, another agent with AHS says it should be covered under wrongly done repairs and she talked me in to having them come back. Thought it was fixed but not. Do have to say the agents that answer phone after being on hold for over an hour are very nice and helpful, if only you got contractors to be that way.
