  • He just changed floor and tiles, did an extremely pathetic job for paint, all paint went inside the cabinets, tore down the wall for fireplace, left that in a hazardous condition. He didn’t change counter, mirrors, shower doors, faucets, light fixtures, left the paint half done, left my big cooking range out from its slot, didn’t provide refrigerator as per agreement. He left my home in a hazardous condition and half done after 3 months and payment of 40,000 out of 64900 (we already spent separately 10,000 of our allowance to buy fixtures, lights, tiles etc) he quit saying we are not paying him although he did not ask us anything. He lied and cheated on so many occasions,

  • We hired CURTIS BARKER SHARP for remodeling on January 21 and already paid and spent 75% of the cost. Now he want us to pay the whole amount which is left (25%) to finish his job although he barely finished half of his work in double the time he wrote in the contract. Now he backed off and left our home in a hazardous condition. He lied to us for every single thing, from coming on time to the delivery of appliances and crew. As of now 1- kitchen backsplash work incomplete 2- paint work incomplete (left the toilet area in master bath, left window sills, a thin layer of paint is all over my fine cabinets and pantry door handle, I can see the old paint under the new one regardless of providing him primer out of my own pocket. 3- took off the door and never put it back. 4- broke a door handle and never replaced/fixed it. 5- expensive cooking range is not reinstalled properly after getting a new floor , even the stainless steel backsplash which is a part of range is not installed back properly 6- paint on appliances . 7-refrigerator not delivered. 8-fireplace wall not fixed. 9- fireplace tiles not installed. 10- paint in living not done 11-cabinets in living not replaced 12- hanging lights not replaced in kitchen, living, foyer, bath , dinning etc 13- fireplace not fixed properly (as per code) 14- he was suppose to get the permit from city to do electrical wirring but he ignored the city requirements , he did all wiring and now we have a trip circuit and we are out of electricity in one third of the house. 15- toilet area paint is not done 16- bath counter not installed 17- toilet, shower doors, faucets, shower fixture not installed 18- vanity mirrors not installed 19- hardware of cabinets not installed 20-painted the island completely opposite color of what we picked 21- base of cabinet missing. 22-grout of the tiles in bath are already cracking.   • I spent a week looking up local architects who could complete the work. Again and again, I was told they were too busy, only do complete houses, or charged the same amount to my 600 sq ft room as they would for a 3000 sq ft house. I found Dave on Angies list, saw his great reviews, and gave him a call. He was absolutely fantastic. Saying Dave was extremely responsive to my email requests for changes is an understatement. He would literally be sending replies back, with changes complete within 30 minutes of my request. The final result was finished in around 2 weeks, which is WAY WAY WAY faster than anyone else I talked to could have turned it around. The builders who have seen his plans have all commented on how great the work is that he provided. I can't recommend Dave highly enough - I would use him again in a heartbeat.

  • We rate him below 1 star for the building process in 2011.  We also had drainage issues from the beginning that required putting about 8K into surface drains around our entire house.  Multiple engineers and the warranty company informed us the drainage was poor.  We have had some movement in our foundation and have had a 4th engineer come out to inspect our home who is working on a solution.  The warranty company who insures our foundation actually gave us the drainage site plan last year if that says anything.  We were out of pocket on that drainage cost, it was about 8K - some bids were in the 9K range - to put in the drains needed to get the standing water out to the curb. I contacted Mr. Garabedian about the drainage issues but received no reply.  Multiple inspections also told us our grade slope was incorrect, we thought that was fixed, but at our one year inspection the engineer said it wasn't correct.  We have also had cracked floor tiles, cracked stair stepped brick, doors sticking or not closing all the way, twisting sheetrock mostly in the garage, etc.  We also found out (our home is approximately 3 years old and the drainage was repaired last year) that we had not one, but TWO shower pan leaks in the downstairs.  In October of 2014 we discovered we had the first shower pan leak on the first floor guest shower, right next to our children's playroom. Mr. Garabedian said he would take care of it. The leak we were told was bc of the shower plumbing drain being set too high. We had mold, water and carpet damage. 3 sides bordering the shower. We are still waiting on the complete repair of that bath/mud bench area 7 months later.  Garabedian sent his tile guy to repair the drain, and the shower.  He did not employ a plumber to do the work to our knowledge.  He began to fix it in January of 2015, approximately 3 months after we found the problem and notified. Our bath was not useable during the Holidays unfortunately, and that was tough b/c it is our main guest bath downstairs off the family room.  We also did all the mold remediation ourselves, including the demo of the inside of an adjacent mud bench bc we had visible mold and soaked wood. Mr. Garabedian has been challenging to reach for the last 7/8 months, and has only been out to the house one time. It was during the repair of the guest bath that we discovered we had ANOTHER shower pan leak in our master bath. Our baseboards had swollen by the shower, just as they had in the guest bath. Both baths downstairs were now unusable. We hired an independent plumber once again, who said that the master shower pan is also leaking. That was in January, the shower was repaired by Mr. Garabedian in March of 2015. It is a travertine shower, and was actually patched on the lower half (about 2 feet), but the water damage ruined our adjacent tub surround and the travertine patch is very visible. We had another contractor out to look at it and he said that he doesn't usually patch travertine showers b/c the travertine is a natural stone and rarely matches.  So we have been waiting really since October 2014 to get our house back to normal but we have a hard time getting a response to schedule proper repair work from Mr. Garabedian.  It is May of 2015 now and we still have many items left on the list, and had been calling or texting him each week, sometimes multiple times.  After this long, we have resolved to finally fix the items on our own and just forward him the invoices. When we contacted him to inform him we did not get a response.  We have sent certified letters notifying him of the issues.   It's unfortunate that we have had so many hidden construction defects. We don't know when the repairs will be complete at this time,  We have kids and need to get our house back together again. This is our very first home.

  • We hired him to build our custom home in 2011. We rate him in the F range for that process. A year after we moved in, we were told by a structural engineer again to go ahead and install 8k worth of drainage in the yard. The engineer told us it was important to the long term health of our foundation. We heard this from 2 structural engineers we hired (one at our move in inspection and the other at our 1 year report) and again by the foundation warranty company engineer. We had standing water on one side of the house. We also had stair stepped crack bricks on the front of house about a year after we moved in and twisting sheetrock behind those cracks. A foundation repair company told us our foundation was heaving during our time getting drainage estimates. A year later we are still noticing movement in that none of the doors in the kids rooms and baths close properly, some not at all. We also now have cracked tiles in a bath on the opposite side of the house. The crack travels through the entire length of the bath travertine tile and under the toilet. We have another structural engineer coming out to look at our 3ish year old home again next week. The warranty company has been out but it costs $250 each time. In October of 2014 we also discovered we had a shower pan leak on the first floor guest shower, right next to our children's playroom. Mr. Garabedian said he would take care of it.   • Where do I begin?  We have built several homes over the years.  The last three have been in Southlake (2003, 2011 and 2014).  This is the first time we built with M Christopher and it was a WONDERFUL experience!  We will definitely build with them again.  Their staff is knowledgeable, friendly, accommodating, honest and responsive.  I can't remember the last time I received such outstanding customer service - from sales to construction to support and follow-up - they are all top notch.  
    Their homes are truly custom so we don't have to worry about another house being like ours. In addition to having a unique floor plan, all of our selections were limitless, unlike tract builders like Standard Pacific, Toll Brothers, Hovnanian, etc., who only allow selections from their pre-selected choices.  In addition to M Christopher homes being custom, they are of excellent quality.  
    Many of the items that other builders nickel and dime you on are standard in an M Christopher home.  Since many of the features you want are not "extra,"an  M Christopher home is a real value!  I can't say enough about the quality and VALUE of our new home. We feel like we moved in with significant equity, which always makes a new home owner happy!  
    We plan to enjoy our new home for many years.  When we do decide to sell it, we know that we won't be competing with five or six others with the same floor plan as is the case with so many of the homes being built in Southlake right now.  Most of the houses are cookie-cutter production homes.  A lot of the custom homes being built in Southlake are at a much higher price point (over $1M).  M Christopher is the only builder we found who is building high-end, quality custom homes in Southlake below the million dollar point.
    M Christopher builds all over the metroplex - on your lot or theirs.  I highly recommend that you check them out if you are building or buying a new home!

  • At first my experience was excellent. I had the entire interior of my house painted. I was happy with that and asked them to remodel a home office again the work was first rate. Then they started to work in the master bedroom and things got a little rocky. Time kept being added to the project and small things went unfinished. After trying the new fireplace it did not work. I began calling and was told that they were on other projects and could I wait seeing as it was not cold weather any longer. I agreed and felt sure that I would get the same good service. I was wrong. The owner will no longer return my calls. I have sent texts and called many, many times and have heard nothing.

  • They pride themselves in the sales office and design center on their "transparency."  My realtor and family were absolutely shocked at the complete LACK of transparency.  They base price of the home covers the lowest standards you could imagine...like carpet in the dining room!  So when you go to upgrade anything, the prices are extraordinarily high.  This is my second custom home, and the upgrades we had to do to make the house somewhat nice went from 649,000 base price of the home to 820,000.  The lot premiums on every single lot, design studio costs, horrendous standards that you HAVE to upgrade, and lack of communication made this the worst experience.
    Not only that, they pressured us to buy quickly by telling us that there were two other families looking at our neighborhood, and the next person to put a down payment on a lot would be the last one at that price.  We eventually ended up being those people, so the base price went ot 656,000 the next week.  Another two weeks later, the base price of the home we picked was at 679,000! 
    They made us fill out a satisfaction survery BEFORE we signed our paperwork agreeing to buy the lot and home.  Backwards don't you think??  They also would not let us see the paperwork or contract before agreeing to sign!
    I asked if at the end of the process if we could have a copy of our blueprints and we were told by three different people that it was impossible.  We are not "allowed to see our blueprints" even though the architecture costs and changes that we made to the floorplan were paid for BY US in our cost of building the home.  Apparently, "it's not our property."
    Oh, and when we went to the design center and wanted to use one of the measly sales incentives we got at the time of signing, we thought the $400 allowance would cover the #350 cast stone fireplace surround we wanted.  Oh no...we were told that to use the incentive, it has to be a fireplace surround of equal or greater value.  The next higher priced fireplace jumped from $350 to $975!  Good one Toll Brothers...good one.
    We signed our paperwork and wrote a check for $47,000 on Feb 9.  They said they would start building around late April or first week in May.  Today is May 31 and we still have a really pretty dirt lot :)

  • There is no part of our home that Darrell and his crew have not touched in some way.
    I will NEVER use any other contractor than Darrell. The one time I tried, it was nothing but pain and heartache. It took Darrell and his crew exactly 4 days to do a job another contractor could not complete in more than FOUR MONTHS. 
    He will stand on site at your home for 3 days straight to supervise his subs if he thinks it's necessary. 
    He will return your calls or texts within five minutes if you see any problem developing. 
    Should any member of his crew accidentally damage something, he will replace it immediately. 
    He will patiently discuss pros and cons of any approach to any construction problem, and explain it in terms a layperson can understand. 
    He will never leave you with a house full of subs that do not speak English, have a rude attitude, or that are careless with your property. 
    His subs adore him and will do anything to please him and his customers. 
    He will climb on your roof to fix a leak that has NOTHING to do with his work or the contracted job if he thinks it's the kind and right thing to do. 
    We have recommended him 15 times, and will continue to do so. Thus far he has completed 3 of our friend's construction work, and all reported being as pleased with his work as we were.

  • We contracted with them to build our home after reviewing both homes they've built and remodeling jobs they performed. They came in on-budget and on-time but more importantly, they are terrific, honest and honorable people. Their subcontractors are also great and I would recommend Harris & Son Construction without reservation for home building or remodeling.
