    Selman Home Inspections


    My real estate agent recommended David Selman and his company for 3 homes I was interested in buying. The first two inspections seemed pretty good. By the third inspection I thought Mr. Selman knew what things I was really worried about and were very important to have thoroughly inspected, like the electrical system. I had walked away from the previous two homes for several reasons, electrical issues being at the top of the list. I ended up buying the 3rd home after having the seller fix all items listed in the report. However, to mine and my family?s horror, the third inspection was not what we had believed it to be. Unfortunately, we did not realize this until after we moved in and started having some work done. Mr. Selman did the inspection himself. He totally missed a bird nest, yes I said a BIRD NEST, complete with baby bird skeleton in the main electrical shut off panel which was right next to the meter.  He also did not find that the home had aluminum wiring which had been connected to copper although only a small percentage done up to code with the majority of the plastic connectors burned or even melted. He could have found these things if would have simply looked. These things were not hidden under anything, nothing had to be moved to get to them. Needless to say if these items had been on the report I would have walked away from this home like I did the first two. When I contacted him he said he was not responsible and that ?a home inspection is not an exhaustive list of defects? and a bird nest in the main panel was the least of the issues with the house. After getting over the shock of his reply, I explained that I had all the issues he listed fixed by the seller prior to escrow. This did not matter and he took zero responsibility for the ?over-site?. I have paid out over $10,000.00 to fix the electrical issues that were missed by Mr. Selman.

    My real estate agent could not believe Mr. Selman?s attitude and wrote him a letter urging him to work something out with me, but he refuses. Mr. Selman likes to post what a devout Christian he is on his Facebook page but his actions say something entirely different. This is very sad. The tag line in Mr. Selman?s email says "Accurate Investment Protection You Can Trust". I trusted him and look what happened.

    To add insult to injury I now get junk email from him every other week and also get emails from other service companies he must have sold my address to just like Kendall Wiley says.

    Please, do not put your family?s safety at risk or find yourself with costly repairs as a result of using this company for a home inspection.

    Our new home is a fixer-upper.  A 1968 model, the home has aluminum wiring and multiple homeowner installed electrical additions.  The entire electrical system of the home was a major concern for convenience, appearance, code compliance and safety.  We hired Mr. Howard on the recommendation of a friend and were very pleased with the results.
    All of the non-compliant issues found on our pre-purchase home inspection were corrected, as were several other issues Mr. Howard discovered during his work.  While they were at the house, we had them take care of everything electrical on the home to ensure it was done properly: new recessed lighting, new switches & dimmers, new outlets, rerouted switches, etc. 
    We now have a home with beautiful lighting, intelligent, logical and safe switches and dimmers that improve the functionality of the home as well as the aesthetics.  
    We are very glad we hired Daryl and Justin to do the electrical work on our home it looks fantastic and is certainly much safer. We would definitely recommend them and will be hiring them again when it is time to do more electrical work with upcoming projects.

    A-1 Guaranteed Foundation Repair
    A1 Guaranteed Foundation is an extremely professional group. They sent  a schematic of the work they suggested that needed to be done and reviewed it completely with me. I scheduled the work.  They arrived on time with a crew of six or so. They had the holes dug and the piers installed in very short order. They reviewed everything they were doing each step along the way.  When they were done the yard actually looked better than it did when they arrived.  They took the time to make certain they did not disturb the sprinkler system and made sure that there were no visible leaks.  Before they would certify the work they had In-House Plumbing come out and do a complete inspection for any possile leaks caused by the lifting.  If you ever need a plumber I would strongly encourage using In-House.  They did a great job and continue to follow-up to make sure there are no issues.
    I would highly recommend using both of the companies should you need their type of services.  I could not have been happier.

    He was easy to schedule and estimated his time on site well.  I was able to accompany him on the inspection (highly recommended with him and any inspector)  He was able to answer questions as we went and we flagged items that required attention.  His knowledge and experience allowed him to know what the typical conditions should be based on the age of the home and where the issues were minor or major.  
    This is the second property I've had inspected in Texas, and Robert really raised the bar for me on what should be done.  He had some specialized tools that the first company did not bring and used them to help us sleuth a hidden compartment in the wall.
    Overall, pleasant, professional and thorough.  I will use him specifically again when we next decide to move and highly recommend him.  He saved us from taking on over $25,000 in hidden issues that would have been otherwise become our problems.  We were able to bring these items to the current owners attention and negotiate accordingly.

    He recommended I use a company that offers a new technology that injections foam to lift the slab instead of lifting the walls. I am waiting for that company to call me back.  The cost of the evaluation was reasonable. He was very thorough and professional.

    When it comes to buying a house not all home inspectors are equal. I chose Mark because of his educational and engineering background, and of course the Angieslist recommendations. From an exhaustive search Mark was the only inspector I could find that  digitally plotted the level of the foundation, used thermal imaging to identify water and plumbing leaks, electrical hot spots, missing insulation etc etc, and a high tech gas meter instead of the soapy water used by many inspectors.


    Yes, he is pricier than an average inspector --- but honestly you get what you pay for. If you have any suspicions that the home you are about to buy is hiding a deep dark secret- DO NOT HESITATE-- HIRE YELLOW HAT INSPECTIONS!

    I was able to make an appointment with Yellow Hat Inspections the night before. He arrived on time and was very professional. Mark conducted a full  house, pool and termite inspection. After his inspection he walked me through and pointed out areas of concern. I received my 70 page report the following day. It was clear and easy to read.

    I forwarded a copy of my report to my realtor and he said it was the best and most detailed report he had ever seen, then asked for Yellow Hat Inspection's phone number. (Yeah - he's that good).

    I will be using and recommending this company in the future.
