    Choice Home Warranty
Vendor first checked units in attic. Water in pans. Told me to get water out with towels. Then went outside and diagnosed faulty fan in unit. Next day we had to remove water from pans 2 times. Vendor did nothing to diagnose inside unit leaking. I need help!

Terrible response and resolution time. Please DO NOT sign up with them for the home warranty and regret. You will waste your time in a endless phone conversation begging them for help. They don't even let us escalate our problem to their upper management. Their sales pitch is blue sky but once we sign the contract, we are done. When we approach them for a repair request, true colors come out. They assigned a plumbing company to fix a plumbing leak to my 2nd floor master bath and they came but did not even report the diagnostic to the company even after 5 days. I tried reaching the plumbing company and finally asking them to reassign it to another plumbing company. It is more than 2 days and am still waiting. Their authorization is very weird and it looks like they cannot check the coverage and approve the repair and they wanted 48 hours minimum SLA to authorize the repair. Overall, their dispatch team, authorization team and also the partner repair company I was assigned all did a terrible job and my problem is still resolved. Am looking for other options to fix my immediate problem.

Our air went out and it was 100 degrees outside!  We called Choice and they opened a claim and gave me the number to call the HVAC company.  This was at night so the air conditioning company was closed but they called me first thing the next morning.  They were out there that day.  There was a part that had broken and had allowed all the freon to leak out.  They didn't have the part on hand and had to come back the next day.  They came back the next day, got it fixed in about 5 minutes and we had glorious air again!  The technician was very nice and explained what had happened.  Highly recommend!

    American Home Shield Home Warranty
I go through them sometimes and I have mixed feeling about them. You can elect to cover as little or as much as you want and for a yearly price they will cover it. You have to use their providers. Sometimes their providers are good and sometimes they aren't. Sometimes they want to keep fixing something that's obviously broken rather than replace it. That's my criticism. I've had them for many years. I live alone and so I feel like big ticket items, like if I have to have my air replaced I can go through them. Over the years I've had water heaters replaced, air conditioners replaced. I think the price is a little high but if you need a big item replaced it is totally worth it.
I think that sometimes they don't use the best products that are available. I think that like everybody they are trying to get by with the least that they can do it with the contract for these companies. It's that kind of a thing, price driven.

    Americas Preferred Home Warranty Inc
My senior parents purchased a home in Tennessee in October of 2014. Because the home was built in 1997 and still had the original HVAC system which was approximately 17 years old, they were relieved when the seller included a home warranty policy from America's Preferred Home Warranty (APHW) at settlement.  The seller had completed some repairs on the system in the weeks before she put her house on the market, and those receipts and paperwork had been provided to my parents (the buyers) before closing. The house was put on the market in July, numerous realtors had shown the house and the cooling system was properly functioning. When my parents put a contract on the house in August, the house was cool and comfortable in some very hot southern summertime weather. The air conditioning system continued functioning throughout the end of the summer until the heating season arrived. Fast forward to late spring 2015 when my parents went to turn on their air conditioning system and it was blowing out only warm air. Knowing they had a one-year policy to cover the HVAC system, they contacted APHW to find out how to handle a repair. One of the best aspects of APHW starts here. Not only do they handle warranty service problems 24/7, they put you on the phone with an actual person somewhere in the United States. So you?re dealing with someone who knows the ?lay of the land? on some level. After issuing a ticket number for the problem, you are then free to use a service company of your choosing to diagnose the problem. There is a specified system to then follow to get approval for those repairs, but APHW makes it very clear what steps must be taken.
In my parents? case, there was some question about repairs which appeared not to have been attended to by the previous homeowner ? a kind of pre-existing condition which then became a subject of discussion with APHW.  After looking at the details of the case, however, and examining the repairs which had been undertaken by the original owner, in addition to also considering the fact that the air conditioning system had been working for months after my parents bought the home, APHW agreed that the warranty would cover the HVAC system, and as such, a portion of the air conditioner replacement cost would be covered.
Anyone who has ever had any kind of insurance ? whether for health, home, auto, etc. knows how much documentation is required before any insurer will honor a policy. APHW is no exception to this. That said, once presented with all the facts, they did the right thing and covered not just a smaller repair amount which would have been only a temporary fix to the problem, but they actually endorsed replacing the entire HVAC system and paid for a portion of that which was a much higher amount overall than just a temporary repair to a coil would have cost. I believe the representative actually took into account my parents? ages and understood our concerns for their long term well-being and comfort. The APHW policy which came with their house was a security blanket for them, and APHW acknowledged the value of that in making their reimbursement decision.
It's nice to know there are still companies in America which put a human face on their service and their customers and actually 'do the right thing.'

    Old Republic Home Protection
I used the service many times and the services covered more than my cost of coverage. My dual A/C system never failed, which was the initial reason why I bought the coverage, but other 'nickel and dime" issues more than made up for the cost of the warranty insurance premiums for me.
    Pros:
    - Reasonable response time (I never had an 'emergency issue).
    - Professional customer service response to coverage questions/disagreements.
    - Competitive coverage cost.
    - Covers everything the terms of coverage describe. Be sure to ask if you have a pool with a chlorination system, as this is not covered by the basic pool coverage and must be added.
    Cons:
    - Coverage cost increased each year
    - Co-pay amount increased from $55 per instance in year 1, to $75 per instance in year 2 to $100 per instance in year 3.
    - The contractors they use are not my first choice, but the work got done.
    Experiences:
Within a week of buying my home, the pool showed signs of a problem, as it was beginning to turn green. I called the Old Republic Home Protection ("ORHP') and they sent a contractor out within a day or so. It turned out that chlorination system failed. The system needed a $1,100 repair. The contractor called ORHP and requested approval. The approval was initially denied, because the basic pool policy does not cover salt water chlorination systems. I called ORHP and stated that the policy description was a bit misleading because this lack of coverage was not clearly stated anywhere online or in the documents I received after purchasing the policy. ORHP agreed with my observation and offered to pay 50% of the repair cost. I was satisfied with this concession and went forward with the repair. My cost savings for this one repair was about $550 and within the first month of coverage.
The next issue that occurred was a pool pump failure. I called ORHP, the contractor came out and diagnosed the pump as having failed and needed to be replaced. ORHP immediately approved the replacement and an identical new pump was installed. My only cost was the standard co-pay. This was another $500 cost savings for me.
I am buying an older home now and will be buying an ORHP policy, if they offer septic coverage. I have not researched this yet, but will stick with them if they do.

When they came out they found out the fan blower was not working. This is a difficult problem to diagnose but the technician stayed with it till he found the problem and fixed the problem. A lot of people would have gave up but he did not.

We really feel safe knowing that we have this company under our belt. They cover most of the expensive items you normally have around the house and to know that all you have to pay is a small deductible to replace or fix them is really helpful to us. We had a 50 dollar off coupon for signing up so the fee was less this in the price we show for the year's service.
