"We are extremely satisfied and happy with our contractor
and his team from
who handled the renovation on our home."
was very knowledgeable, through and accommodating to our wishes and needs. He always responded in a timely manner with all our questions and concerns and kept an open line of communication. Lastly we are very happy with the workmanship and the quality of his work, the end product was exactly what we wanted. .

-vinay P.

"I had a small, old, pink bathroom that was in total disrepair. The floor was so rotted that parts of it fell through the ceiling in the kitchen below.
" has transformed my tiny bathroom. It is now beautiful! They have done this at a very reasonable price given what they have done. They could certainly do a lovely bathroom for less, but I chose upscale products. As things progressed, I changed my mind about many things-tiles, bathtub vs shower, heat source.
stuck with me through all of these changes. Their customer service is amazing. I now have a gorgeous bathroom with a heated floor, a custom shower door that fits the space exactly and beautiful glass tiles.
goes the extra mile.
in particular worked with me throughout the entire process. He was always there trying to make me happy. I highly recommend

Angie's Answers

This part of Don's answer follows my thoughts exactly:

"You want to deal with a professional person that is selling you a bath that was not working as a cashier a few months ago."

Do you go to the gracery store and ask for someone to cook your steak?  Of course not.  So why would you go to a building supply store and ask for someone to remodel your bathroom?  Rarely will you see a legitimate contractor take jobs from a retailer.  Why?  Because they don't pay much.  Speed is the most important thing to them, along with getting it done cheap so they can maximize profit.  About 10 years ago I worked on a few contracted structures (sheds, garages, etc.) from Home Depot.  They contracted to another company who then contracted people to build them.  At that time they paid a flat $250 for a contractor to pick up the supplies, build the structure on site, paint it, and use their own tools.  By the time the cost of a helper, fuel, tools, etc. was factored in there was nothing left for the contractor.  Anyway, the point I'm making is that the guy who will eventually show up to do the work will be so far down the line that everyone else has already taken the profits (Home Depot, ReBath, possibly someone else, and finally the guy working) that he probably isn't going to care what kind of job he does for you, quality or not.  He likely won't have much experience due to a high turnover rate and any experience he does have will probably be limited to his teachings at that job.  He probably can't answer any building code questions or identify other hazards once things are taken apart and he certainly won't do anything he doesn't have to while it is apart.

Another problem I've heard of repeatedly is that if (when) there is a problem there is always someone else you need to speak to.  You might have to talk to 4 or 5 different people before you can even get to someone that can address the problem.  Now multiply that due to having (at least) two separate companies involoved.  "You need to call ReBath."  "No, you need to call Home Depot."

You hire a general contractor for a reason.  We learn, understand, and keep up on building codes.  We are the one point of contact for all questions and issues on a project.  There is no manager in some other store, state, etc. to call.  You contract a GC and deal directly with that GC, or a site supervisor in some cases.  There isn't a huge chain of command to get through to reach the main decision maker for the business.  In a bathroom remodel you need someone who can do the plumbing, repair and/or move any electrical, install tile/flooring, drywall and paint, trim carpentry, and someone to coordinate all of that.  Sometimes you can find a qualified contractor to do all of those things and sometimes he will sub-contract out certain components (especially due to licensing laws) but you will always have that one definitive person to go to for any questions or issues.  A salesman in a store doesn't visit your home throughout the project to check on the status.  Even if he did, he likely wouldn't now what he is looking at.  The same goes for a retail manager.

Hire someone who specializes in taking care of your home.  Hire based on reputation & knowledge/experience.  You are right that not every customer can be happy so an occassional bad review can be found on just about any business.  Read the reviews, not the grades (they are always biased).  Look to see if the contractor attempted to rectify the problem, not ignore it.  Lastly, unless you want cheap, sloppy work and a whole heap of other troubles, don't hire based on a low price.

You gave a good description, but without seeing some photos and maybe even the space itself it would still just be a guess.

A few years ago we replaced a significant load bearing beam to raise it up a foot in the new kitchen.  It was nearly 17' long with a new LVL beam.  For us this was pretty reasonable.  The LVL was about $250.  And maybe 12-15 2x6s, to temporarily support the ceiling joists, were probably like another $75.  The labor was $800.  There was also some finish work done afterward, but that was worked into a much bigger job for the entire floor.

Technically speaking, it is likely that you need to have something spec'd out by an engineer or architect, to calculate load, etc.  I don't know your area but in most places "a mere contractor, GC, or carpenter" is probably not allowed to just rip out a load-bearing wall without someone who is qualified to do the load calculations (which will be VERY conservative.  A brand new LVL will be VASTLY stronger than it really needs to be, but it won't be expensive.  The typical contractor will be like "hey we'll sister up two 2x12s", and not really know if that'll do the trick or not.  I'm not saying that all guys are like that, but ... it is what it is.

What you are talking about is probably at least a bit more involved and I'd love to give a good estimate but it's hard to say without a better understanding of the space.

You may be looking at $1500 - $3500?  It depends on too many specifics that we just can't know without a bunch of photos, and maybe even opening up a wall or ceiling to see exactly how temporary supports could be installed, and where the permanent beam/header could be placed and properly supported.  Your span isn't all that big so if at all possible I would do it without columns - it'll be much nicer.

If I were you I would first have a quick consultation with a "professional engineer".  They are qualified to calculate load etc - and cost a lot less than a full architect.  In my experience, an engineer just wants to provide a quick, proper solution without a lot of extra BS.  My experience with architects has been less than favorable.  Too much drama and expense and he actually spec'd things wrong and my carpenter had to pick up on it.

Sorry I couldn't be of more help.  Good luck!!!

Hair spray is one of those things that is really bothersome.  We've run into this alot unfortunately.  And NOTHING we've found will actually clean it off.  The problem is that if you just paint over it, you still see shiny spots wherever the hairspray was.

Our companie's policy is to prime the area with any bonding primer.  This will seal the hairspray in and not let it affect the next coat of paint.  It would also be a good idea to lightly sand the area first.

Our recommendation for primer would be Zinsser's BIN Spray (red can) and can be bought at most paint stores or home improvement stores.  Other than that, any thing that specifically says "bonding" for a primer should be adequate enough.
What I always ask my customers regarding this question when remodeling bathrooms is how good they will be about maintaining and cleaning the new bathroom, especially when the old bathroom is obviously neglected.  If you are one of those people who wipes the glass down after a shower and cleans your bathroom every week or two you really don't need to spend the extra money.  If you are at the other end of the spectrum and clean it when it finally bothers you enough it may not be a bad investment.  I've had customer tell me they can tell a difference compared to their old glass without it and others say it made no difference at all.

Remodeling reviews in York

I rarely post reviews but we had such a good experience with Armagan and the
York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
team in Bethesda. Definitely use them! I took a very long time researching contractors--I got three quotes for the kitchen from Angie's list contractors, they weren't the cheapest but not too pricy and willing to negotiate and very responsive. (Some of these contractors don't even call you back) Armagan was very patient going back and forth on the kitchen design before the process. (Kept up when I changed my mind and never made me feel rushed.) The selection of cabinets was good. We didn't get anything too fancy but had the option if we wanted. He worked within the budget and was very honest about cost of upgrades. They do not do appliances but they will install whatever new or old appliances you have, which was great because I am picky. I probably visited their showroom 4 times to look at stuff (and change my mind.)
York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
in the showroom always made me feel welcome. It was about 6-8 weeks for them to start the work. It took about a month total to finish. A little longer than expected, but I should have expected that. The team was very professional. First day we were introduced to
York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
who ran everything on site. He gave us his cell number and was very responsive whenever we had any questions or problems. There were about 5 guys total, 3 regulars who did all the heavy lifting, all very professional. Showed up every morning exactly at 8- the agreed upon start time. And worked through til at least 5 most days. They work really hard, got in and get out. (They took over our garage for 4 weeks, which I didn't realize there was so much stuff, so get ready for that.) But they were really clean and considerate. They arranged the granite job through granite ASAP. The ONLY pain in the neck is the granite warehouse is in Virginia - so you have to trek out there to pick your slab,( which we Marylanders don't always like to do??.) They did a beautiful job on the counters. Everything flowed really nicely and I didn't have to deal with anybody, they did everything. Electrical, demo, plumbing, granite, lights, backsplash. There were a few days we waited for stuff, and a couple minor bumps and problems, but they worked to resolve everything. They did not nickel and dime us, they made everything how we wanted it and asked us our preferences. They always came back to fix the few things that needed adjusting or we didn't like- within a day or two of asking.. They kept checking to make sure we liked everything. I really don't have anything negative to say about them. I will probably have them come back and do our bathroom!

The finish was fabulous! It took longer than anticipated though. The contractors were fabulous!
York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
was attentive and punctual and true to his bid, which i have never encountered with all the remodels i have done in the past! They did a fabulous job on all that they did. The tile was great. but there was an issue of timing when it came to the sub contracted which i have found out has been rectified since my remodel! Daryle answered all my questions, texts promptly. He came over to my house to answer
any questions and concerns and Actiually went with me to order a shower door and help with that process!!!!!
Who does that? I repeat who does that?????
If you want to hire honest trustworthy people these are the guys for you!
Can't say highly enough for them!!!!

We really enjoyed working with
York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
to finish our basement. Their whole team was great and a lot of fun to deal with. They kept us up to date on progress and we always knew what to expect next. The space turned out great and the design makes such good use of the entire basement. The bathroom was finished with a tile floor, sink with a custom vanity and toilet and they even managed to design it to fit a full tub like I had hoped. My husband is a huge craft beer fan and was really psyched about the small bar area with a stone counter. I worried initially that the area would be cold as basements can sometimes be but they made sure it was insulated well and the carpeted floors ensure it is a warm relaxing place to hang out. We love to entertain and this is a place we love to share with our friends.

Now that this project is over and I've had time to reflect on it, I'd like to tell you what I think about your company and it's service.
Because of the horrible service
York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
has provided I have been without a kitchen for six months. This has not been a minor inconvenience. I really just last weekend got the cabinets finished. Every single thing that could possibly go wrong did and was not taken care of in a satisfactory manor.
1. Bad measurements with the 33" sink base that should have been standard 36". I won't even get into the other measurement issues that had to be compensated for. This delayed the cabinet installer and counter top installer forcing them to reschedule their work. This cost every one including me money. I live in far South
York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
and my installer had to make an additional trip way up North to your location to pick up the 36" when it came in which I had to pay for and I was charged an additional payment of $530.81 for the 36" screw up you guys made. You guys should have delivered the cabinet and eaten all this cost. Instead you bill me additional money for the cabinet and made me pick it up.
2. Two drawers are missing and I am having to pay my cabinet guy to build them, rails and all which I had to find and buy.
York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
finally materialized the drawers - wrong size and no rails and an additional charge of $135.31 - you should have eaten this cost too.
York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
basically threw them in my lap and said figure it out. I had to cut a couple inches off the back of the drawers and rebuild them. For some reason he was unable to provide me with rails or the company where I could purchase the rails. I asked him repeatedly for the company where I could buy the rails. Mind you I had already paid for all the cabinets and drawers in full. Over the course of two weeks in my "spare time" I searched and called until finally finding the company on my own. For future reference so you know where to get your own rails the company is DAKOTA Premium Hardwoods and Millworks.
3. The lazy susans were missing and had to be brought out and installed. They tried to charge me for those too but I was able to produce a receipt which proved I paid for them.
4. Four of the doors where put on backwards and had to be reversed by my cabinet guy. This cost me money for the cabinet guy to fix.
5. There are still shelves missing.
York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
said he would get them to me. It's been three weeks - not a single word. I don't expect to hear anything.
I think you guys should have eaten the profit on this job. This job was so badly botched there are not words to describe it. If I had known I would have never used your horrible company. I'll be sharing my feelings about your company so that no one else should ever have to experience what I did.
- Michael C.

We hired
York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
to repair the floor in our kitchen. They sent someone out to review our needs and help us figure out the best route to take with the repair. They were on time, laid floor mats down to keep the dirt out, and were accommodating and respectful to our dogs (making sure Boomer and
York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
weren't in the way). The floor repair they did saved us from having to redo our whole floor. All in all, what I really enjoyed about working with them was their ability to problem solve as well as help me manage when and when not to repair and how to move into a full remodel. I will be contacting them when we're ready to do our full remodel.

- Mark Y.

It was a good experience working with this company. We had a leak inside the wall for a while now and i tried to see what it was and came to a halt in the repair. I contacted
York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
and asked him to see if they can fix it and replace the broken faucet.
York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
came over and checked the problem and quote us with the price for the repair. His workers came over and fixed the problem and than replaced the tiles in the shower walls that they took out in order to replace the shower faucet.

- Lenard D.

It was a fairly
York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
job. The door jambs and door stops were installed correctly (even and plumb), but the door was slightly warped and didn't close flush with the door stop.
York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
pointed this out and tried to make an adjustment to correct it, but whatever he tried to do didn't work. There's still a 1/4-inch gap between the door and the stop strip along the upper portion of the doorway. The other thing he did that was subpar in quality was the spackling work. He only spackled the nail holes, and did a sloppy job of that (uneven and unfinished). The gaps between the edges of trim boards, jambs and stops were not spackled at all. I had to scrape off the clumps of spackle left over the nail holes and do my own spackling of the gaps along the edges where the different components come together.

The scheduled time frame that was explained to us as to when the work was to be done went smoothly. The workers were very courteous and respectful of our home for example: covering the stairs and floor where the work was to be done . The tear out went very smooth and leaving no mess behind. The Granite, backsplashes, and Pluming were done with experienced workers and the detail of workmanship was outstanding. The design and the colors blended in perfectly with our home interior. This is the second time that we have used
York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
and Remodeling and are Extremely Happy with our experience.
