    Crawl Space Doctor- Charleston
We couldn't be happier with our encapsulated home. Honestly, we were skeptical. Would this work? Was this worth the money? Yes! We noticed dry floors as the product was being installed. We noticed the air conditioner was running much less and temperature in the home was more comfortable. We are so pleased with this investment. I feel like encsupation saved our home from expensive repairs. It feels better insulated and our ac unit no longer runs continuously to remove water. I feel better protected against mold and mildew. Plus, there is an added barrier to protect against pests. Not advertised but I think it will deter against termites. Greg has been out multiple times to check/adjust the humidity. The workers were professional and the work was completed on time. My husband and I are now hiring them to install a system in a rental home. Best investment I ever made!

I was amazed how clean and sealed off my crawlspace was. Greg and his team did and excellent job. I had bad luck twice before with contractors that did a sorry and incomplete job of sealing my crawlspace. The job done by these guys gives me full confidence that
I will never have a problem with my crawlspace again. I know I can count on Gregg in the future and am rest assured of getting high caliber professional service.

American Foundation and Basement Repairs, LLC
Prior owners of the house had had extensive work done on the foundation, but we still had very undeven floors and problems with it. They realized the pillars that had been put in prior were on top of cinder blocks and were shifting at different times. They removed all of them and replaced them by drilling down and concreting in new ones. Ours floors are much better, but of course we have cracks over doors etc which is to be expected. They were very professional and easy to work with. They arrived on time every day while they did the work.
I would definitely use them again and would recommend them.

We initially called Clean Air, a part of Earthcare Carpets in Johns Island to come out and give us an
estimate on how much it would cost to have our air ducts cleaned out. The house
we were looking at buying had been empty for nearly 3.5 years and we were worried
about moisture and mold issues in the vents. Clean Air owner came out, stated
he'd give us a quote for cleaning the air ducts, but asked if we had anyone to
clean the carpets yet, and to also do a crawlspace encapsulation to ensure
clean air in the house at all times. He stated if encapsulated, we could also
utilize the crawlspace in the future for storage as well. He claimed if we
would offer him the jobs of cleaning the vents and encapsulating the
crawlspace, he would include cleaning the carpets for free. However, we'd still
need to pay Clean Air $600 to re-stretch our carpets, since they were buckling.
We agreed and the cost for all the work was going to be about $11,500 with the
bulk of the price ($10,000) due to the crawlspace encapsulation. All jobs were
supposed to take around 2-3 weeks to complete. Per Clean Air's owner, Clean Air
had been installing crawlspace encapsulations since 2008 and they had also
replaced other faulty crawlspace encapsulations from other companies. In fact,
the owner stated he'd just ripped out a crawlspace encapsulation of the company
we'd called earlier to give us a quote to ensure moisture control under our
home. This reassured us of Clean Space's ability, and we selected them to do
    all three jobs for us.
Air ducts were cleaned first. Clean Air's personnel were professional with the exception they did not
take before and after photos (as promised by the owner), nor did they fully clean up the debris removed for the air ducts. So with no before or after photos, we cannot fully state Clean Space's work was efficient.
Carpets were cleaned next. Technicians came late in the evening (after 5 pm),past their scheduled time earlier during the day, and left during the carpetcleaning service and returned to the house around 8-9 pm to complete the job.
The house was empty at the time, but we had to leave it unlocked so the
technicians could get back into the house to complete the carpets. When we
arrived back at the house to lock up for the night, the carpet cleaning job was
being completed... This was after 10:30 pm that night. Stretching was not
completed during the carpet cleaning time, as the technician stated the carpets
needed to be dry for stretching to occur. Lastly, the carpets were cleaned
without applying stain remover to the few spots the carpets had. When we asked
why, the technician responded that we were receiving the carpet cleaning for
free, and that we'd have to get the owner back out to take care of the spots if
he would for a charge at the time when the carpets would also be stretched. We
spoke to the owner and he stated the cost to stretch the carpets would cost
$600... We said okay.... Carpets remain okay due to stretching, but the spot
removal didn't work. Spots reappeared 3-4 weeks later and were darker.
The Crawlspace Encapsulation began in the second week in January (We moved into
the house the first week of January). From the beginning, we worried about this
job. To get everything in that needs to be said, we are going to abbreviate the
facts as we now know them to be so.... The encapsulation was supposed to take
between 1-2 weeks starting January 7th, 2013. However, it is still not complete
as of this day, July 9th, 2013. Clean Air stated they were coming in for the
wrap up of the job (3rd week in January 2013). It was at that time, we went
underneath the house to view the work done and found the job condition
appalling. At that time, we called Clean Air, and reported the following.....
We also began taking photos (I'll gladly send you photos if you contact me).
    Here are the facts:
    1. Clean Air sent two younger men to our house in plain clothes and an unmarked van to implement the
crawlspace encapsulation. We later found out the two individuals were
contracted though Clean Air by the Clean Air owner through word of mouth. Clean
Air's owner stated he'd never used these individuals to do work for Clean Air
    2. The two men arrived at the house between 10:30-11:00 am each day and left
    between 3:30 - 4:30 p.m. for 7 business days. I don't recall if the men left
    for lunch.
    3. The men drove the van through our yard without permission and left large
tire groves throughout the entire yard. The Clean Air Owner said he would fill
    those groves, but he did.
    4. The men never worked a full 8 hour work day.
    5. The men did not grade the crawlspace floor, as per the contracted quote
received by us from Clean Air.
    6. Debris had not been removed from the crawlspace (all debris was supposed to
    be removed, per contract).
    7. The men left sharp rocks were underneath the liner, and the liner was
already cut in a few spots.
    8. Drain pad was never
installed per manufacturer's suggested installation instructions. Drain pads
are an integral component in the Emecole Moisture System. Clean Air proposed
installing the complete Emeseal System to us. Instead, they installed no drain
pad, deceived us into thinking the drain pad would be installed by presenting
us with Emecole's brochure that shows drain pad installations as a vital step
in the Emecole's Encapsulation System. When the quote was accepted, Clean Air
never stated they would not install the drain pad as part of the encapsulation
    9. Liner was installed incorrectly. It was overlapped and seams between the
over lapped areas were single taped at the surface of the liner vs. being
double taped at the seams and taped topically as well, as per Emeseal's
(Emecole, Inc.) verbal and written install instruction guidelines supplied to
every Emecole contractor. Clean Air's install causes water to seep through the
liner and puddle upon the surface of the liner where liner connection points
meet. Over time, this will degrade the liner, cause possible mold under the
liner, and prevent the liner from ever being completely sealed in a hygienic
    10. Liner is not flushed with the top of the crawlspace wall, nor is the liner
sealed either on crawlspace wall. Rodents have penetrated the unsealed areas on
the crawlspace wall, & outside light is seen in areas where liner is not
    sealed completely.
    11. Area under the causeway was never completed. Completion of this area occurred
    much later.
    12. Main air duct was damaged during installation, and we were without heat for
1.5 weeks in the middle of winter. The temperatures were around the 30-50's. We
were in a new house with no heat. Air ducts were finally repaired after
repeated phone calls to Clean Air owner.
    13. Metal crawlspace door taken and we were left with a wood door that was
supposed to be custom made, insulated, and attached to our crawlspace. What we
received was a non-insulated, nonattached, wooden door that falls out of the
crawlspace opening that has to be kept closed with a 40 lb. bag of garden
    14. Crawlspace Encapsulation was done without any Clean Air Supervision.
    15. Initial request to perform work under the house was scheduled,
but Clean Air could not make appointment times, and therefore showed up at erratic
times and whenever the owner found a moment in his schedule to send individuals
    16. After our initial reviews were made of the install, we tried desperately to
work with Clean Space to correct the issues.
    17. Clean Air owner would not return phone calls. When he did schedule a time
to look at the system, he stated in March he knew the system was installed
incorrectly. He had fired all his personnel in attempts to hire new people,
train them, and get our system corrected, even if that meant removing the whole
system from underneath the home and reinstalling a new system correctly. These
were all untruths to keep us at bay long in hopes of having our system
    18. Attempted system corrections were done without phone calls to us to request
proper scheduled appointments, and instead, Clean Air sent varying personnel
over at varying times to work under the home without any notification to us. We
would hear something under the home, look out, and Clean Space was there. We
confronted them as to why they didn't ring the doorbell, or call first to alert
us they were coming. At other times, Clean Air personnel would arrive at our
home, do work, and take photos when or when we were not there to cover Clean
    Air's basis.
    19. Our Contract Terms: Initial deposit upfront for materials and pay full
balance after all work completed. The initial deposit was made, and after the
2nd week in January, Clean Air owner called and requested another payment to be
made due to internal business problems within the company. We knew the owner
personally, so we agreed to help him in a pinch. However, we did not know until
later that issues our installation had until we went to view underneath the
home. Once issues were noted with Clean Air, we requested issues to be
    20. Our last and final payment for the job was drafted from our credit card without
our consent illegally and without completion and full resolution of the system
underneath our home. The last draw occurred around the 3rd week in January. We
immediately attempted to contact Clean Space's owner, he stated he would speak
to his office manager and work on refunding the final balance. When this didn't
happen, we attempted to contact Clean Space's owner with our credit card to
dispute the charges. Clean Space's owner would not pick or return our calls. We
never had our final payment returned! Our system is not complete, nor is it
    installed correctly.
Company illegally processes unapproved payments and does not deliver promised work.
