Home Builder reviews in Pawleys Island

    Sawgrass Properties & Construction
Contract with Sawgrass owned by Dan Burgess was signed in February
Dan did not have the escavation completed until June and the slab poured in July.
The framing contractor eventually began to work with me, since Dan was so unresponsive.
Sub Contractors would call me direct and agree to contract with me for the work, but refused to go through Dan for contracting.
His attitude was less than professional, evidenced by the fact that he walked off the job site in December, nine months following the contract with only the slab, framing and shingle roof in place.

Mr. Poulin arrived on time and well prepared to examine our situation and determine if he could help us. Though we haven't chosen a builder yet, we have been impressed with his professional manner, his apparent expertise/knowledge of all aspects of the building business ( due to familiarity with current codes, questions about vendors, etc). and we feel confident that he is capable of building us a safe and comfortable home.

I will be happy to add more to this as we go through the process of deciding; bids have not come in yet.

Mike Poulin's company has completed our home and we are very satisfied.. Though it took a little over the expected amount of time to complete, we are very happy with the quality of the work and the overall experience.

Mike had a plan of action already in mind when the county officials gave him the go-ahead to start work, and this was very helpful to getting things rolling right off the bat. Within just a couple of days of the last meeting with the county, he had workmen on site. As work progressed he was able to keep the project moving forward by having the and quot;subsand quot; in queue and working both inside and outside which was a refreshing approach. And he was happy to include workers from the beginning of the project that we kept in an effort to maintain continuity; not afraid to use an unfamiliar worker ( try someone new) but unafraid to speak up it the quality or conduct of the person didn't and quot;measure upand quot; to his standards.

We have learned that a well respected contractor has a far greater resource base for skilled tradesmen and vendors of quality materials than the average guy; I can't count the number of vendors and contractors who told us that we were working with the cream of the crop and then would go out of their way to fit us into their schedule just to have an opportunity to work with Mike. Then there were the people that were very glad to have a and quot;first chanceand quot; to work with him in order to get on his list of workers or vendors.

It is our pleasure to recommend this company for building a home.

We felt that we had made a well informed decision when we hired this builder over a year ago. We interviewed several companies, used all the tools we knew to verify what we were told and to gather background information to be sure that we had hired an honest company that would assist us with this long distance project.  At the time I did the research ( over a period of about 3 months) there was only one complaint against this company, at the licensing bureau, and it was deemed unfounded upon their investigation.  When we hired him, the builder claimed that he had only one other house he was working on so there would be no problem in managing our project.

There is litigation involved with this situation, so I am limited in what I can say publically, but I can say that what started out as a seemingly ideal working relationship turned into a dismal disappointment. The following addresses the categories that are called for on this form:

    Responsiveness- Poor to non-existant

We literally BEGGED for weekly reports from the first month and never received one...ever.  It was one of the most important points for us as out of town owners and was reiterated numerous times during the planning process and we thought it was part of his operations method ( per his website) but the only "reports" we got we a few e-mailed words that gave no detail about progress and were only received after constant requests.

After the initial good show where no questions were too bothersome, no call or e-mail was left unanswered, and every greeting was with a smile and a handshake;  phone calls and e-mails were ritually ignored, and our requests to come to the site to explain what was wrong and why no work was happening were refused or ignored.  At one point, we became concerned enough about his unresponsiveness that my husband actually went to his home to see if he was ill or in some way incapacitated and unable to respond.

Quality of work- has been dependent upon who did the work.  Multiple sub contractors have been on the site and the work of some is good and of others has required remediation by order of the county building officials.  We have learned from the neighbors that the builder was rarely on site to oversee the work being done, which may explain why remediation was needed. Our difficulty in getting him to the site when we were visiting( nearly every other week) supports this. An example of this inattention is the open hole in the roof which has been there since the stove vent was installed at least 6 weeks ago- and the vent was never installed. So, every time it rains, all the water dumps onto our uncovered kitchen floor.

Punctuality- We were told that the house would be ready for occupancy by June of 2013;  it is now September of 2013 and there is not even sheetrock in our home; it is still a framework with unfinished aspects which the builder has chosen not to complete. I think that statement speaks for itself.

    Professionalism- Completely lacking.

In the face of problems, the builder has chosen to ignore issues and stop communicating instead of answering questions and taking responsibility for fixing the problems.  When confronted with upsetting situations with contractors and others, he chooses to s*** profanity and yell.  The builder has repeatedly placed blame for the problems with this project on others, not admitting that as the contractor the responsibility is ultimately his. His lack of professional decorum has created an awkward situation with our Homeowners' Association, local vendors and some  subcontractors that we still need to finish work on the house.

I would never recommend this company under any circumstance.

    A & A Builders Inc
The work was completed ahead of schedule, about 2 months ahead of time.  A&A kept us informed weekly on all aspects of the work.  He gave advice and suggestions on how work was to be done.  He found the subcontractor with the best price and the work was done excellent.  Also, I had some of my own materials for the house and he had no problem using my material.  As for the budget for building the house, A&A was exceptional because even though we made changes, he still came within the budget.  He is reliable, dependble, loyal, problem solver, and he goes out of the way to meet your requests.   With us in Virginia and building our house in South Carolina, he made it easy and handle all problems.  I will definitely use him again and refer him to everyone I know.

    William Barber Inc
It took William Barber two years to build my home when he was contracted to do it in a 6 month period. He cheated the sub contractors and myself out of money that was owed and over charged. There are still things that are not in working order. He over billed me several times, which I caught, and he advised that his wife had made the billing mistakes. When I let him know that there were mistakes with the job he said he would send someone out and never did. He is not a respectable professional builder and I would not recommend him to anyone. Avoid this service provider at all costs, unless you want to overpay for a bad job that will never be completely finished by this builder.

The whole process went very well. I was pleased with how easy they were to get ahold of and work with. They were very personable and friendly. I thought they did a great job and am very pleased with how everything turned out.

Mr. Giorlando came to my house to review the work and give me an estimate to remodel a bathroom. His price was 3 times more than anyone else, so I gave him a specific budget and a list of specific non-negotiable items I wanted in the space. He reviewed the list and told me he could do it. I kept asking for a written estimate, he kept procrastinating until the day they were to start work. While his crew was upstairs starting the demolition, he gave me the estimate which included cheaper versions of the specific things I wanted. I was willing to talk about it, but Mr. Giorlando was more interested at screaming at me. I had heard from others in the neighborhood that he was a beligerant hothead, but had not seen it for myself until that day. I had to ask him to leave my home. He then sent me ugly emails.
