    There was a hail storm in Indian Land around 5/26/2014 I had Darren come out and give me an estimate to replace my roof, damaged siding and misc. damaged pieces.  The roof was completed a couple of weeks after the contract was signed and the siding took five more months to finish.  The entire time I was waiting for the siding to be replaced I had very little communication from Darren or anyone at his "office." I had to continually call to follow up and got the run around every time and excuse after excuse.  Five months later my siding was replaced and everything was fixed.  Because it was the exterior of my house and no more damage was occurring I don't have a problem waiting for the work to be finished but not letting someone know why there is a delay is unacceptable. 







    The problem now is that I overpaid Darren by $100.00 and have been trying for three a months to get a refund.  I emailed him a few times with no response so I called and got nothing but excuses.  At one point during the conversation Darren tried to tell me that my roof required 2.5 more squares of shingles or $550.00 more and that they never charged me for it and we could call it even.  If this were true he had five months to make me aware of this furthermore I was home the day the new roof was installed.  The shingles were dropped off the day before they installed them and no other shingles were ever delivered during the day and they never ran out.  Secondly, Darren did the estimate for the number of shingles my roof needed.   I would not recommend this company to anyone for any type of repair.  I am still trying to get my refund back and have the signed contract and checks to prove what I paid.  My next step is to file a complaint with the better business bureau because I don't see a resolution in sight.

    The quality of work was great and they did a great job. We have no complaints, it's 2014 and we have no issues. They were great to work with, I had no issues at all and they coordinated things very well.

    Essex Homes
    Essex works like most home builders. They have the 1 year warranty period where they make repairs. They have a great reputation and are known for building 4 sided brick homes (no longer the case). We purchased an Essex home because the price, standard options, location and reviews. We are happy with our home but Essex was lacking in some areas. They do build homes without prefab construction and they do offer upgraded options at a good price like granite counter tops, coffered and vaulted  ceilings, tile and hardwood floors. We had some issues with warranties. They pushed back on tile having grout. Was told to scrape off on our own, ha. Some shingles blew off in 30 mph winds and were told "it just happens sometimes", our appliaces (Fridgedair) are not holding up. The worst is the carpet they used, it is not holding up and we have been there a year. I feel like Essex is lacking in some areas but we are happy with our home. It's going to require some work and like i said we have only been living in it for a year. Essex has been ok to deal with on some things but they should get on contractors more. I feel like their contractors run the show. Maybe it's because they are a smaller builder. I know it's not always the case with larger builders.

    SUN CITY CAROLINA LAKES SALES
    We had the home inspected, which revealed numerous defects, including missing framing, numerous foundation cracks, faulty shingles, synthetic shower surround damaged, window damage, lack of installed insulation baffles, and siding issues. There was also an electrical issue with the way an appliance was wired contrary to the manufactures instructions. It was almost as though no one inspected the house prior to us signing on the dotted line.
    Pulte promised to provide fixes to the home, which we found unsatisfactory. We also learned that this home had other buyers before us but the deal fell through, as though this house and sale was on wash, rinse, repeat cycle.
    We backed out of the deal. They kept our $5000.
    They went from enthusiastic and welcoming to cold and callous towards us. Even our own real estate agent seemed to disown us. Apparently, the cha ching of acquiring our and the banks money applies to everybody. It was unsavory to say the least. Our best interest was clearly not even a consideration.
    The contract was very lopsided in their favor. So buyer beware.
    Numerous calls to Pulte's home office were to little effect, except to rehash the terms of the contract. They did offer to apply our $5000.00 towards another Pulte home, but after this experience this was not satisfactory to us. We refuse to purchase what to us appeared to be not only a lemon, but what may be a broader problem with the construction of these homes.

    My wife and I purchased a home at Sun City Carolina Lakes in 2007.  During the last 5 years we have had several issues with the builder.  Our first issue was about three weeks after moving in.  A berm (hill) was made permanent between our home and the golf course.  Before we signed the contract for our home, we had been told by the builder's sales individual that we would have a clear view of the golf course and therefore we paid a premium price for our lot. When we complained about the berm, a Pulte VP said, "do you have that in writing?" (about the clear view)  Of course, we did not.  Most of the other issues involved work under the builder's warranty.  Usually, the builder took care of things, but only after a lot of discussion with us.  The builder's initial reply when it came to resolving an issue was usually "No".  Then, after a lot of discussion the issue was resolved.  The lessons learned from dealing with the builder (Pulte) is be persistent when working with its customer service staff and, definitely, don't take anything said by the sales force seriously unless you have it in writing and signed. Now, in spite of saying the above, our community is quite beautiful, with very friendly neighbors, a lot of wonderful amenities, and many activities to enjoy.  The city of Charlotte is nearby and it offers a wealth of opportunities to enjoy and participate in.  Furthermore, medical services in the area are excellent. As far as our home is concerned, it is beautiful and construction problems have been resolved for the most part.

    A final inspectiion on the completion of our new house was requested for a specific afternoon.  This request was met without any problem and fulfilled.  A report was needed in a timely fashion and it was requested to send a copy directly to the contractor on the job.  The contractor was someone who had worked with Paul on past occassions.  The contractor needed the report to follow up with any problems found before my final inspection 2 days later.  The report did not arrive until late the night before I needed it and a copy was never sent to the contractor as requested.  The report was very thorough, but it was not indicated that it would take so long to send to me.

    Trade Wind Builders helped in design, presentation to HOA, permitting, surveying and complete construction of a 600 ft executive suite on our RV port in The Great Outdoors in Titusville, Florida. Great communication and overall professionalism. Yes, I wish it could have been done a bit faster, but I am not a super patient person. A Class company!

    Portrait will cut corners every place they can. Many, many, many areas of community that have very shoddy work. Quality is not high on the list for Portrait. Portrait will make promises to you to get you to purchase (MAKE SURE YOU GET IT IN WRITING) otherwise you will not see those promises become reality. Portrait has issues with honesty from the top down. Owned by Bruno Pasquinelli in the Chicago area and he does not respond to communications about the lack of quality, poor management in the Carolinas, and the lies that his sales and management team give to prospective buyers and current owners. STAY AWAY from Portrait Homes or plan to have a number of issues.
