    I have paid for warranties on my homes for decades. Recent changes to their contracts now exclude just about everything from coverage. They ensure that the customer bears the majority of the expense in just about any repair/replacement needed. When there is a replacement, unless you want bottom of the line quality, they make you pay to upgrade (even to a comparable new model). They replace HVAC components with the cheapest grade of equipment, then when the parts fail, you're required to pay even more because only the most limited of coverage is provided. This is despite the fact that the repair was required precisely because they used such poor quality equipment/parts. Shameful that they take your monthly fees for years, but then when a problem arises, they are in no way interested in making it right for you. Several of the contractors I have used have confirmed AHS' way of doing business - cheap as possible replacements and bill customer for as much as possible.

    My husband and I bought a home with an existing American Home Shield Home Warranty, which transferred to us with the home purchase. We thought it was a nice perk. Turns out it was a complete waste of time, and if we had paid, money. Within the first two months of buying the home (and well within the several YEARS left of the "warranty") we had a fairly basic plumbing problem. We called American Home Shield. They did not call us back until I left three messages. The only positive thing I can say was that the representative who came to our house was prompt. The representative came to the house, said that our problem wasn't covered (despite the "warranty" explicitly stated it covered plumbing) and left. I called and asked to speak to a supervisor, and was hung up on. My husband ended up doing the work himself in one afternoon. It was unbelievably terrible service for a simple and relatively low-cost problem that a handy layman could fix in an afternoon for a few hundred dollars. I shudder to think how they would handle a more serious problem. TERRIBLE SERVICE

    They do my air conditioning unit. I used them twice last year. They came out right away. They contacted the individual that worked on it. It covers my appliances; my hot water heater, my air conditioning unit. They fix whatever problem you have on appliances.

    First American Home Buyers Protection Corporation
    I filed a claim with First American (FA) on July 17 because my freezer was malfunctioning.  5 weeks later, 4 visits from technicians (and one "no-show") and a $60 fee my freezer is still malfunctioning.  Even though the company advertises that it will repair or replace covered appliances, FA has denied my claim and refuses to do either.  I cannot even get a refund of the $60 fee that resulted in no repairs.  Additionally, I found that the agents in their call centers and the call centers for their technicians to be pretty rude and often will not return phone calls.  Purchasing a policy from FA is definitely NOT worth the cost nor the hassle.  You are better off paying out of pocket for repairs up front since that is what you will most likely end up doing anyway.

    American Home Shield is a home warranty company.  We purchased our first home warranty with them in 2003 and have kept the warranty up each year.
    We have been very pleased with the service AHS has provided.  The contractors they have sent to us for the problems that have come up each year we've had the home warranty have been very good and very professional. 
    Our most recent issue was our HVAC system for the back of our house.  It went out over night .... no heat.  Even in South Carolina we need heat!
    I called AHS and requested service from our PM service handler (Accent Heating) -- Accent is a AHS vendor. Accent called within the hour to set up service.  We made an appointment that suited our schedule, Accent arrived promptly as scheduled, assessed the situation, and fixed the furnace.
    I love that we have a service provider (Accent) that works so well in tandem with our home warranty company (AHS).  The  home warranty fee we pay yearly has paid for itself each year we've had it.  We have no complaints and are very pleased.  And, we have had some huge issues that have come up over the last 10 years.  AHS has always worked with us and their vendors have always completed the job in a more than satisfactory manner.

    We renewed our contract with American Home Shield. We had previously had no need for a repair. This year our washing machine failed. We called American Home shield for a repair. They indicated we should have it serviced and repaired within 2 days. By the next day no one had called. I researched the name of the company they had selected. First, it was located in Spartanburg and I live in North Greenville, probably 35 - 50 miles away! Second the company did not have good online reviews. I called AHS back and reported the lack of contact. They said they would send another email to the company. They suggested I call the company directly. I did so. The lady I talked to was very nice, but obviously had not seen anything about my repair. She searched around and found it. She said they could not come until the next week. I said thanks, but no thanks. I called AHS back and they agreed to assign someone else. This time the repairman was from Chesnee! That is even farther away than the first company. I called and heard the same report. We can't come to Greenville before Tuesday of the following week. Again, no thanks. So back to AHS. This time they wanted to assign someone in Landrum, another 45 or so miles away. At this point I had enough. After being transferred around to multiple people, I was finally able to cancel the contract. They were good enough to give me a full refund since the renewal had just started. Then we called Banks Repair, a local repair company that is highly rated on Angie's List. He came later that same day and gave a reasonable quote. He came back the next day with the necessary part (pump) and made the repair. He was quick, thorough and fairly priced.

    Overall, every repair was estimated ahead of time to tell me what needed to be done. There has never been a discussion about the cost except for my co-pay. In the most expensive repair, my whole A/C and Heating unit inside my house had to be replaced. On another occasion, my A/C condenser had to be replaced. Both of these repairs cost $1,000.00 or more, yet I was only responsible for the $60.00 co-pay each time.

    We got the home warranty when we bought the house, each year it has paid in spades.  We have had something that has needed replaced each year such as our hot water heater , garbage disposal, and really big ticket items with the heating and air conditioning unit.  American Home Shield has always been very responsive and they have sent out good professional people out to help us.  We had a huge electrical melt down with our box outside about 5 years ago and the electrical company they called to come out here could not have been more professional.  They did a great job getting everything fixed for us and American Home Shield is the go between for everything, they are the ones that call the shots.   We have to use the people that work with them to come out and do the work.  We have not had an issue with American Home Shield being nonresponsive.  We have had a couple of things that were not covered by them but we did get a good plumber out so it worked even though we had to pay.  When American Home Shield sends someone out to do work for us each time we pay a $60 copay and any incidental charge if they do not cover those items.  Each year when we pay our fee for American Home Shield which is around $499 and each year it pays us back because of the dollar amount of the repairs we have to have done.  When you have some of these big ticket items it costs a lot to get them fixed and the home warranty helps us save money.  Only one time over the years have I had one operator when I called that caused me to get aggravated.

    Dealing with this company has been a nightmare. It is an obvious scam, and yet they continue to do business. Consumer groups can only mediate, so they are worthless as far as getting my money back. My next step is filing at the Small Claims Court in NYC.
