Land Surveying reviews in Goose Creek

My real estate agent recommended Atlantic Surveying for the property survey.  I called them and set up the survey over the phone and the cost of the survey was billed to the closing attorney for settlement during closing.  The first draft I received from the surveyor did not indicate any property easements.  I contacted the surveyor and asked why these were not shown and was told that research of the easements was not requested.  As an Engineer regularly performing work dealing with easements, I explained that I had never seen a property survey that did not detail easements.  The surveyor agreed to perform the research on the easements and modify the Plat drawing without additional charge.  Not sure if this was their oversight or standard practice.  Would recommend being very specific about what you want done.
I was happy with the final product and the work was performed in an expeditious manner.

Their arrival time was around 30 min. late. I was told by the gentleman who represented himself to be the owner that given it was one side only of my property it should be a fairly easy find locating the rods. They performed the survey on the right side of my home which was the property in question, found the half-inch rods, tied the pink plastic streamer to them, drew bull's-eye circles down the property line. Given the problems with the neighbor I explained that she would probably remove the pink streamer at the end of the property line and the stakes I placed that the surveyor tied the pink streamer to. I was told by the person who represented himself as the owner that they would be glad to come out and re position the flag if that happened. The neighbor in question then had her own survey done. Instead of just line survey she had a complete property survey done. Her survey showed a difference from the survey I had done giving me more property than was shown five days earlier by my survey.I went out of the state and upon returning to town saw the neighbor had a privacy fence in place. As I walked the area between the two fences which had become my property per the survey I saw the flags-her surveyor place , and my stakes had been pulled up. on June 18, 2011 I called the company spoke to Angela Green explaining what had happened and told her I needed the Rod at the end of that property line flag again as there was no way to determine where my property ended. She called me back that afternoon and told me the surveyors would be in my area the following morning and would come re-flag that one post. Around 11 AM I checked my e-mail to find a e-mail from Angela Green. It stated  they would not be coming-and If wanted them to come back I needed to make an appointment and there would be a $1 75.00 fee charge. For one ROD!!  This was contrary to what I had been told. I called the office and left three messages explaining that I needed this post re flagged , & also needed a complete recorded survey which made more sense than to pay another $175.00 when a whole survey cost 450.00. And given I was told on May 13, 2011 that any charges I paid for that day would be applied to a complete survey should I decide to have one done. ( Per the gentleman who represented himself as the owner of the company) As of this writing it is the following day after the 3 calls to Angela Greene and I have yet to hear from anyone. I have photos of both companies who surveyed this line that I will post later showing the difference in the survey. I am giving Atlantic Surveying the opportunity to follow through with what I was told would happen, and if not I will report them to the surveyors licensing board, the Better Business Bureau, consumer affairs.
In conclusion to this report I will add I am a senior citizen and chose this company due to Angie's List and at this moment feel slighted by the poor service and misrepresentation I have gotten from  Atlantic Surveying . So to add this report will make other consumers a little more aware of who to choose and not to choose when it comes to choosing a survey company. If the company makes this right I will then revise my report.
