    Quality Hardscapes and Porch Masters
I strongly recommend that you do not do business with Quality Hardscapes, Porch Masters, Porch and Pavers, or New Wave Pools in the Bluffton SC area. I contracted with Fabio, owner of Quality Hardscapes, Porch Masters, Porch and Pavers, and New Wave Pools, in October of 2016 for the construction of a golf cart garage addition to my home in Sun City Hilton Head. The contract included relocation of the gas and electric meters. The contract also included a clause stating that Quality Hardscapes was responsible for all costs except for light fixtures and interior painting, for which I was responsible. I put this clause in on the advice of two competitors of Fabio who said he has a history of asking for more money after a contract is signed. Shortly after signing the contract I received a call from Fabio telling me that Palmetto Electric charges $1,000 to move the electric meter and that he needed an additional $1,000 because he did not include that in his costs. I told him that 1) I did not know whether he included the $1,000 cost in his estimate or not because all I received was a total estimate and not an itemized estimate, 2) the $1,000 cost should not have been a surprise to him because I had called Palmetto a few months earlier and they quoted me the same $1,000 minimum price, and 3) it is clearly his cost and not mine and that I was not going to pay extra. Fabio expressed his displeasure and agreed to continue only after I said I would consider paying the $1,000 if everything else went well. A period of time later a small crew came to do about six hours of work to dig the foundation and install the forms for the footers and install rebar. Then a soil testing company came which said that the footers needed to be dug 12 deeper and filled with gravel. Fabio then sent me an email stating that he needed me to pay an additional $1,800 because of the need to dig deeper. When I refused he said that there was no way he could have anticipated that the footers needed to be dug that deep and that I could either pay it or he was not going to continue. I refused again and he walked. He returned a portion of my deposit, effectively charging me $3,150 for the work that was done and guaranteeing himself a profit on a job on which he did not honor his contract. While talking to other contractors that were bidding on finishing the job, I asked the cost of digging 12 deeper and filling with gravel. The three quotes I got were all between $800 and $1,000, whereas Fabio wanted $1,800. They also said that having to dig the footers that deep was not that unusual. Anyway I strongly recommend not doing business with Fabio or any of his companies. There are plenty of other contractors in the area who do not have a history of asking for more money after a contract is signed. My experience with Fabio indicates to me that he is running more of a scam than a legitimate business. If you would like a copy of the email exchange between Fabio and me that verifies what is written above, please text me at 937-435-8876.

    Palmetto Porches Inc
Once we were able to get a start date scheduled the project went well and the on-site crew was very good and professional. The only thing that stops an A grade was the difficulty in getting any call back from the owner after we had informed him that our job was approved by the HOA. We tried numerous times to get a call back for a start period and it took two weeks before anyone called.

    * Reasonable price. Out of 4 quotes, next closest quote was $4,000 higher. * Quality products. Solid framework. Made the sun room seem much quieter. * Quality workmanship. Workmen made sure that the sun room was sealed.

    Coastal Homes & Sunrooms
The solution used was too strong and ultimately killed or severely damaged mature landscaping. Admitted they were at fault. Then tried to replace with different shrubs which never took. Jimmy (owners son) assured us they would come back and replace any plantings in order to restore our property. Not only did they not do this, they do not even have the courtesy to return phone calls. So now we are left with over $1,000 worth of damage. We do NOT recommend this company. They are not reputable.

    Porch Outfitters Inc
We contacted 3 patio contractors: one didn't get a price to us, even after multiple calls. Another one was double this price. Porch outfitters had given us their price before they left that day. No waiting to hear back from them. They also provided good suggestions on selecting the best screening type, and didn't pressure us into any decisions in the entire process. They also helped us with determining the best placement of a screened door to allow access to yard. You have to put down deposits, at various times as the process continues. They have a secondary meeting with you to review their drawings (that's when a 2nd deposit is required). We then submitted this drawing to our HOA. They waited for us to confirm that our HOA approved their drawing. The final payment is due upon completion of the job that day. All was handled professionally. We were EXTREMELY pleased with the results and quality of materials. They have been our best experience with subcontractors since we bought our new home, and we've had 7 different ones out here. We've had our patio enclosed for a month now, and it really is awesome and nice and tight. They cleaned up from their installation beautifully, and asked us if we wanted the left over materials. (which we did keep...just in case). I even got a bottle of touch up from them for the white aluminum type frame in case I scratch it in the future. I haven't seen such thoroughness in a long while. It was refreshing! I have already recommended them to my neighbor across the street, (I actually walked over the salesman to her home) but I'm not sure their referral bonus feature called "porch bucks" will work. We'll see on that one. Bottom line: I'm glad I found them on Angie's list! They also indicate they do remodels. I don't know if they sub those out, but I would consider them for future projects unrelated to screened porches.

Quality Hardscapes & Porch Masters Inc
There was a 2-3 week delay in getting the windows for the enclosed patio but no fault of Porch Masters.
In fact they got us a $500 reduction for the delay. Last June I called for some small additional work on the porch & they responded immediately. It should be noted that they provided many references prior to the job. I called on 3 who were all very happy with their work. My wife & I are very happy with the total experience & are glad to give this excellent review.

Initially responded that he would give me a quote on repairs in a couple of days. A month went by and I contacted him again and he told me it old be a couple of weeks. Never heard from him and last email to him went unanswered.

Alan is a hard guy to get ahold of, but understandably because they are so busy. He is very easy to work with and we believe charges fairly. Our first house he put on a 15x16 hard roof screened in porch that was beautiful. I recommend him to all of our friends I was so impressed with him and his crew.
You have to be a little patient because they are so busy, but they are so professional and easy to work with it will be worth the wait.

    Coastal Homes & Sunrooms
A room addition was added to the existing house.  Concrete was poured one inch lower than the existing room making the
transition uneven,  I had to call this to the attention of the foreman. The problem was not corrected by Coastal Homes  & Sunrooms
The contract stated "level of new finished floor level to match existing house finished floor level."  The foreman & workers were friendly & polite but deceiving.  Poor quality work.
