  • There are numerous issues with construction work being done by Judd Builders for new house being built for me in development. To start with, not fulfilling promise of 150 days for delivering the house after getting permit, missing rain water pipe on roof, missing installation of large windows on side walls in basement, not installing shower head in center in master bath, issue with grading, there are some more, major one and worthwhile to mention here is, issue with stone work on front of the house. Signed the Schedule B document on 08/19/2017 for Bucktown Fieldstone stone with “off white” mortar. When the construction still being done, on June 18, 2018 found that the stone work was done with “gray” mortar. When the issue was reported to Judd Builders, the mistake was accepted as this was an act of workmanship negligence and they offered me a credit for that. But I wanted the stone work redone with “off white” mortar. I was told they will look into it. In hurry, over the weekend of 7th, 8th July 2018, they did something with stone work without my approval and signature as a buyer on “revised work order”. On July 9th, 2018 when I looked at the stone work on front of the house, I was shocked and very disappointed with the sloppy, poor workmanship job. They smeared white cement over exiting gray mortar to hide the existing gray color mortar, it looks horrible. Not sure how and why they have started doing this kind of sloppy, poor workmanship job lacking quality. May be because of new project manager, may be lacking effort put into quality control on construction site. As this house is costing me a fortune, as a buyer I will not accept this house without stone work redone and I want Judd Builders to redo stone work with quality workmanship using off white mortar before closing. In case Judd Builders doesn’t want to redo the stone work, I will not be in a position to accept this house and I demand Judd Builders to return all my money (paid so far to them) with interest back to me.

  • I would never recommend that you use this builder. Ever. They have major integrity issues and, except for a few of their subcontractors, their work is sub par at best. They built a home for us and the process was laborious. They demand money to move forward n each phase, but then delay the building. Every upgrade item that we wanted different from standard was exorbitantly expensive. Usually they blamed it on the sub-contractor. AVS tile was the worst offender. They demanded $1 a square foot to set tile on point and another $1 because the tile was 20 inches square instead of 12. The problem is that we asked before we selected tile if there were additional charges and they indicated that there were none except setting tile on point. So they demanded an extra $1,000, or we had to start over with our kitchen design. Our roof leaked in a number of places because shingles were attached with nails exposed instead of being under the overlapping shingle. Some of the sliding closet doors did not have the proper bottom guide. One door was so warped that we asked to have it replaced. They took the door which was on the first floor and moved it to the second floor hoping we wouldn’t see it. Without consulting us they moved the location of the boiler from one end of the basement to the other. They said it was because of code, but after measuring, the original location was within code. The result is that we have a boiler at one end of the basement and the air handler and oil tank are at the other. That’s right we have an oil line running under the basement floor. They used Clima-Temp for the HVAC and they installed an obsolete air handler. It’s a real struggle to get parts for it. We were supposed to have a black and white bathroom, except they installed a tan tub. When questioned, they told us to install a tan toilet and it would match. Except we had black and white tile, vanity, sinks etc. We delayed closing more than once because there were too many incomplete items. We finally ran out of time because our other house was sold. Ken Snyder told us not to worry that we had his word that any remaining items would be fixed. Of course, they weren’t and I spent countless hours calling them for repairs. We wanted to escrow $10 thousand at close for unfinished items and they called the day before saying they wouldn’t do an escrow even though there was no driveway. We were then stuck because we had to move. They offer a warranty which basically includes nothing. Beware of these guys. The list of things they did incorrectly is endless and they treat you poorly on top of it.

  • The people are the epitome of bad contractors, if the term were in the dictionary there should be a picture of Jack Kelly's face. The contractor that we had to hire to clean up after these ones said the industry refers to them as "fly by night" contractors. We wanted the house done by October 31st for our toddlers Halloween party, they went over time and budget into December, then left and never came back. They even left some of their equipment here. They ruined my original cabinets, we had to buy new ones, they didn't nail in the balusters on the banister and my 4 year old niece actually fell through the steps. They never put transition strips between the floors and the tile started chipping away. They have a refusal to cover anything with a drop cloth, so, when you sand after just lacquering a new wood floor guess what happens? The floor doesn't look so new anymore. We were so taken by them in the beginning, we trusted them, and they wrecked that trust. Hiring this bunch at JJK construction was one of the worst decisions I have ever made, and as I pay the bank back for all the renovations over the next ten years I will continue to regret them.
