The contract was signed & a 50% deposit given. The job was to have been done within a month. Excuses, excuses & no sign of windows after many texts. 5 months went by. 7 months and nearly a year. No windows. He has ignored notices from the Attorney General. The man is clearly a thief.

Overall everything went very smooth.  We stopped in to their location in Limerick to check out a few sheds and completed an order form.  They sent someone out to our house to check the area where the shed would be to confirm they wouldn't have any issues with the site prep.  Once the shed came in they sent someone out to do the site prep and later that same day the shed was delivered.  The shed looks great, colors matched very closely to our house and the quality of the shed appears to be very good as well.  Very satisfied with the purchase.

The reason we decided to use Volpe to restucco our house was that they

are next to our neighborhood and I expected that they would care about their

reputation. Unfortunately, it became a disaster and it cost us a fortune to

    correct their problem.

We had leaks above the bay window and Volpe told us it was due to the stucco,

as the way we fixed it by caulking it was not correct.  In order to

prevent water intrusion, the stucco needed to be redone.

We signed the contract last year for stucco work at the bay window wall area.

They removed all of the stucco, lath wire and black paper around the bay

window area. They made a clear cut

around the edge area where the stucco meets the stone, without leaving

any black paper or wire. Then they put one layer of Tyvek, then lath wire, then

    stucco.

The work was done last October. We still noticed some leaks during the winter

time but we were not sure. This spring, the leak became worse, and I had

to call them to take a look. After some examination, they told me it was due to

the dripping hole of the window, and the solution was 'caulk', which was

considered as an 'incorrect way' when their salesman told me.  This

solution made me suspicious although I had been trusting their profession.

I had to do some research online and then learned that there are

numerous stucco issues around the Philly area. I hired a state certified stucco

inspector to examine the leak. It turned out the whole house stucco is fine and

the only place with moisture issue is the stucco area that was done by Volpe. It

was on the day right after the stucco inspector left, Volpe workers came to my

house to ?caulk? the window. I had to tell them that we found a big problem on

their work and would like to talk with their manager after I received the

    inspection report.

After we forwarded the report to Volpe requesting a resolution, Volpe's

manager called us saying we were not giving them an opportunity to correct

their problem, and they would not pay anything for another stucco remediation. I

told him that the inspection report indicates their work has major faults

because the whole house is good except the area where the work was performed by

Volpe. He said our house did not have vapor barrier, and our whole community

had that problem. I questioned him if that is the reason why the moisture

reading is good everywhere except the place where stucco was done by Volpe. He

said because we did not have vapor barrier, and the weather was dry on the day

of inspection, the water was able to evaporate at other places. The new stucco

area had vapor barrier, which prevents the water getting out. Then I asked him why

they put vapor barrier on when the wood was not dry enough. He said based on his

profession, the moisture would not make the sheath rot and they put the vapor

barrier on. He said we should give them an opportunity to correct their

problem. I said the inspection report said the high moisture reading could be

due to lack of sill pan at the bottom of the window. He said he could have his

crew come to install the sill pan. I asked him it that would lower the moisture

reading. He said he can guarantee that there would be no leak but he cannot guarantee

the moisture reading will drop. He also confirmed again that the moisture will

not cause wood sheath rotting. I thought I should give them an opportunity to correct

their problem. Then he said there would be a heavy rain next week and he would

like to get it fixed before the rain to see if their correction works. So I let

    them come to fix.

So Volpe came to our house and installed the ?sill pan? without

removing the window. It did stop the leak during the heavy rain. We thought the

problem was fixed. However, right after the heavy rain, we found a termite swamp

in the house. We had to ask a pest management company for a check. He came to

our home and pointed several small holes to me, which are around the bay window

area. He said the holes were eaten by termites. I asked him why termites come, he

asked if we had window leak. He also told me that if we cut a small piece of

drywall with hole that is beneath the window, he can guarantee me there are

termites. He said he can treat it but we should stop the moisture. Considering

Volpe have told me that the moisture won?t go away, I decided to cut the dry

wall and hopefully the wood sheath moisture can be disappeared with air flow.

In the summer, we removed all of the dry wall around the bay window

area on the first floor. We found a lot of termites! Additionally, the wood

studs were eaten by the termites. We also found a small piece of plywood with

gap to OSB sheath. All of the other places were OSB sheathing. The only small piece

of plywood sheath had mold/mildew. Apparently that sheath was replaced by Volpe

because there is no reason that the build could place a small piece of plywood.

Some OSB sheath were rotten! It is obvious that Volpe did not do a good job and

made it worse, so I filed a complaint via bbb.org. Volpe did respond my email. However,

they just did not want to admit they did not do a good job., even there is

evidence that their replaced plywood was stained with molds/mildews. They even

did not admit they replaced a wood sheath.  Since BBB was only served as an email exchange

without looking at the email contents, they closed the case after 3 rounds.

Since the wood studs were eaten by termites; the OSB sheathing were

rotten; the replaced plywood sheathing had mold, it is for sure that we need to

have a second stucco remediation. I also did some research online and found out

that Volpe did not follow the code. Current code requires 2 layers of water resistant

barrier, but Volpe only put one layer. Additional the code requires weep screed

but Volpe did not have that. The window need to be reset if the stucco

remediation was caused by window leak. The sill pan should have been installed

after the window is taken out; but Volpe just caulked them afterwards?.

Our second stucco remediation project is still ongoing. After the

works removed all of the stuccos that were put by Volpe, more and more water

damages and termites are shown! If there was water/termite damage before Volpe

did their work, shouldn?t they notify us about these wood sheath? Since they

only replaced one small piece of sheath, the situation was not bad. All of the

evidences have shown that Volpe?s work has made it WORSE.

Considering their response and working ethic, nobody should use

Volpe. Also this kind of working ethic will not make the business last long!

    Updated after receiving Volpe response:

BTW, I never cut any communication. Please speak for evidence and read all comments before you responded.

Again, the response is generic, without admitting any mistake they did. The contract was signed in order to fix water intrusion to the house. After volpe's work, there were still water coming to the house. If Volpe does not admit they did not do stucco right, they are going to put more and more consumers in anger. Stay away from Volpe.

There were numerous instances when Payson contractors washed down their work area sending sand and silt that covered about 40 feet of my front sidewalk with a layer of mud. I brought it to their attention and only once did they clean the mess they made on my walk. The remaining 6 or 7 times I had to clean up the mess they made on my property. I maintained my patience in these matters to preserve the good relations I have with my neighbors. Several times in November I found large stones and broken bricks strewn on my lawn that were covered over by leaves. I found that I had to check the lawn before mowing so as not to damage my lawn tractor. The Payson contractors were very careless with disposal of most debris and it was ending up on my property.

It is a quality shop - they are about an hour from here. They were excellent - honest and very sweet. They had a variety of displays at the showroom. I liked the fact that they used plywood for their construction. I thought that they used better materials compared to others. I live in a townhouse, and so I had to get approvals from the home owners association. They were willing to give me samples, which was nice. They were willing to change things over the phone for me - they moved the door from one side to the other. The shed is custom made - it has vinyl siding, a double door and two windows. They had to put it on a dolly to roll it in. I think that the price of $1489 included the delivery as well. I would use them in the future, if necessary.

    GARAGES BY OPDYKE
Great! Joe Opdyke and his crew are very professional, always show up on time and did a top-notch job. We had one hang-up early on in the build process about how the roof was framed (it boiled down to a matter of opinion), but after we talked through it Joe had it fixed to my liking within a couple of hours. He used top grade materials and really went above and beyond what minimum code specifies. The garage is built better than the house!

We hired them to build a shed to put on our property.  They came out and built the shed from scratch right on my property.  It was excellent and they did a great job, no complaints at all.
