    I was very happy with the solution Alden came up with. I had spoken to another landscaping company and an engineer, and their solutions were not feasible. Alden's solution was both reasonable to carry out and effective. His solution had three parts: adding soil to change the grade so that water would run away from the house, adding an exterior drain pipe to catch the water and deposit it downhill from my house, and removing a brick flowerbed that was trapping the water so that it would not flow away from my house. The drain pipe was installed at ground level and just empties out onto the hill beneath my house. This was so simple I am surprised this did not occur either to me or anyone else. (I did not mind losing the flowerbed since I am not a gardener and honestly it just added another chore I was glad to be rid of.) Alden also noticed that my outdoor AC unit was about to topple over and added soil to level out the ground beneath the pad on which the AC rested. In general, I found Alden to be experienced in rain and groundwater management, creative in coming up with solutions, professional, and easygoing. His workers were nice and worked efficiently. And I am convinced that this is the best way for most homeowners to effectively waterproof their basement -- using soil grading and ground-level drain pipes to keep rainwater running along the ground away from the house; I think this is more effective and less intrusive than interior water proofing, and that the common method you see of digging to the foot of the foundation and installing the drain pipe there, then backfilling with gravel is unnecessary unless the water problem is that it is actually coming up from below ground rather than that it is running along the ground toward the house.

    Zoom Drain
    I saw my sewer vent was overflowing over the weekend, and called Zoom because I happened to have their business card at home. I was given a time window, and because the company charges a flat rate, there was no additional charge for the weekend call. A technician came out and snaked the drain, pulling back tree roots. He then used a camera to inspect the line, finding no other issues in the PVC pipe moving toward the house, but a large number of roots in the cast iron pipe going away from the house. Because I am planning to stay in this home for a long time, I wanted a permanent solution rather than a temporary "treatment." He set up an appointment a few days later to get an estimate from an engineer to rehab/replace the drain line. The price listed above was the cost for this service only.
    The engineer was prompt, professional, and knowledgeable, and the appointment was very informative. He recommended a liner option, which would eliminate the need to dig up the road to replace the actual pipe. The estimate for this service was $7636.69 for 35 feet of pipe, less the $358 I'd already paid for the previous service. In the meantime, I checked with my township and learned that they are actually responsible for remediating any issues that occur past the curb line. A representative from the township met with a technician from Zoom the following day to perform another video inspection (at no charge), and found that all the root damage was past the curb and would be their responsibility to repair and pay for.
    While I wasn't able to give Zoom the business for this larger job, and hope not to NEED their services again, I had an excellent experience and would definitely recommend them and use them again if necessary. Their professsionalism, communication, and follow-up was top-notch.

    I called for an estimate on a Friday and was able to get a consultation the next Monday with Mark. He wrote up the estimate on the spot and charged exactly that amount when the work was done. The crew of three were great - showed up everyday on time, worked hard and were courteous and friendly.They had to take aparat our fence gate in order to  bring in heavy equipement and after they saw that we had two dogs, they made sure they set up a barrier with various equipment when they finished work everyday. I really appreciate their thoughtfulness.
    Mark Jr. was on site everyday to check on the progress, and paid attention to details. I appreciate his explanation on what was going on and his willingness to discuss options as we fine tuned the workplan to suit the circumstance. Being nimble and adjusting strategies as the situation demands is something I value highly.
    Due to the scope of the work, a lot of materials needed to be brought on site everyday. These were well coordinated, and everything was like clockwork, which I think speaks well to the organization and project management skills of Mark, Jr.
    I now have a properly graded foundation, a beautiful walkway which also accommodates a drain underneath, channeling the water away from the driveway which is slightly higher because of the asphalt. There are now 3 surface drains, an overflow pipe and 2 pop-up drains for water coming off the gutter downspouts in addition to the in-ground drainage pipes. Lastly the disturbed areas were covered with sod for a finished look and to stave off soil erosion.
    Greenstone Gardens did a great project for me and I highly recommend their work!

    Mr. John O. arrived on time and alerted me prior to his coming by phone. John went around the basement and inspected the walls and windows for moisture penetration, and signs of deterioration. He listened to my concerns and wrote a report and recommended an indoor french drain installation based on his professional judgment of the situation.
    I received the report with a schematic of my basement and his assessment as a pdf on email. He included a detailed estimate for the work proposed.
    I feel that I got a report and an hour of evaluation for $49 and it is fair.

    AJ Waterproofing

    AJ Waterproofing explained in detail what he could see as our problem and gave a fair, affordable estimate on making those repairs.  Workers arrived on time.  First thing they began to seal off parts of our house and make a path to the basement all completely in plastic that they taped.   The complete job took 9 hours and was very labor intensive.   The men were very respectful to us and to our home.  The plastic had totally protected our home and there was no dust anywhere.  The finished job was amazing and has definitely improved the value of our home and fixed our water issue.  Before leaving they even scrubbed our driveway cleaner than it had been when they arrived.

    As a side note....our first estimate from a well-advertised large waterproofing company was a bullying and pressuring 2 hour ordeal with the price going from "six figures" to $64K....then to $21K and finally to $13K but only if we signed all the documents before he left our home.   So grateful that we found a good, local company, AJ Waterprooding,  who was honest.

    Would highly recommend AJ Waterproofing.

    Fair and honest estimates, great customer service, competitive pricing, and they stand behind their work; I can?t say enough good things about Frank and his team at Basement Waterproofing Etc.  
    A few months ago I had seepage from a wall crack that the previous owners of my home had apparently tried to fix themselves.  As a new homeowner, I shopped around A LOT.  I had representatives from several companies visit my home to provide estimates. Basement Waterproofing Etc was by far the best option.  They pitched the more labor intensive corrective action at a  price point closer to what some companies wanted for a quick patch job.  As I mentioned the previous owners had tried a  cheap fix, when that was removed there turned out to be more damage than was initially visible. Frank and his team took care of the whole problem.  Even I could tell it was more work than we initially discussed, yet the price didn?t change. 
    After that initial experience, I recommended Basement Waterproofing Etc to anyone who would listen.  A colleague had them out for an estimate on preventative work before finishing his basement.  He thanked me for the recommendation immediately after having Frank in his home. We compared our experiences in detail.  His estimate experience was very similar to my own, no hard sell and even some advice for small things I could do myself to save money.  It was reassuring to hear the level of service and price quotes did not change even when the apparent affluence of the neighborhood did.
    When the spring thaw and rains brought to light a different problem, I immediately called Basement Waterproofing Etc.  Again, I received a prompt response.  Service was arranged to fit my schedule and was completed at the, highly competitive, estimated price.  It?s sad how rare it is to find contractors like this, but I am glad I did.

    John's Reliable Plumbing & Drain Cleaning
    This was the second time we used John's reliable for plumbing issues in our home. Last summer Adam from John's Reliable fixed a pipe for us outside. Even though they were outside of our service area, they agreed to come and help us. So when our water heater broke, we called them again. Their price was competitive and fair. Adam came again with another person and they were both extremely polite and professional. They arrived on time, helped me move my car because I had two young children in the house, explained everything they were doing, they were neat, fast, and did a great job. I felt completely comfortable having them in my home, and I even left the house because I had an obligation so they finished up and locked the door. Very satisfied.

    I called Joe and he came to our house to assess our basement, take measurements, show us examples of prior work and tell us about his work experiences and how he could transform our basement into livable space. He make suggestions and recommendations that were best for our space and family. He then provided us with a detailed quote and proposal with prices that were half the price of the competition. Also, the estimated work time to complete the job was significantly less that what I ever would have expected. Joe and his team completed the entire job in only four working days. They worked efficiently and effectively and were always polite and helpful. The team worked hard and were on-time. They were very conscientious of keeping the rest of our home safe and clean so they placed a large clear plastic cover from floor to ceiling to block off part of the kitchen where they would be going to and from the basement. We were comfortable and didn't think twice leaving our home while they did their work. Joe would call us if he had questions or wanted to discuss what they were doing while we weren't home. He gave us progress updates daily as to where the job stood. He gave us his recommendations and always asked for our input. He answered our concerns and questions and explained all details and processes very well.
    From the time we met Joe during the proposal process, we knew he had our best interests in mind. He was looking out for us and wanted to fix our basement in the best possible way for our family and budget.

    Basement Pros Inc-Basement Waterproofing, Crawlspace Conditioning, and Mold Remediation
    I initially met with Pete to get a quote on the solutions for our basement. He was very, very thorough and likable. In fact, in his opinion we didn?t need to do all the work we had done to waterproof our basement, but we choose to go above and beyond for future needs. Compared to several other companies, this was a very honest evaluation. I had a few more questions after our meeting and Pete was always responsive on his mobile or through text.

    The crew?s start date was pushed back a day due to heavy snows, but they still completed the job in two days despite having to knock out the end of it on a Saturday. Donny led the crew, and did most of the heavy work. He clearly had a lot of experience and was a really nice guy. Same can be said for the rest of the crew as well ? friendly and courteous of the house. I was able to stop down whenever I liked to chat and check out the work. Donny was happy to go over where they were in the process and inform me what was upcoming.

    So, how?d the work turn out? To sum it up, it turned out great. The system got it?s first test not even a week after they completed the job when the temperatures rose and the 20?-36? of snow we had began to melt. The wells took on water and drained to the system as expected. The pump is incredibly quiet and we had no idea it was running until we spotted signs outside that the pump had quietly been discharging water all along.

    Now, for clarification, I gave a ?B? for Quality for just a few smaller, but notable, reasons. First, how Pete explained the cracks would be filled (chiseled out like a ?V? and filled with epoxy) was not quite as thorough as how they actually were (epoxying directly on top of the cracks). Second, it was my understanding the discharge pipe would come out of the foundation, elbow into the ground and run, buried under the mulch and lawn, to the discharge point. Instead, the pipe exits three feet from the house (an acceptable distance), but directly on to our mulch bed. This is how we discovered it was working, as the mulch was pushed into the lawn as the water was expelled. Granted, there was a significant amount of snow on the ground, as mentioned. However, Donny led me to believe that burying the pipe was never part of the plan. Miscommunication between Pete and I, or him and the crew, I?m not sure? Either way, it?s something I will fix myself in the spring. Thirdly, the original plan was to put durawall panels (a vapor barrier, essentially) over all epoxy'd cracks, though the crew covered only the ones that would be on the "finished" side of the basement someday. And lastly, the Mold Exterm spray was nearly an afterthought to the point where I felt as though I needed to constantly mention it to make sure it wasn?t forgotten. All of these things helped to add up to a perceived value on paper which convinced us to spend the extra $300 over our lowest quote to go with Basement Pros. In hindsight, the above mentioned points were perhaps not quite what I expected, so for that I dropped to a B.

    Ultimately, dealing with Basement Pros was a great experience. You are dealing with an honest group of guys who know what they are doing. And it's always the same crew since they do not sub contract, which we felt was another plus. We trusted that we would be in good hands, and I?m confident we are. I'd absolutely recommend Basement Pros to anyone in need of basement waterproofing.
