I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.


You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

stopped by my house to offer their services "at a discount" as they had left over asphalt from two jobs they did in my neighborhood that day. The contract called for 3 inches of type 7 asphalt, edging the perimeter of the area to be paved, sawcuts to establish "keyways" for flush transition to the garage, ...More walkway, roadway, etc. The price also included seal coat application in the spring. The area was not sawcut and there is a wavy transition at both ends of the driveway. The asphalt was applied OVER my garage door opening in many places. It is chipping and crumbling in the areas around the walkway and in one spot along the of the driveway. There is a big hole near the garage door where no asphalt was applied. Grass is growing through the drive way in one spot. The siding on my garage in dented and broken. I asked that they, at least, come back and fix the poorly finished edges. The owner said it was done that way because it had started to rain and they did not have time to finish. He promised to stop by and correct the problem. Since that time, he has been a no show on two occasions. I was then told by his office staff that he would call me directly. It never happened. I was then told that when he got back from an out of town trip, he would stop by to fix it. He never did. I called several times and emailed several times. I got no response. I have told this provider that I intend to follow up in small claims court. I am now in the process of getting estimates from other companies so that I can do just that. The estimator from the first company who came out to give an estimate told me the job was one of the worse that he had ever seen... he pointed out places where the asphalt was starting to crack... this job is only 3 months old! He was in disbelief that the edges were left in the state they were. He also pointed out (by picking up a piece of asphalt that had broken away) that I had only about one inch of product, not three....He said I would be lucky to get about 5 years out of the job that was done. He was totally disgusted by the workmanship, saying it gives the rest of the industry a bad name. I expect a similar reaction from the other professionals that I have coming out to evaluate the situation. I also have a friend who just had his entire driveway pulled up, enlarged and repaved (not resurfaced) from another local contractor for the price I paid for this lousy job. Stay away from this company. They are not accountable and do shoddy work for a hefty price!

They applied the wrong sealer and it was overly shiny and very, very slippery. We had paid $2000 for the services. When we realized the surface they had applied was faulty, responded to our call saying he had made the error in applying the wrong product and would fix the problem. However, over the past 4 months they have sent ...More only 1 person for a few hours each time to strip a few tiles. That process has never been completed despite many calls to and many reassurances from him that the task would be completed well. It is now November -- calls to and the owner, , have not been returned and we are left with a major problem. We are very frustrated and angry and want our money returned. It has been a disaster.

I contacted on Monday and requested an estimate. contacted me that afternoon and scheduled an appointment to come out the next day. She gave us an estimate and listened to what we wanted. She was able to send out a crew on Friday due to the rain and we had a new beautiful fireplace by evening. ...More and a father son duet did a great job and even allowed me to sit, watch and direct. I wish I could put a before and after picture on this site. The nature of the process and material does create a lot of dust through out your house so plan to clean after they leave but the finished product will be worth it.

's crew was fantastic - friendly, hard working, and professional. They excavated the old driveway and the 2 feet of sand and clay underneath. They spent days creating a proper foundation of compacted gravel and topped it with a beautiful paver driveway that looks like it could have been there when the house was built. Adjacent ...More to the driveway was a nasty, weed-covered slope that ran onto the old concrete. designed a really sharp natural rock wall to hold that back. He found rocks that exactly match our neighbor's old rock wall. Everything was done exactly the way had described it, and it looks fantastic. In the yard, and his guys removed a lot of old topsoil that was basically a weed farm. All of the grass is now gone. They replaced the old soil with rich, composted soil that creates himself at their farm. They replaced the grass and weeds with an eclectic mix of really eye-catching perennials, and built walkways with old bricks, gravel, and some beautiful stepping stones. At 's suggestion, it is finished it off with pine straw mulch which prevents weeds from coming back. When a few of the perennials failed to thrive, came back and replaced them at no additional cost. We wound up choosing pavers for the driveway that were much more expensive than the ones the bid had been based on, so worked with us and adjusted the bid mid-project to help us stay as close to budget as possible. The whole experience, from the first phone call to the final walk-through was delightful. Three weeks after the project was completed we were awarded the 2015 beautification award from the Friends of Covington. Do yourself a favor and give these guys a call!

I contacted the provider and made appointment which didn't happened. I called for second time and the provider found some misunderstanding so this time everything was on time.
