    RED FLAG - BEWARE - STAY AWAY!!! I would not recommend Frank A. Ramsden Contractor, Inc. for any projects whatsoever. I do suggest that the buyer beware and be extremely cautious with this company. We have never been more disappointed with a purchase. It should be noted that we have owned several homes throughout our lives & utilized many contractors. There are many other contractors that will deliver on their promise. Frank is asking me to pay more than agreed before he will remedy his defects. All I asked from Frank was to honor his word to credit our account properly (Frank refused). Do not be fooled by Frank���s assertions from his website ���We provide our clients with the best materials with the best installations, backed by the best warranties in the business.��� First the ���best��� materials, we had several power outlets installed. Outlets and switch plate covers are simple contractor grade products. We had 6 doors installed. Frank refused to include knobs to open & close the doors. Lastly Frank provided an allowance for tile, fixtures, etc. When my wife & I went to make our selections we realized that allowance was for contractor grade products. Next the ���best��� installations, unfortunately we still have 2 defects that Frank refuses to correct. The first is leaking shower glass enclosure. The first use of our new shower had water leaking out of the shower glass enclosure. We had to turn off the water & wait for remedy (photo attached). At Frank���s request, photo was sent to his foreman Keith. Frank never stopped by to see defect - he had shower glass subcontractor schedule repair. Upon arrival the installers found it hard to believe that water was leaking in that fashion; but, agreed it was defective. They made repairs; however, only temporarily. As of today, same leak exists & Frank refuses to remedy. Frank is denying that defect ever existed even though I have text message threads that prove Frank is fabricating truth. Frank���s assertion is a joke, ���backed by the best warranties in the business��� this was a defect identified during first shower use. Not only is Frank refusing to correct defect he is negligent in recognizing that this has already been brought to his attention. Also, Frank neglected to adjust for raised heated tile floor when templating 2 medicine cabinets & 2 lighting fixtures. Such that, after tile floor was installed the sink faucets were practically touching medicine cabinet. Not only did Frank���s installation look ridiculous with 12 foot ceilings; it was cumbersome to turn on water. Then, Frank did raise both medicine cabinets & lighting fixtures ~ 3 inches to compensate for raised floor. Then the insult! When we received our final bill Frank charged us $1,400.00 for his blunder. Incredibly, Frank actually expected us (customer) to pay for his incompetency. Next defect, shower drain caulk was initially defective & is still not remedied (view photo at 4 o���clock). I sent Frank several photos & asked for remediation ��� Frank refuses to even acknowledge defective installation (see photo). Throughout course of project Frank contacted us mainly for his payments - he did not stop by our home to verify progress or ensure our satisfaction (even though he will claim that he did). At one point, while less than 50% of project was completed, Frank arrived at our house & demanded 90% completion payment. When we refused, Frank said that he would stop project until he was paid then walked out of our home. About 15 minutes later Frank returned and project continued. Unfortunately, we had more contact with Frank wanting to receive payment rather than ensuring our project was progressing satisfactory ��� we���re very disappointed with our bathroom as well as Frank���s attitude toward satisfying customer. It���s my belief that Frank has a cash flow issue since he consistently asked us for money & clearly used contractor grade products. Next defect, we chose white marble for our shower floor that looked great until first use. During use of our new shower the white marble turned gray (and remained gray). It���s still gray as of today. When I called Frank to ask for remedy, he suggested that my wife needs to clean better. Wow, I was extremely insulted to say the least. Again, Frank ���never��� showed up to see defect as he already had 90% of his payment. After Frank insulted us regarding our cleanliness; then he blamed tile retailer. Tile retailer (not Frank) came out & suggested it might be installation related as white marble will turn colors since it���s a nature stone; although, should dry in time & not remain gray. Frank suggested we allow white marble to dry by turning on heated floor & placing fan in shower. I did precisely as Frank recommended until white marble returned to its original color (took a few weeks). After completely dried, Frank requested his subcontracted tile setter to reseal white marble floor. Mind you, Frank has yet to stop by & see defect himself. It took two days for resealing process. Then we were requested to wait 24 hours to cure (we waited 48 hours) (since we have 2 other full bathrooms). Even after resealing (which may or may not be required), white marble continued to darken & remains dark. Still, no sign of Frank. He has yet to make an appearance to see why his customers are unhappy. It should be noted that these defects remain today, Frank refuses to remedy. I���d stay far away from Frank Ramsden! Frank suggested I search Internet for proof that white marble shower floors will remain discolored even after 2 weeks of not being used. Mainly all findings were conclusive as ���installation issues���. Why do I believe Frank is turning us away ��� Frank is erroneously claiming that we did not pay our final bill even though I paid our balance due. To explain, Frank did not install 2 marble window sills; instead he was to issue credit (see emails). Frank refuses to honor his email by issuing agreed credits of $900.00. Frank did not install window; instead he was to issue credit of $1,400.00 (see emails) Frank refuses to honor his word. Frank also overcharged for certain items & promised to reimburse us ��� yes, you guessed it - Frank never honored his word. My last email from Frank was most disturbing & mainly why I decided to write review so others knew of his deceit. As you can read, I have copied & pasted directly the email message from Frank, (start) ���I do not agree with your version of my statement, you know better! Pay me the balance or don't bother me again! You owe me $4,484.00, pay that and you will have warranty!��� (end). Frank says, don���t bother me again! Really? Do Frank a favor, don���t bother him with your projects or you could wind up in our predicament with a defect product. I cannot get Frank to remedy defects nor to issue confirmed-agreed credits (apparent cash flow issues). Frank appears to be in business to take money; not deliver on his promises. I'd like you to understand that the majority of this balance due $4,385.71 of $4,484.00 was supposed to be credited back to us (see emails from Frank���s email address). Attached I sent Frank a breakdown of credits promised by Frank himself & check in amount of $98.29 which was our final payment. Total paid to Frank A. Ramsden Contractor Inc to date for this bathroom is $32,398.29. Word to the wise, STAY AWAY FROM FRANK! We spent $32,398.29 & still have defect bathroom. I would not recommend or have Frank A. Ramsden Contractor, Inc perform any work. Please also know, we own more than 1 house and have dealt with contractors and those in the service industry for over 30 years ��� we have never been more insulted or unhappy as we were with Frank A. Ramsden Contractor, Inc. In closing, Frank fabricated the truth in his responses to our Better Business Bureau (BBB) complaint (yes, we were forced to file BBB complaint) ��� as such, I do not trust him. Frank claimed that he and the sales people at the tile store told us that the tile would turn gray and ���will always have darker spots��� (this is not true ��� Frank never informed us and he was not present with us at the tile store when we made our selection). In fact, when Frank suggested replacing the white marble tile floor with white porcelain; we went back to the same tile store. The sales person (Julie) mentioned that they had issues with previous installations (ours, LOL) and she stated now we are handing out these ���installation��� papers (see attached) to explain what happens when installation is not performed correctly (like in our case with Franks installation defects). The tile store was merely covering their assets as Julie told us they recently started handing out these papers. The handout says nothing about white marble (or any natural stone) having dark spots in perpetuity ��� it does; however, recommend proper installation (I���ve sent a copy to Frank for his edification). Let���s face it, who in their right mind would agree to install a white marble tile floor (in an all-white tile bathroom) that according to Frank���s BBB response ���will always have darker spots��� (it would look absurd ��� as ours does due to Frank���s defective installation); photo attached. In this, I suspect Frank will also fabricate the truth in his response to this review (don���t be fooled by Frank���s deceptions). Frank states he is business for 44 years ��� that does not make him perfect; rather, it should make him more customer friendly and somewhat willing to satisfy customers. Frank will also fabricate the truth by stating he has been to our home to review project; also, not true ��� Frank has not even seen the final project; if he has ask for photos ��� he claims to take finished product photos (he doesn���t have ours since he has not been here).     My experience was excellent throughout .. They came to do the estimate on time and returned the price promptly. When the door came in they called me to schedule the installation and arrived on time that day . there were unexpected problems they found when they removed the old door.  They fixed the issues and continued the job.. They completed the work with no change in cost and left the work area clean .
    The next day they called to make sure I was satisfied with the work .
    This is the 2nd door I have had installed by Springhouse Window and Door. I would highly recommend them.

    He seemed nice and professional, not at all pushy. I am still waiting on the quote. We are getting a lot of different quotes. Our neighbors across the street used them, too. I recommend that if you use them, then you use their products, too.
