    Ai Restoration
We had partial stucco remediation work done 15 years ago. It was a nightmare a the time. Our whole development had moisture issues. At that time, remediation protocol did not require existing windows to be removed from walls to be flashed properly. Last year, some windows showed signs of rot. Figured we better have a moisture inspection done. It revealed moisture issues on other elevations where windows & stucco appeared fine. Here we go again. I reached out to 2-3 stucco contractors and several window contractors. The main question that arose while getting estimates was, Who does what work? Specifically flashing and caulking replacement windows? Window guys say that's part of the stucco system. Stucco guys say flashing is part of the window installation. If something isn't done properly, what is the impact of who installed what on the respective warranties? One window manufacturer referred me to Ai Restoration. Coincidentally, I saw they were doing work in a neighboring development, and subsequently learned they did work in my development previously. Ai Restoration provides a complete remediation SYSTEM to repair damaged walls, remove existing windows, flash them properly, install Hydro-Gap water resistant barrier, install drip edging at doors, deck, along roof lines and at foundation, reinstall existing or replacement windows, finish the exterior in either stucco or James Hardie Plank siding, install kick-out flashing where needed, then caulk & seal every opening. The next question was, how many windows do we replace? Just the ones that are rotting? Those and adjacent ones? All the windows in stucco walls? To best utilize their system, we had to remediate all stucco exteriors, so we replaced all windows on those walls. Next question: put on new stucco or replace with James Hardie cement plank siding? We never liked the "look" of "siding", but James Hardie plank siding is attractive. It has a wood texture reminiscent of traditional, colonial wood siding, is available in several factory colors, or can be primed at the factory for painting after installation, and can be complimented with Azec composite trim. James Hardie factory finishes are warranted for 20 years. It added about 15% to the cost of the project. However, stucco has gotten a terrible reputation over the last 20 years. A realtor friend recommended spending the extra money and installing the James Hardie siding to make selling the home easier when the time comes. Ai's estimate to replace stucco was much more than another stucco contractor's. It did not include the cost of the replacement windows, but did include labor to remove the old ones, repair & flash the openings, install drip caps/ pans and install replacement windows or replace existing units. It also included painting of the new siding and trim. We had two minor issues. Removing the electric panel to the A/C units at the beginning of work caused a short and I had to call the heating contractor. Ai credited us the cost of that repair. Also, some outdoor landscape lights were broken during construction. The provided a credit for that cost as well. We spent way more than we would have liked, but we were very pleased with the results. All of Ai's workers and subcontractors were friendly, conscientious, attentive to detail. They worked hard each day & week to ensure the project progressed as quickly as possible.

    Squeeky Clean Services Inc
Very positive experience. Thanks to Matt, Dan and Chris for their excellent service. I am extremely satisfied with the job they did on my deck with powerwashing, board replacement and staining....beyond what I imaged. Dan took the time to show me various color samples as they would appear on the wood as opposed to simply looking at a color chart, which can be deceptive. When I came home from work the day that the job was completed, I was thrilled with the outcome the deck looked brand new.actually nicer than new! I love the color (Sable) and the work they did in replacing the boards along the top of the deck. They painted around the door frame and replaced the screen for me as well. The guys are top-notch and very friendly, efficient, patient and caring. The price was very reasonable as well. I highly recommend Squeeky Clean for anyone looking to improve their home.

    Fidelity Home Management
He did excellent work. He was considerate and kept us in the loop. I had him fix our deck by replacing multiple planks, fix a gutter which had fallen, fix some outside vinyl siding, fix some rotted wood, and a few other things. We had brought a 4 hour angie's list coupon but we knew that all of this would take longer. Great job and I would recommend them to anyone

    Post Remodeling & Handyman Services
We had work done previously in our home by Post and when it was time to do this work, they were our first contact. They were upfront with scheduling, meticulous in workmanship and actively worked to ensure the finished project was top quality. We had selected colors to match previous paint jobs and the Post painter noticed that the color selection had been switched between the past, painters we worked with either didn't want to be slowed down or didn't even notice these types of issues so it was great that they said something so that it could be resolved.

    Millenium Kitchen and Bathroom Remodeling
I found Millenium Remodeling and owner, Kip Poust here on Angie's list and definitely glad I called him!   Kip is extremely responsive, professional and easy to work with.   Our job was a big one covering pretty much every aspect of our rental home that we wanted to get quickly turned around and ready to sell.  Here are some of the important factors why we chose Kip and will work with him again:

-He provided a thorough proposal that met our timelines and budget very quickly after our first meeting
-He initially seemed very trustworthy in that he was candid about things we should definitely do and other things he didn't think were worth the spend.  That trust only continued to grow throughout the project
-He's a problem solver, always looking for an efficient and effective solution for problems or questions that come up along the way
-He will take the lead as much as you want in recommending products for the job (appliances, carpet etc. always looking at cost/value equation)
-He has a great team employed who were all very respectful, hard working and pleasant to have around
-He is a very effective and frequent communicator!  This is hard to come by in this industry I think and Kip was often the one touching base with me about how things were going, thinking about next steps etc. -- love this!!

I definitely will....and already am working with Kip again on other projects at the home we live in!

    Painting Power LLC.
I would rate Matt K. and Painting Power A+ if it were possible. If he is available for your job, don't even bother getting a quote from someone else, just book him.
Matt executed the job flawlessly, on budget, on time, with no shortcuts, and left a spotless work site afterwards. In any job, there are always surprises that come up and Matt did not take advantage of any of these opportunities to add charges and grow the budget even though I know there were many chances to do so. You know you are dealing with an honest businessman when you work with Matt.
I appreciated having just one person to contact over the course of the two week project from first call to initial meeting for the free estimate to seeing the project through to completion. Matt was always reachable and very prompt in his responses, which was especially important to me because I was not able to see his work until the entire project was completed.
Matt is the only painter I will hire as long as he is in this business.

James and this crew are very nice and do a good job. We spent an hour reviewing work to be done in advance. Given the size of each job, I agreed to pay on a timeand materials basis. We scheduled the work, and he had a crew out to do it at the scheduled time. Everything they did turned out fine. We talked about a few additional small jobs, but I have not heard from him about scheduling them yet.
James is trying to grow his business... recently added a second truck and a couple of guys, so he now has two crews he has to keep busy. This will mean he has to do more estimating, selling and administrative work (scheduling), and less time on a job. He will have to make sure he manages his time well, and schedules work appropriately.

    McPhillips Painting / Powerwashing
I have used Rich for interior/ exterior painting for 10+ years. His pricing has always been competitive, and quality of work has been good. This project took longer than expected, as Rich had to do some extensive research on the correct acrylic sealant for our stucco walls.

    Nolan Painting
They were wonderful to work with. If I had one improvement area I wish that they worked with me more on the paint color, they did work with me some. They were punctual, they were polite. We had to redo one of the areas because I didn't like the paint color and they were really understanding about it.

The only problem was that the new stain was lighter than the old stain, so the deck ended up looking blotchy in areas. It was later explained to me that this was because of residue from the previous staining, which was done by me. Apparently, it would have required an additional costly treatment to remove all of the old stain. Overall, the job went well, the work was of good quality, and the workers were very responsive to my concerns and questions.
