Community in
where I live. I wanted some landscaping work done, so I contracted one of Titan’s owners,
. I wanted to make sure that what I was having done would not make it significantly harder for his people to mow and trim my lawn. Mr.
was very charming and personable. He told me that Titan did landscaping as well as lawn care. I happily asked him to give me an estimate on the landscaping. After all, my
trusted him. Then, he told me that lawn care and landscaping were his secondary businesses—he and his partner were primarily builder/contractors and I had some siding that looked like it needed work. I was in complete agreement about the siding. When I purchased my house, I had been told that the siding was “
board” (https://www.jameshardie.com/# ), a tough, concrete fiber composite. I learned almost immediately after closing that the siding was Masonite ( https://en.wikipedia.org/wiki/Masonite ), a kind of particleboard. In places, the siding on my house crumbled when touched. The damage was on two sides of my house where someone had not sealed the lower edges and water had been absorbed, swelling and warping the particleboard. The two walls fall into three logical sections: back wall, sidewall behind entry, and sidewall in front of entry. The sidewall in front of the entry had the worst and most damage. Mr.
went on to point out some decaying wood trim. I asked Mr.
to give me an estimate on replacing the damaged siding and trim with concrete fiberboard materials. His first estimate combined the two jobs, landscaping and house repairs and did not mention the type of siding or trim. I asked that he bid on the house repairs only and put in writing that he would use concrete fiber materials. We discussed the fact that I did not want any more Masonite; I wanted concrete fiber. It didn’t have to be the HardiePlank name brand, but I wanted concrete fiber, not particleboard. The result was the estimate of $3740 which specified "Hardy [
] board concrete materials" and "Hardy [
] board materials". When I first met Mr.
Barecky, the co-owner of Titan, he mentioned vinyl siding (for the entire house) and again, I explained that I did not want anything other than concrete fiber materials. Because I thought my
trusted them, I trusted them. We didn’t sign a contract. If we did, I cannot find my copy. I didn't even get a signature on the estimate. I was a complete, absolute fool, taken in by a charming liar. I told Mr.
that I wanted to be present occasionally while his folks were working on my house. I wanted to check the condition of the insulation and the rest of the structure that might be visible once the outer walls were off, and I wanted to make sure I left out a cooler of iced-down Gatorades and bottled water for anyone working in this heat. Mr.
kept assuring me that was not necessary. I kept assuring him that it was. Late one Monday, I received a text saying that Titan had made tremendous progress on my house. I again told Mr.
that he needed to let me know when his people were going to be working on my house. Titan had replaced the damaged siding on the back of my house and on the side of my house behind the entryway (two of the three sections). One day, I arrived home early and found Mr. Barecky, painting the new siding. He told me that they had had to have the siding sanded in order to make it smooth like the old siding. I told him that he should have asked me first—I would have preferred the texture. At the time, I believed the siding was concrete fiber, so the fact that texture had been sanded off of the front did not concern me. Please note: during the discussion that day, Mr. Barecky did not mention the composition of the siding. He did not mention that he and/or his partner had decided to _not_ use the concrete fiberboard I required. Had he said anything of the sort, I would have halted the work immediately. I did not want any more particleboard on my house, and at that point, Titan could have painted the two sections and we’d have discussed why they had not purchased what I had explicitly told them to use and whether they could correct that and proceed. But, Mr. Barecky did not mention the substitution. At some point, I found a cut trim piece that was obviously wood. I thought there had been a minor misunderstanding that could be cleared up with some discussion. I have every other Friday off from work, so I was at home on 24
when Titan came to replace the last section of siding, in front of the entry way. The Titan co-owners were none too pleased that I was present. Because he seemed to be having a bad morning, I did not immediately ask Mr.
why some of the trim appeared to be wood. Hindsight provides a different explanation for Mr.
’ demeanor that morning, but at the time, idiot that I am, I just thought he was really not a morning person. Titan had finished removing the old siding from my house before I realized that the siding they were putting up flexed and bent in ways that did not indicate concrete fiber. I asked flatly whether the siding was
board or not. Mr.
began arguing that what they were using was “exactly” what was on the rest of the house. I stated that that was Masonite, not concrete fiberboard. I reminded him that I had had him put it in writing that I wanted concrete fiberboard, but frankly, I was so shocked that he would ignore the single issue on which I had been adamant that I'm not sure what else I said. That night, I took pictures of the particleboard and its labeling. I was so hurt and angry, I felt so betrayed, that I could not sleep and had a sick headache most of the rest of the next day. I remained civil to Mr.
and Mr. Barecky while they covered the section of my house that they had exposed and painted the particleboard. I provided them with cold Gatorade and offered to buy them a fast-food lunch or dinner. Late on Saturday, when the Titan co-owners expected to be paid, I pointed out that the original estimate had been for concrete fiber, not Masonite and wood.
, the co-owner said that he'd discussed the switch with me, the day I’d come home while he was painting. I told him straightly that he had not and I recounted details of the conversation. We did not discuss the use of wood instead of concrete fiber for the trim. Titan said that they had had to “special order’” the Masonite and have it sanded so it had cost more than
Board. I believed and still believe that they were lying, but it doesn't matter--they knew I did _not_ want Masonite, but they used it anyway and tried to hide that fact. I repeated that they had not had permission to use inferior products instead of the concrete fiberboard that was in writing. Because I wanted these liars out of my sight, I wrote them a check for the rest of the original estimate. On Tuesday 28
, I did a web
and learned that the siding they installed on my house is 120 SERIES LAP-T4 from LP Building Products (http://www.lpsmartside.com/Products/Lap/) and that Titan’s having sanded the factory sealant off has violated all product warranty. So, the siding is not "exactly" what is on the rest of my house. The siding on the rest of my house had a warranty. The particleboard that Titan put up does not; Titan voided that warranty (without my permission or knowledge) by sanding off the factory-applied sealants. I contacted
City Building Permits, asking if this sort of thing is an issue, and it is—for me. The City can do nothing because Titan is not licensed. I also learned that Titan had thrown a panel of the particleboard into the creek beside my house. I can’t look at those parts of my house now without starting to cry. I can’t really even think about it without starting to cry. I’m a good person. I treat people the way I want to be treated. I
’t lie. I
’t cheat. I am generous and kind and I certainly
’t want to cheat anyone. I take good care of things that are my responsibility. I made it clear before the fact, to both Titan owners, that I wanted concrete fiberboard and that I wanted nothing but concrete fiber materials. Titan could have told me they
’t work with concrete fiber, or they could have written the estimate for more money. Instead, they lied. In hindsight, they also tried to keep me from discovering what they had done (by not informing me when they would be working). But that’s hindsight. At the time, I trusted them. I was a fool.

"I've used many contractors in the past, but I have to say this is by far the most professional, courteous, and experienced company that you will ever need for" any of your home improvements. When Mal (the owner) came over to our home to provide the estimate he came prepared. He had many samples and literature to choose from. He stayed well within our intended budget which made it much easier for us to re-do our home. He has the most wonderful and honest crew (

How much does siding cost to replace?

Siding is critical in protecting your home from weather and structural damage. Understand when you need to replace your siding and how much it costs.

Siding

Unless they are made of brick or stone, most homes are protected by some form of exterior siding. Traditionally made of wood, siding now comes in several materials including aluminum and vinyl. Each has its strengths and weaknesses to consider.

Call and ask your contractors these questions.  Don't be afraid to ask questions.  It is your money and home.  I would ask for references and take a look at samples of their work (especially the low bidder).  Make sure all are licensed and carry the required insurance.  You don't want to get a bad stucco job, so do your homework first before selecting a contractor; which may not be one of these.  Check with your local building department and local building exchange for more references on these and other contractors.  Good luck.

Alside is the far superior siding. Another option with the Alside is the Center Lock panel. It locks in the center of the panel, eliminating wind blow-offs,has a 3/4 inch profile, and carries the same warranty as the Charter Oak

Both choices have plusses and minuses.

I am partial to vinyl siding myself if it is put on by a contractor that pays attention to details in sealing against water intrusion. The better grades of vinyl stand up to the weater very well. The siding on my own home is over 15 years old and shows no signs of fading or any changes due to sun exposure and have had no problems with water entry around windows or doors. It does not dent like the old aluminum siding did or break if hit by a ball or a rock thrown by a lawnmower. As long as you save a few extra panels even if a rock was to be broken by something like a rock it is easier to repair. I will add that the earlier vinyl sidings did tend to fade but I have seen homes I sided after putting additions on that were done 20+ years ago and they look fine. Those closer to the 30 year mark not as good on the fading though. I gennerally never use the cheaper panels though so I can not vouch for them but I think that as long as it is one of the better manufaturers it seems to be just panel thickness. Just a personal opinion but if you are looking for added insulation I would use one of the 4X8 or 2X8 panels rather than the insulated siding. I can not see how insulation on the back of each panel with all the joints can do much more than stiffen the panels and I would think it would hamper the movement of the panels with changes in temperature.

As for Hardi or any of the other fibre cement sidings it is way more costly and relys on caulk or tar paper strips between the panels to seal out water. It is not very forgiving on install mistakes and must be done perfectly to get the full Hardi warranty. I was just involved with a job where the contractor did not put a few pieces of flashing in properly and his guys lapped a corner board incorrectly and the Hardi lifetime warranty was void. Another thing I did not like is that it is put in with a blind nailing method and even though this house was done to specs in this area of the install the bottom of the siding was not tight to the lower courses in many spots. They did install it to the maximum exposure and I believe if they had gone to a larger panel or even lessened the exposure by 1/2" it probably would have been fine. The other thing I saw was the paint seems to be prone to scratching durring install and to me the house looked like it needed a paint job even though siding was new. I do think that if painted after install a paint job would last many years as the product is very stable and does not expand and contract much. The one big plus I see is it tend to HELP in and area prone to fires such as some ares out West.  I put the word help in capitals because it will not fireproof the home but may stop ignition from sparks and moderate heat exposure.

"Normal" construction practice dictates that the contractor remove all tools, unused materials (that you did not pay for) and scrap, and leave the worksite in a "broom clean" condition - this would include disposing (as he wishes) of removed saleable scrap - be it siding, old HVAC equipment, metal piping, etc.

Generally, unless you are talking copper sheet roofing or decorative copper ceiling panels or such, or in some cases very old in-demand recyclable timber or full-thickness hardwood flooring, the value of the metals will only marginally pay for his labor to load it and haul it to the metal recycler - especially with painted materials, which typically go for about half or less the going "clean metal" rate.

Look at the other side - how much hassle and cost will it take YOU to cut or bend the sheets into transportable lengths (since probably 10-12 foot pieces for full lengths) and haul them to a metal recycler - who may only be open during your normal work hours so you have to take time off, and maybe borrow or rent a pickup or trailer to haul it too ? All for a couple hundred $ in scrap value. Also - in some areas - scrap dealears are now limited by law to accepting construction scrap only from licensed contractors, because of the increased problem with people stripping houses and stealing from construction sites, so you as an individual might not even be able to sell it.

They came out in spite of it being such a small job and it was repaired promptly and they fixed the design flaw along with it. Very professional and knowledgeable. We were very pleased and we doubt that the issue will return due to their repair design.

Could not have been more pleased. We decided we could live in lower level since we had a partial kitchen and family room available. Workers were extremely polite and caring. Work completed on time and results exceeded our expectations. We had "lived thru, a complete remodeling of a home in another city that was very expensive. This project wasn't as large but costs were much more reasonable. That was the third of four projects where we've used

was the only company that actually gave us design tips and really seemed to care about the final outcome and our satisfaction. That really went a long way for us. The original start date was to be beginning of August as we had to wait for siding to come in because we ordered a custom color. However, the siding came in two weeks early and our house is complete already. He was able to have a team come out to our house early. The team showed up on a Tuesday bright and early and worked till almost 7pm. They continued this schedule through the end. They even worked Saturday and Sunday and Saturday was a very hot day but they still powered through. They were always friendly and worked around our hectic schedule and lifestyle.
Apollo Siding Contractors Provider Name Locked
would often check up on progress and make sure we were happy and he and his team would always double check before continuing on any aspect of the job that possibly skewed from our original plan.
Apollo Siding Contractors Provider Name Locked
was also very excited to see the completed project which made us feel good. He basically created a custom design for our home and our home is quite unique and really stands out. It has only been two days since completion and we have already gotten a lot of compliments.
Apollo Siding Contractors Provider Name Locked
also had to really work with our insurance company to prove all the material needed, damage done, etc. That could not have been an easy task but he was willing to do it for us. I am not sure most companies would do that.
If I ever need any work done regarding my home, I will most certainly use

did a great job on replacing the siding and windows on my duplex. Overall the group has high integrity, is very friendly and extremely responsive when needed. The one hitch, I found that the project manager, our sales professional and the contractor manager were a bit disjointed in communications and while all were extremely responsive and ready to help it took a bit of running around to get to the solution. I would see this as an area of opportunity to improve but certainly is a better problem to have rather than getting no response at all.
The one price guarantee gave me a great sense of security and held true to the end. The final product is excellent and I'm extremely happy with the new
