    Ideal Property Inspections LLC
Had a great experience with Roland and Ideal Property Inspections. This was our first home purchase and Roland took the time to explain things and answer all our questions. We received our written report the very next morning. My wife and I highly recommend using Roland and Ideal Property Inspections.

    LAKE OSWEGO INSULATION CO
This company should be reported for fraud. We were quoted $15,000 for asbestos abatement for our attic (1,200 sq ft) and each bid after that was a third the price they provided. In fact, Greg, the inspector on the job did not even evaluate the whole space, but rather assumed. Even though he did not do a thorough inspection, he had no issue notifying us that this "job" was going to be expensive. Another, more reliable inspector recommended we have the insulation tested because he could not easily identify the vermiculite previous note and the removal would be a fraction of the cost if the asbestos was >2%. We had it tested (in two different areas) and 50% of the insulation had no asbestos detected, whereas the other 50% contained >1% asbestos. Long story short, if you chose to hire LOI, know that there are better and more reliable companies out there to help you with these types of issues.

    PILLAR TO POST
You wrote a review for Pillar To Post Home Inspectors 3 weeks ago 1.0 star rating 12/26/2017 I'm pretty upset that this inspection company sells exorbitantly expensive inspection packages, and then misses incredibly obvious things. Portland's housing boom makes everyone very busy, I get it. But they seem to be exploiting it for the prices without the deliverable. i paid almost $600 for their 'upgraded' package. My report initially didn't even reference the use of infrared on the walls. They added it after* the fact, when I called and complained about it. All I have is their word that it was done, and them amending their report to say they didn't find anything. This upgraded package also included a 'comprehensive' rodent inspection. That also yielded "nothing." Well seeing as how I moved in and found a huge rodent problem, I don't know how they found nothing. There are droppings everywhere under the stove, in drawers, on top of the fridge, behind the fridge, the bedroom, etc. And some of them were old droppings. And my exterminator already found multiple obvious holes in the house where the mice are coming in from outside, with droppings in and around these holes. My contractor found mesh in the crawl space that was intended to keep them out, so this was a pre-existing problem way before I moved in. I spoke w/ the owner and got the same excuses about how their inspection is only a 'snapshot' of the house at the time they looked at it, and blah blah blah. However, the holes were always there, way before I moved in. And these were gaps they missed as potentials of a rodent problem during the winter season, since Pdx has an obvious rodent issue. Just because there were no visible droppings at the time, doesn't mean the gaps and visible holes in the house could not be identified. Also-- they missed the obvious water dispenser/ice dispenser as well. The line had been cut right off, and sprays water into the wall when I try to operate it. The tech who came to see that says that since its a clean cut (not rodent chews or anything), it was always there. Since a fridge and water dispenser is something that would be used daily, its pretty concerning they also missed that. Now I losthundreds of dollars in extermination costs, etc. I can only imagine what else these guys missed for the $600 package they sell.

    Healthy Home Inspection Services LLC
It turned out that we had a leak that had developed in our roof line, that overtime had saturated the chip board that our house was built with (bad stuff btw). That chip board is a breeding ground for black mold. Healthy Home could see the problem with their equipment without breaking into any of the walls. It was some sort of thermal imaging thing that showed the environment inside the walls. The rest of the house looked great, but this section of the house was clearly full of moisture. Healthy Home referred us to a remediation company and then came back to confirm that the mold spore counts were good. After living with such an issue for a couple years, the difference is amazing. Our kids now just get the typical cold stuff, but we've been free of the chronic respiratory issues now since the work was done. Healthy Home was super responsive and take what they do very seriously. For this, we were super pleased and obviously happy that our situation has been resolved.

    Certified Mold Cleaning, LLC
Certified Mold helped us clean up in preparation for sale and came came back after the buyers home inspection found rodents returned after they had finished the original work and other work we had done disturbed insulation and vapor barrier. They showed up when they said they would and got the job. Certified Mold's willingness to work on our timeline helped the sale go as smoothly as it did.

    Associated Master Inspectors LLC
Jim was a total professional who seemed to be extremely thorough in his inspection and assessment.  He spent over 6 hours at the house with me and was more than willing to answer any questions I had and walk me through his findings.  A class and very knowledgeable act.
I have used a number of inspectors previously, and Jim was by far the best I have worked with.

    Alpha Environmental Services Inc
The workers were punctual, most kind and respectful and they did a very good job.
What really impressed us was that they had excavate way below a raised garden bed and they put it back together even better than it was before their intervention.
    Really excellent service

MOLD TESTING SERVICES OF OREGON LLC
I would like to comment on the outstanding work that Garrett Dayfield, of Mold Testing of Oregon, did for us while we were in negotiations to purchase a home in Salem, Oregon.
There had been a serious water leak problem and mold in the crawlspace that another excellent company, A 2 Z Inspectors, had uncovered in our pre-purchase home inspection.  After remediation work had been performed by Service Master, we called in Mold Testing of Oregon to get an independent examination of conditions before we were to move to closing on the purchase.
A different testing company I had talked with recommended not testing until all surfaces had been replaced, including putting back insulation in the crawlspace.  I wondered if that made sense.
Repair work had progressed, and insulation was scheduled to be reinstalled in the crawlspace the next day.  Again consulting Angie's List, I called Garrett, of Mold Testing of Oregon for a final mold inspection.  He proposed coming on Friday (this was Monday), and told me that the inspection should really be done before the insulation was reinstalled in the crawlspace, which made good sense to me.  What to do?  We had serious closing deadlines looming as the sellers had already purchased a home in another state, and our lender was getting anxious because the remediation work had dragged on so long.  Serious stress!!
I explained the tough situation to Garrett and offered him a bonus if he could by any chance come out that evening to do the inspection.  Much to my surprise and delight, he graciously agreed to drive the 60 miles to Salem that evening and did moisture and mold testing throughout the house and crawlspace, at 7 pm!!!  He refused all of my bonus offers.
His work was thorough, he took excellent photographs throughout (which allowed us to see the condition of the repairs before they were covered by insulation), checked for moisture, collected 3 mold air samples which he sent to an out-of-state lab for immediate testing, and emailed the complete report to us in 2 days.  As a result, more final "scrubbing" was needed which was immediately scheduled by the company that did the cleanup.  The insulation has been reinstalled.
I cannot recommend Mold Testing of Oregon highly enough.  Garret went way "above the call of duty", with gracious and thorough professionalism at every turn.  If I must face such problems in the future, I most certainly hope to use Garrett Dayfield of Mold Testing of Oregon.  I think he deserves a medal.
    Sincerely,
    Libbi Albright

    1-800 Water Damage

They came out at 10pm after being called by our plumber to inspect the damage.  They came back at a scheduled time the next day with all of their equipment and set up blowers and air intake fans to dry the affected areas.  They came back every couple days to check the humidity level and removed the equipment once the wood was reasonably dry.

They communicated very well to us how the process works and why we have to go through the pain of load fans and motors running 24 hours a day for a week.  It was painful and expensive, but we know we'll never have a mold issue in our house.

They also recommended a contractor to help with repairing the damage to the house.
