Mold in a basement is a common problem. My company helps people with this every day. Some of the answers you received were helpful but not all the information is correct. First, you need to eliminate the two main ingrediants that mold needs to survive. The first one is water intrusion. This is a must. I am assuming you have no water intrusion as you make no mention. The second componant that needs to be eliminated is moisture. Moisture is also humidity. Basements need to be kept airtight in the summer months. Some folks have posted that you need air flow in your basement. Nothing could be furthur from the truth. When you open any windows for example, not one micron of air goes out of the basement, Warm humid air is sucked into the basement. Houses suck air into the basement and it meets the cool surfaces and skyrockets humidity. The windows must be kept closed and a dehumidification device installed to ensure humidity stays below 60% humidity. The dehumidifier should be energy star rated and purchasing a seperate humidity guage is a must to monitor the unit's progress. We like to keep our customer's basements at 50% humidity. This eliminates the smell that is active mold spore growth. Once the water and humidity is brought under control. Remove the organic materials that have mold on them. Walls, sheetrock and studs that have been affected. Follow the advice of previous posts as you must ensure that you do not affect the rest of the home. Once removed, install new walls using as much inorganic material as possible. We also install vapor barrier over the walls and seal the floors to stopwater vapor transmission into the basement. Poly plastic is not a acceptable vapor barrier. It is not "zero-perm" and will still allow moisture transmission. It will also crack and break into pieces over the years. A PVC liner rated "zero-perm" is the correct product in this application. Depending how large the basement is and if it is sectioned off will determine the dehumidifier strength. We use the Santa Fe line of dehidifiers as they are super energy efficiant and work like a dehumidifier on steriods. I hope this helps and I wish you the best in Basement Health!

Where is the home located, what is the exterior wall construction and type, how is the space heated?

 

It could be a whole host of different scenarios that would generate that result.  It is nearly impossible to tell but I would say that most basement moisture problems are a result of bulk moisture intrusion or condensation issues. 

 

Given the deep and hard winter this year, it could be a condensation issue that hadn't previously been shown.

y They were not on time, they brought parts form other jobs, they put in a cheap sump pump they, they tore up the yard the workers fought with each other using foul language. They did not back up their warranty as what was done did not fix the problem. I would never use them or recommend them. The wife was nice to talk to but that did not fix the problems and the husband and owner would not back up his work and found ways around the warranty. We just could not deal with fighting with him so we just let it go and due to his lack of honesty and poor workmanship I would not trust him or his company to even fix the problem. I don't think he has a clue, but like to talk like he is very experienced. We have had a lot of contracted work done being a home owner for years but this I can say was he worst experience we ever had. We felt like we were taken to the cleaners.

Estimate was given and was exactly what I paid. The owner and his son showed up on the appointed day and did the work in a matter of 3-4 days. They had a large fan that kept the dust to a minimum and cleaned up after each days work. Both were very careful not to track dirt in & out of the basement while working.
About two weeks after they completed their work we had a bad storm in the area and rec'd quite a bit of rain. I watched the new sump-pump they installed and it was filling up then...woosh... it was all gone and the water again began to fill it up. Checked all the walls in the basement and none of them were wet so... basement is now dry!!! YEA!!!

The inspector was knowledgeable and professional. He did not try to sell us on a whole new system and instead was able to explain why we had the water problem in the one specific area. He recommended how we could go about fixing it, which would cost a lot less than putting in a whole new system. I would highly recommend this company as they were honest and did not try to sell us on a whole new system, which we do not need.

came out to give me an estimate of what the cost would be to get rid of the standing water in my backyard. They were not the cheapest estimate but also not the most expensive. His idea was to not

an ant with an elephant and to work on this problem an an iterative manner. His thought was that hooking up my two back downspouts, one of my upstream neighbor's downspouts and running a french drain along the west side of my back property would take care of 90% of the job. That estimate was about $3800. I indicated to him after receiving that estimate that I wanted to expand the french drain so that it also spanned the length of the side yard (it had always been wet from my neighbor's drainage into my yard as well as her AC condensation line that just dumped into my yard. Essentially, with the French drain extending the length of my property on the west, I would be catching all of the water that was draining dow hill from my neighbor's property to the west. Before agreeing to add new costs to the job, he scheduled a meeting with me and his work supervisor to evaluate the grade of the side yard and whether this was necessary. I really appreciated that. We ended up connecting the neighbor's front downspout as well as one of my front downspouts, and extending the french drain all the way up to my front porch. This added about $2000 onto the cost of the job.
There were a few other companies I had come give me and estimate and none were as circumspect about finding the right balance between solving the problem but not over doing it (and thus, spending too much money). I had other companies that wanted to put french drains on all 3 sides of my yard with 4 catch basins, which I understand now would have been like killing an ant with an elephant. One of the reasons I chose this company was because I appreciated the iterative approach. I also liked that they were a "drainage" company and not a landscape company. I wanted to work with a company that knew what they were doing when it came to drainage. I also liked that they said they were going to use 4" white heavy duty PVC pipe that would last the lifetime of the house. The black corrugated piping was only going to last 5-10 years at which time I (or the new owner) would have to replace it. I wanted to do this job once, and I wanted to do it the "right" way.

(which was quick), he had me on the schedule and started the work 4 days later. They finished 98% of the work within 2 days, and it looked really nice. We had a huge rain the day they finished and I had standing water in a variety of places which I took photos of and sent them along.

came out the next day and had his crew dig up a part of their job and made an adjustment at no charge. For the french drain that spans the length of the property, they laid basic stones on top of the pipes, but then laid decorative river rock and flag stones that double as stepping stones. It looks really nice. There is still about a 10 foot area that still needs decorative stone and flagstone laid, but they said they would be back in the near future to finish that work. I had not planned to spend almost $6000 on this work, but I'm very glad that we extended the $3500 job to also take care of the side yard moisture/ small ponding problem. They made sure that the decorative stone and flagstone matched the color of the house and stone I had used to create a decorative S-pattern in the backyard. There is a small upward slope near the back of the backyard and I couldn't understand how water would move upward through that pipe, so I called

pipes, they measure to ensure they have at least a 1% downward grade. So they had to dig deeper into the landscape as the land sloped upwards to ensure they still had at least a 1% downward grade. I also asked him about the black material they wrap the french drain in because I was noticing some of that near the top of the decorative stones. My concern was that the french drain was right there at the surface, and he explained that the french drain was at least a foot below the surface and what I was seeing was landscape fabric that could be trimmed. I know I'm always leery about the quality of a company's work these days, but I have enjoyed working with

I will start off this review by saying I fully expect Champion to reply back and say that everything I say is a lie. He did the same thing to my wife via email and when we filed a complaint with the BBB. However, I did not fully look into Champion's history as I should, so I hope this review will cause someone to do make sure they do their research prior to making a commitment.
We had Champion come out and provide us a quote to waterproof our basement. The quote process began shortly after a week of downpours, causing some standing water in the basement. When Champion first got there, the first thing that I pointed out to them was that there is a drain at the bottom of the walkout to the backdoor. We have always blamed the drain for backing up and water coming in under the door due to getting covered with leaves and such. My comment to Champion was that this was not the only place water came in this time so it wasn't as much of a problem as we had originally thought. This was determined by the fact that we had a towel in front of the door that was only a little wet, but still had a lot of water in other areas of the basement.
Champion quoted me to waterproof the the side of the house and along the front and put in a sump pump. After receiving multiple quotes from other companies, we chose Champion and had the work done on

Champion doesn't have an electrician on staff, so they recommended one to us to have an outlet installed for the sump pump. I called the electrician they could not come out for three weeks. Therefore, I called a different electrician and had them come out and install the outlet on

The first big rain we had on

12th, we once again had water in the basement. We immediately called Champion and gave them the news. Through a series of back and forth, Champion blamed the problem on the electric and said the sump pump was not working as a result. This was due to the fact that the electric box is full and we could not provide a dedicated circuit to the sump pump. I called the original electrician that Champion recommended and gave them the scenario. They told me that it would work fine as is as long as there was available power and the breaker was not tripping. I told this to Champion and they decided that the electrician was wrong and called a different electrician and sent them to my place. This electrician tested the sump pump and power and concluded that it was working properly and the electric was not the problem. $150 paid to the electrician to tell Champion them the same thing they were already told by their own recommended electrician.
After the electrician left, I called Champion and did not get a call back. My wife sent two emails the next day before getting an email back saying the problem is our fault and that they can come in and do additional work for $1750 (see below for details)
Champion's claims
1. They say that I told them that the drain was not a problem and not to worry about it. They say that they repeatedly told me that the drain needed to be fixed and I would not let them. This was not the case as I told them up front that it had been a problem for years. When Champion provided their proposal, I did not tell them not to do anything they wanted (just as I did with the other
quotes). My assumption is that they know their business, so I would not question their proposal.
2. Champion says that the sump pump not being on a dedicated circuit voids the warranty. This is not
written anywhere in the warranty. On the original quote, Champion said they can have an outlet installed for $200. Nowhere in the process was a dedicated circuit installed until after the fact when the waterproofing did not work.
3. One of the places where water came in after the job was next to the crawl space. The foreman told me that they should have done that originally. Champion says that they came come back and do the crawl space and the drain for $1750. The drain will tie into a 2nd sump pump per Champion’s design. I question why they would want to put in another sump pump when they say the first isn’t working due to electric. Wouldn’t the 2nd pump not work also due to electrical problems (as claimed by Champion)
4. Champion now claims that I am trying to get free work out of them. Not the case at all. I want it done correctly and Champion has already proved that they are not capable of doing that. I do not want any additional work out of them. I do not want to have to battle them in the future every time there is a problem because they will blame it on another factor.
In the end, we paid nearly $3500 and still have problems. Champion wants us to spend more money and says the problem is our fault because they wanted to do the additional work initially but we would not let them. My claim is that why would I only want part
of the basement waterproofed? The answer is that I would not; therefore there is no way I would tell them not to do anything they suggested. I have a lifetime warranty that is no good because no matter what happens, Champion says that it is not their fault.

My wife called another waterproofing company to get a quote to do the job correctly and provided the scenario to them, without mentioning Champion by name. Their first comment was, “let me guess, you went with Champion and have been working with

(the owner).” Based upon this, it would appear that Champion is being known for providing a poor service to the point that other companies know them by name.

I looked up Champion recently and found on BBB that they have had 7 complaints in three years. 5 of these were marked as unresolved. Also, Angie’s List has some unresolved comments. Based upon these reviews, if you have problems them you might as well not even bother as Champion will claim that it’s not their fault.
