    We've had two homes built by The Oaks Development Company. Our fist home was finished, ready to move into and exactly what we wanted. We loved our home but three years after moving in the timing was right for us to upgrade. We sold our home quickly for significantly more than we originally paid. After living in a home built by the best builder in Lawton we couldn't go anywhere else. We had Ron build a custom home for us. No detail was spared in our home. The value we got for our investment was incredible. Our home has finishes in it that probably aren't even found in million dollar homes in other areas. We love that Ron is the developer and owner of all the lots and doesn't sell lots to any other builders. This gives me the confidence that there will not be any substandard homes built around mine. We love to go for walks around the neighborhood. It is quiet and there is always a great view of the neighborhood lakes or the mountains. The neighbors are wonderful. Everyone looks out for each other and there is even a neighborhood watch. I cant imagine living anywhere else. If we upgrade again it will be in The Oaks with a home built by Ron.

    The best part is that we have a very well built home. The worst thing was the painter that did the work, but she is working with us to get that corrected. They are still working through any problems that we may have. I would refer them. I think they did an overall good job, they worked with us really well, as we were building, and they tried to accommodate us when we wanted to change something. She asked me how I wanted my bedroom, and I pulled out a picture from the internet, and that is exactly what she did. I wanted an arch over the tub, and she did that, she did anything that we wished. Anything that I thought about before we got to that point, they tried to accommodate me.  We added upgrades, and so the price went up over all, but I can't blame them, because it was choices that we made. We have been living here for about a month, and we haven't found things falling off.  If we emailed, then we got emails from them pretty quickly, and if we called her, and she couldn't call us right away, she would call us as soon as she could.

    After suffering a flood on May 23 I received estimates from several contractors. Out of all the contractors to provide an estimate John Brooks Construction was the most detailed and professional. I built my home with my father more than forty years ago. John was the only contractor who took this into consideration and the only one who said he could custom build the lower damaged cabinets to match the upper cabinetry that I built with my father. After speaking with a few of his references I hired him to remove the mold damage, restore all of the flood damage and moving out and packing in all my contents. The night I hired them I slept better than I had since the flood knowing they were going to take care of everything. He hired an outside company to perform the pre and post mold test. They passed the mold post testing on time and started rebuilding my home. Their staff walked me through each step of their restoration process and time line. As the photos show they did an excellent job matching the cabinetry and stain. They completed way before I expected. There aren?t any lines that can be seen where the drywall was replaced in every room of my 2500 square foot home. It was like a flood had never occurred. I would recommend their services to anyone.

    Kyle Kinmonth Construction Solutions
    I contacted Mr. Kinmonth to get a bid on converting a dead end hallway into a pantry.  Mr. Kinmonth provided a detailed, written estimate of the work to be provided.  The estimate stated that half of the cost was to paid upfront for materials..Once I accepted the estimate and paid the requiued deposit,  Mr. Kinmonth ordered the materials needed and scheduled the work.  Job included insulating the wall where the outside door  had been located, finishing the inside back wall with a 4' x 8' sheet of plywood, painting all exposed surfaces with a color that matched the rest of the kitchen, and hiring an electrician to move two light switches.  New pantry side walls were added that included hole and peg system for movable shelving.  Front wall of new pantry space was constructed using standard 2' x 4' framing.  A new pre-hung door was installed.  The back of the door included a four shelf unit for storing small items and canned goods.  Throughout the job, care was taken (using drop cloths) to ensure that no paint or stain was on the floor.  Work sight was cleaned up at the end of each work day.

    Carlos Quinteros built a 6' wood privacy fence with metal posts for me in the spring of 2015. It looked OK when it was done. Although he was supposed to come back later and add the caps to the metal posts, he never did, and we had over 10" of rain some time after the fence was built. After a few months we started to have problems, with pickets falling out, and we found out at that time that he had used 1-3/8" roofing nails to fasten the pickets to the rails, which were rusting.  The standard for wood fences is dipped, weather resistant 2" galvanized nails or coated screws. We also started to have problems with not being able to open or latch the back gate. My dogs were getting out of the front gate because it was sagging and coming apart, and through the gaps in the fence where the pickets were coming out. He was contacted, but he put us off with excuses, that he was working out of town, or the weather wasn't right, or he'd be out in a few weeks, which he never did. Several months later, a heavy wind during a storm blew part of the fence down. When we tried to contact him numerous times, he said the wind voided the warranty. We propped it up with 2x4s, though every time there was a little wind it would sag or fall. I would add that the parts of the fence where he actually dug holes and set posts with concrete, the fence held. But this was only about 1/4 of the fence. A couple of months later another storm blew the fence down, and we saw that he did not dig out the 30 year old chain link fence posts on the part of the fence that fell, but instead put 6' (2-3/8") posts over the smaller, shorter posts using them as a sleeve, and then set it on top of the old concrete, not adding new concrete. Therefore there was nothing securing the post in the ground, and nothing but 30-yr old 1-5/8" galvanized posts in 30-yr old concrete holding the fence. The old smaller post finally broke because it could not, nor was it designed to, hold the heavy wooden fence . There was basically nothing supporting the fence. The fence sections are 9-10' apart, rather than the recommended 6-8' for a 6' wood fence. He only used two rails instead of the recommended three for a wood fence, causing the pickets to warp into 'C' or 'S' shapes. When we contacted him again to tell him we had found out what he had done incorrectly with the posts, he used foul language to tell us to leave him alone, he was not responsible for the fence. I estimate the materials cost about $800 because all of the materials he used were the cheapest available, and he defrauded the rest of the money from me, because his work was worthless and I now have to pay someone else to redo it. He was supposed to be a friend of my daughter's boyfriend, who recommended him because he needed the work. He is not at all professional or customer friendly, in fact uncouth and would not stand by his work. It is very discouraging and aggravating to pay $4,000 for a fence that is useless to me and have the contractor treat me with such disrespect.

    KYLE KINMONTH CONSTRUCTION
    Kyle hire a sub contractor L& S Construction to erect the walls do the dry wall and to tape and mud. well the walls do not go all the way to the ceiling, when taped and finished with drywall compound it was ridged along the top of the drywall where it met the ceiling. Notified Kyle with the problem, asked him if this type of work was acceptable. NO reply with the exception of being frustrated. According to L & S Construction owner Ed, Kyle never said anything to Ed. Either way nor Kyle or Ed fixed the problem at the shop. The walls where to be ready for paint and where so ridged I had to hire someone else to fix these problem in order for the shop to open. In Eds defense we where so behind in this project that texturerizing of the walls had to be cancelled although sanded ready to paint was to be completed.  Kyle was not there for city  inspection, never checked for final inspection and went weeks without checking to see how the project was going. In short I ended up doing Kyle's job which he required 11,000.00 for doing nothing.

    It such a bad experience. I will never hire a general contractor without checking Angie's list again. It started okay at the beginning he answered all questions gave him a deposit of 13,000.00 to buy supplies.As we progress Kyle spent less and less time at the shop not monitoring the construction, thank god I spent most of my time there otherwise things would have never have gotten done as per my floor plan. To make a long story short Kyle never paid anything to the sub contractor who did the walls. Now the sub contractor is after me to collect this debt and here in Oklahoma it is allowed. Kyle got his money plus what should have gone to the subcontractor. My walls where uneven, never sanded to be ready for paint and NO ONE is willing to fix it.

    Fence and shed were installed with no problem. Crew returned some weeks later to repair my and my neighbors side gate which were warped and falling apart. Other deficiencies including unattached and split boards and  cutting the bottom of my gates to ease opening and closing were pointed out but not repaired. Also, my neighbor and I paid over $1300 for staining that has yet to be done. The fence was installed mid-April and it is now mid-June. I, and my neighbor, have left repeated messages with Mike Overstreet and his office but have have not received any callbacks. ABC contracting received scathing reviews on yahoo.com three years ago for the very same practices and it appears they are up to their same old operating procedures. Follow-up and customer service are abysmal. Since they have taken my and my neighbors money for a service not yet rendered (over 60 days) and practice avoidance like a science, their actions can be construed as bordering on criminal. Recommend that no-one use this company. Go out of town if necessary but avoid ABC Contracting.
