  • After suffering a flood on May 23 I received estimates from several contractors. Out of all the contractors to provide an estimate John Brooks Construction was the most detailed and professional. I built my home with my father more than forty years ago. John was the only contractor who took this into consideration and the only one who said he could custom build the lower damaged cabinets to match the upper cabinetry that I built with my father. After speaking with a few of his references I hired him to remove the mold damage, restore all of the flood damage and moving out and packing in all my contents. The night I hired them I slept better than I had since the flood knowing they were going to take care of everything. He hired an outside company to perform the pre and post mold test. They passed the mold post testing on time and started rebuilding my home. Their staff walked me through each step of their restoration process and time line. As the photos show they did an excellent job matching the cabinetry and stain. They completed way before I expected. There aren?t any lines that can be seen where the drywall was replaced in every room of my 2500 square foot home. It was like a flood had never occurred. I would recommend their services to anyone.

  • First estimate was done with no sample windows available at the store or in home. I asked to see the windows. It took approximately 2 weeks for the representative to receive sample windows to show the homeowners what he was trying to sell them.
    The price seemed reasonable compared to other estimates, the company is local and long-standing in the Lawton/Wichita Falls area. The estimate was for one day to install the windows and 1/2 day to install the outside trim around the windows. The outside trim was replacing rotting cedar boards.
    I received a call when the windows arrived from the factory and a day was set for installation. On the day of installation the representative who did the estimates arrived with two workers about 15 minutes before the appointment time. We arranged for the trailer and work area to be located near an outlet. I was told all installation work would be done from the outside and no one would need to come inside.
    The first window removal took almost 3 hours. The window was disassembled as much as possible, glass was broken and finally one of the workers came inside to use a jigsaw to cut the window out. The installation of the first window took about another hour or so. At around 3 PM I was asked if I would be around tomorrow, to which I replied yes. There were either four or five windows installed. The next morning the crew showed up and started on the other windows. After completion the crew used a dry vac to clean up inside and picked up debris outside. The third day of the 1.5 day project was spent installing the trim.
    I took the check (no money was asked for up front) and the Certification of Completion and Satisfaction to the company the following Monday.
    It was a few days later we had a thunderstorm with gusty winds come through. When the gust hit the windows there was a noticeable flex  on both sets of double (side by side)  windows based on the inside light reflection changing angles. I thought the windows were going to blow in, but they did not. There was also air coming throough the center of the two windows, enough to blow out a candle. I then noticed both sets of double windows had a litttle give that did not seem right.  The single windows facing the wind had no drafts.
    I asked the company to come out, which they did within a day or so. I was told that the two windows should have some give to them since they were not assembled in the factory.  I should also expect some air leakage for strong winds, since it was only felt keeping the wind out. I personnaly don't think the windows leaked, but the connection between the two windows.The crew returned and added more insulation between the windows. This has seemed to help with the air flow, but we haven't had another thunderstorm with wind gust like we had the one time.
    I've reviewed the connecting of replacement windows on youtube. Some show the mulling done by connecting the two windows with a piece of flat metal on the top and bottom to make the connection between the two windows verry solid and install the windows as a single piece. Other videos do not, they just put the padding between the two windows. So I guess there is no industry standard. Next time I will find out in advance.
    After the work was done I began to notice things that I should have seen before: 1) small pieces of glass on the patio, 2) nails in the grass and roof above the front porch where two windows were replaced, 3) the outside Internet calbe that ran around the lower double window had been removed, but not reattached to the house, 4) scratches and gouges in the fragile siding I have--which I expected some. The crew and supervisor made no offer to repair/repaint. or replace the cable. After I had mentioned the glass pieces and nails to the supervisor/representative, the crew did not clean up the nails, glass, etc.
    The work was done. I'm happy with the windows themselves. The trim looks nice and is what I expected. I just think the company could provide better estimates with 20+ years of experience and take care of the small details of a true turn-key operation.
