"my mother subscribed to AHS to help maintain her 35 year old home which she moved in to 15 years ago. It seemed reasonable to protect against failures. I cancelled" after 2013 for the following reasons:1 contractors aren't the least invested in a continuing relationship with the customer only with AHS and just barely at that. 2. contractors are unable to "modify" the installations- this resulted in multiple a/c drain overflows onto the ceilings below the units. After multiple service calls over a number of years, I noticed that there was no slope to the drain line! I loosened a retaining strap to give the line some drop and haven't had a problem in several years. I should be charging them! When I called up AHS to quit they read from their data that they had saved us close to $50,000! Okay, shameless liars. I quit and din't look back. They should have been paying me. How they stay in business is a mystery to me. They are very high. I won't deal anymore with them or their sister companies as soon as I can get away from Terminex even they are headquartered in Memphis.

"AHS was suppose to repair a non operating AC system. First call, which took AHS 35 minutes to answer, resulted AHS assigning a local contractor to fix my AC. That" contractor was suppose to call me the following day. No call so I called the contractor. Got his voice mail. Over the next two days, I called AHS 5 times with an average wait time for AHS to answer each call of 35-40 minutes. Two of these calls resulted in AHS saying they had contacted their contractor and they would contact me shortly. No call from contractor so I drove to the office of the contractor. Surprise, that address was an apartment building. Called AHS again. Waited 45 minutes for ARS to answer. Said I wanted to speak to a supervisor. AHS' response was that I could not speak to a supervisor. Then AHS informed me the contractor was on "hold", which meant AHS was not utilizing that contractor. New contractor was assigned who was located almost 2 hours away. I asked for a contractor to be assigned from the local area. AHS said I had to use the assigned contractor. That contractor completed the job and was a pleasure to work with. Total down time for my AC in
was 2 weeks. Total time I spent waiting for AHS to answer my phone calls was about 3.5 hours. After work was done, I called AHS to cancel my contract. They said someone from their cancelation department would call me in 24 hours. 24 hours passed and no call. So I called AHS only to learn no record existed of my previous day's call. AHS said they would cancel. I did not trust them to cancel so I called VISA who said they would put a stop on any payment requests from AHS. I had to give them a "F" rating but would have rated them lower if I could have. This is unfortunate as AHS in the past AHS had good customer service. I hear similar complaints from others who are using AHS. I believe their customer service management team needs to be replaced.

A home warranty is a good marketing tool for a home seller. Before you offer one to a potential homebuyer, make sure you do your research on the company.

First, call your insurance company and tell them you do not want any proceeds paid to the contractor under your policy as you are not going with them.  This way they can not collect money on your behalf.  Insurance will typically have you sign a form for release of funds anyway but this is a good extra step to make sure your signature isn't forged.  Second, call the contractor and tell them you will not be needing their services afterall.  Did your husband pay a deposit?  If so it may be non-refundable.  Then follow up with a certified letter. 


An email as well doesn't hurt but some states don't yet recognize email as a form of communication for legally binding documentation.  This may have changed and I'm sure more states do recognize them as I haven't followed that topic elsewhere as much as I used to.  The contractor's office should be local.  A sure fire way to ensure they got the message is to deliver the letter to the office of the contractor and have someone at the office sign a duplicate stating it has been recieved and read.  There's no arguing whether they received it or not by doing that.


Hopefully you've learned your lesson about high pressure sales techniques and storm chasers looking for a quick buck.  Some people find out a much harder way.  While these guys may be legitimate you should always do your homework on a contractor before signing the contract.  Unless you have water running out of the house and the work has to be done on the spot it's not so much of an emergency that it can't wait until the next day.

Consider going to library an reading Consumer Reports rating on home insurance companies in your area.  For affordabilty elect the highest deductable you can stomach.  This will lower your premioum, I went thru Costco, they and Sam's Club can be a valuable resource for home and car insurance. We have used CHOICE on several occasions. They always get someone out to check on the problem right away. Occasionally there is a little hiccup in getting a problem resolved (part not available, etc.) but usually these are things that CHOICE does not have any direct control over.

Service was provided by COMPLETE COMFORT OF SMYRNA it was found that the duct in our Master bathroom was filled with water during the assessment (No air coming through vent) COMPLETE COMFORT OF SMYRNA staff disconnected the duct leaving our crawl space exposed. We did pay the initial fee of $40.00, scheduled and appointment with COMPLETE COMFORT OF SMYRNA to come to our home on the following Monday(the earliest possible apt) to fixed the issue for an estimated $300.00. COMPLETE COMFORT OF SMYRNA never called or showed up to repair our duct. After 1 week of calling COMPLETE COMFORT OF SMYRNA we decided to call

I hope that we can find a warranty company that is satisfactory in the near future we paid 1 year up front to "save" money we will never do this again, it seems that CHW covers nothing, the initial fee is a flat rate of $40.00 the rest we pay out of pocket. .

has been unable to repair our washer. 3 no-show appointments, 1 appointment was supposedly scheduled by a manager but never was scheduled so that was the 4th no show and 3 other appointments in which the technicians did come but the issue was not fixed. don't use

I have been an AHS customer for over 5 years. When I first used them, the contractors they worked with were amazing. In the past couple of years, especially this past year their service has horrible. On Monday 2 out of the 3 AC units in my home stopped working and my pool equipment stopped as well. A work order was placed for both items on Monday.
It is now Saturday and the contractor that was brought has now ruined all 3 units and my AC is still not fixed. I have called multiple reps and supervisors, trying to get a solution to my problem and I continue to hear a different response everytime I talk to someone with no solution. It's been a very frustrating week and the my AC units are not fixed. I was told I could get a 2nd opinion and would be charged an additional $75 if the diagnosis was the same. It's very frustrating to be treated the way I have been by AHS. I will be cancelling my services. Make sure to do research on your contractors prior to them coming out. In the past year I have had them come out for my water heater (great individual), plumbing (Bacon Plumbing, AWFUL), AC unit and my pool.
As for my pool the contractors our coming out on Monday to see if they can finally fix the issue, but with they way they have handled the repair thus far I am not impressed.

We purchased an older home by the lake in May 2014 and chose Landmark for home warranty coverage. The same plumber for water heater, toilet and faucet. Master plumber who owned business (

Professional Services out of Waco, Texas) came out on the call all 3 times. Work was done well. Because of our remote, rural location it did take several days to get the calls scheduled (plumber did ask to make sure none were water emergencies). Landmark covered all 5 requests with no argument or delay and never tried to find a reason to refuse coverage. We never had to pay more than $60 for covered items. I rate them excellent for coverage. On the A/C wall unit (like a window unit but permanent install in wall) Landmark could not find a contractor for such a small HVAC job and paid us cash for a new unit to arrange ourselves. The amount was fair. The main thing with a home warranty company is do they act in good faith to cover what they imply will be covered. Landmark did so with no hassles and at a price in line with competitors. They also followed up each time with a survey. My only gripe is that Landmark does not have a relationship with sufficient contractors to cover our location and always had trouble finding one to come out to our address (we did enter our zip code into Landmark's website to determine they covered our area before purchase), which caused a 1 or 2 day delay each time while Landmarks customer service coordinators tried to find a contractor. That said, we are in a remote location off the normal path.

This saga began earlier this week when my 87 year old mother had her fridge go out. She called 2/10 and was told it would be 10 days before

could get out. All her food ruining and 10 days without a fridge. I called 2/10 and after hearing repeatedly 'I understand' from a rep I ask to speak to a supervisor. I ask him if we could call an independent who could get there quicker and he said yes but the independent had to call 2/10 with his diagnosis. We had him there that afternoon. His diagnosis - the fridge could not be repaired buy a new one. Well they did not like that so said we had to get a 2nd opinion from one of their guys. They found one who could be there the net day. (Where was he when we were told 10 days?)
Meanwhile I was able to locate a guy - who works with 2/10 - who could come that afternoon. So I called 2/10 got approval and ask them to cancel the guy scheduled the next day (they didn't, he showed up anyway). That guy comes by that afternoon and gives same diagnosis as 1st opinion. I askk them to add m y email to her file and was told that was done . Today I was told they did not have it.
2/10 agrees to buy new fridge. Sends mom a model to look at online. Exactly how does one buy a major appliance online without seeing it???? We find it at Home Depot and drive out to look at it. She finds another model $100 cheaper and calls to ask if she can purchase the less expensive model. She is told that department's system is down and they will call her later, No call that day. This morning she waited still no call. I called for her. After transfer around a very rude rep who kept interupting anything I tried to say ask for model numbers and mother's phone number. don't you have your clients phone #? I tell her to call my mother as she has the model number. She does call her and says she has to get authorization and will call her back.
So here we sit again - 12:00 AM and no call. No fridge.
Everyone I talked to over the last 3 to 4 days has been rude and evidently the only line they know is 'I understand'. 2/10 could care less if anything at all gets done. I think they try to frustrate clients until they finally give up and pay for repairs on their own.

Let's just say crappy! And I won't be renewing with them. Rip off.
The vendor who said I had 'water pressure; problems called to get approval but did not tell them that a water study had been done and proved there were no pressure issues. He did not bother to look at the toilet once he learned he was not getting a $75 check. HSA denied any service.
I am now stuck with two toilets that leak rust on the floor under the tank. These two the first vendor replaced parts or bolts which evidently rusted. I am stuck with one toilet that won't stay filled and turns on to refill randomly.
When I called HSA to tell them the toilets were still running following the first vendor they told me it would be about 2 weeks before anyone could get out.
Their vendors bad mouth each other, their reps are rude and don't show any effort to expedite anything.
I am done with them.

BEWARE !!!!!!!! BEWARE !!!!!!!! SCAM ALERT !!!!
They seem to pay for small repairs pretty well, but when it comes to any substantial claim, they will try to decline it most of the time. When it came to my Air Conditioner where the coil began to leak and could not be repaired, they used reasons like:
1. It is pre-mature Wear and Tear - it was 8 years old.... Isn't that why you have a home warranty policy?
2. It was a pre-existing condition - I had their policy nearly 2 years before filing this claim -

3. It was not propertly maintained - I have service contracts showing regular maintenance - Try Again
4. Lastly they tried to say I had too many units for what I was paying.....I told the saleman exactly how many units I had and it was his responsibility to rate it correctly.
