Home Inspection reviews in Willoughby

Hired heights pest Control to inspect our new house for pest problems. They were very thorough and friendly and discovered problem areas that we wouldve never looked at. We are hiring them to treat yearly for pests as well. Glad we chose them and would recommend to anyone looking for an inspection.

Fred did an Air Quality test for us at a prospective home. He did find a couple areas of concern regarding two readings on mold, out of the dozens of things he tested for. This is causing a hiccup in the sale of our dreamhouse which is otherwise beautifully maintained, by a thoughtful owner who has always spent good money on the best upkeep. But I am very glad I know about this problem now, and that I'm dealing with this problem today. Especially because the quantity and types of molds that he found were concerning enough to present health risk later probably without us knowing about it. This is an excellent preventative action that may have saved us years of health mysteries in the future if we had never known and these mold colonies had grown worse. I'm very glad to learn more about the molds that surround us every day, and which molds can become toxic and why. The process of working with fred, and with mold mitigation specialists is definitely an education on a complex subject that is VERY worth understanding. Fred recommended 3 mold mitigation teams, and I'm very thankful for those recommendations. One of those specialists told me they had gotten a lot of referrals from Fred, but he'd never actually met or worked with Fred, that Fred had only seen the results of their work after post mitigation inspections. Regarding communication, fred is a clear writer, and a knowledgeable and specific speaker. Its important to not confuse terms or concepts when learning about the complex subject of mold. So he is confident with his knowledge, and careful with his choice of words. This makes it much easier to decipher what is potentially harmful, and what is not of major concern. I hope to hire Fred again after mitigation has completed.

The home inspection was handled very professionally. Mr. Freer is extremely thorough in his inspections. He provides detailed information regarding each area of the inspection with descriptions and pictures. Mr Freer not only provides a detailed final report very quickly, he also takes the time to walk you through each area of the home describing what he finds and answering questions along the way.

Mr. Freer was professional, thorough, and courteous. He took the time to answer questions in a way which helped me make necessary decisions. This is the 2nd house I've used Mr. Freer & Four Square to complete and was equally satisfied both times!

I really appreciated the attention Mark paid to all aspects including the quality equipment he brought. The radon results were emailed to me from the unit, via the state, which was ideal. I was further blown away when I took advantage of his "drone" option. I was emailed a video of the roof and down spouts that would have otherwise been unavailable by ladder access that day. The best part for future inspections is that I can tailor the inspection to the house. Weather it be a basic general "once over" or to utilizing Mark's full detailed, expertise.

Four Square showed up on-time and ready to work. The inspection took longer than I thought but the results were pretty thorough and saved me from purchasing the home and finding out the issues at a later date. The inspection included outside the house (electrical, plumbing, deck, shed, etc.) as well as inside from top to bottom.

Fred came highly recommended from a family member to inspect my new home. He is VERY detailed, organized and knowledgeable. As a first time home buyer, it is a very intimidating process but Fred made it less intimidating by thoroughly explaining each of his findings to my fiance and I. He also gave us great advice and several tips and suggestions on how to fix the issues he came across. Fred sent an electronic copy of the report to us the next morning and will have a hard copy shipped to our home in a few days. The electronic copy was a very detailed 78 page document with pictures associated with each area. In my opinion, Fred charged us fairly. Because of his thorough inspection, we were able to negotiate with seller to have items fixed prior to closing. If you want a trustworthy and thorough inspector, Fred is your guy! I HIGHLY recommend him and I do plan to use him with any future homes. Thanks Fred!

He was very punctual and very professional. He was responsive and was able to come out with very little notice which was great since we only had a few days to get the inspection done. He did miss some things that later on seemed obvious though. He did not do the pest inspection himself so part of this is not his fault personally, but within a few hours of being in the home we found the toilet leaked and had rotted out the subfloor under it and we had a carpenter ant nest in the subfloor as well. We found the bottom of the vanity next to the toilet showed evidence of carpenter ant damage after we educated ourselves and took a closer look and this and probably should've been noticed during the inspection.  He was very thorough in the rest of the house though and put up with a lot of questions so I would MAYBE use him again, but definitely not for pest inspection.

If it was possible to rate Four Square Home Inspections with an A+, I definitely would. This is how professional services should be delivered!
Our home inspection was scheduled for 1pm. The inspector arrived early and got set up with his equipment. He first did a complete and thorough inspection of the outside of the home and then had us walk through his list of concerns.
From there, he did the inspection of the basement, first floor and then the attic area, inviting us to do a walk through of each area when it was completed.
All told, the inspection lasted about 5 hours. The inspector was very willing to answer all of our questions and was EXTREMELY knowledgeable in all areas of home construction, maintenance and care.
The inspection report arrived promptly via e-mail within 24 hours. The hard copy of the report was dropped off the day after that.
There is no question that we will use Four Square home inspections for future needs and will most definitely recommend their services to our friends and neighbors.

Unlike lots of Cleveland area contractors, this one called back promptly and made an appointment in a reasonable time.He was here on the scheduled time, did his inspection and forwarded a report on the date he promised. The report was very useful and thorough. I would recommend this vendor wholeheartedly  to anyone as reliable, serious and committed to quality.
