The weather turned cold and rainy shortly after the project began but the various crews were punctual, professional, and tenacious. The work was completed responsibly and with high quality. Each crew finished their work completely and cleaned up after themselves. I would highly recommend KCG and will use them for the next inside project.

    I was not home when the replacements were done.  I do  know that that Ralph with Courtesy kept me informed when the various replacements were going to take place.  Ralph is extremely professional, dependable  and very customer service oriented.  He explains everything in great detail, takes his time in explaining in a way you understand.  The workmanship that was provided was first class.  You certainly get what you pay for.  I am very pleased.  I would recommend Courtesy to anyone!

    Met with Kevin at the house and discussed what I wanted to build.
    He answered questions I had regarding the deck build process and materials.
    Showed me some of their work.
    At the time, Kevin stated that there was a 4-6 week delay in getting the deck built because they were backed up with other customers.  But this was not an issue for me and I would gladly wait for them.  They had some very nice looking jobs and had good reviews on Angie's List.
    So I patiently waited. During this time I emailed Kevin 2-3 weeks into the wait, regarding permit status and he stated that it was submitted.  Now I just had to wait on the City.
    5 weeks have passed, the permit came through and OUPS (Ohio Utilities Protection Service) cleared the ground for work.
    Work started around 7-8am and ended around 4-5pm.
    They did clean up their work area everyday and were on time as well.
    It took 3 days to build the deck and went very well w/o issue.
    At the end of the 3rd day I was left with a very nice looking deck and everything was cleaned up.  They hulled away all the garbage.

    In one word 'WONDERFUL'!

    Selection/Design

    I found Dream Decks the Cleveland Home and Garden Show.  Andy, the salesperson answered all my questions at the show and explained the companies background.  I provided them my contact information.   I waited about 2 weeks and did not get a call.  I ended up calling them.   They explained that they had back to back shows and were behind in contacting the show contacts.   This was about the only slightly negative I had in this experience.

    Andy came to my house as promised and spent considerable time discussing our needs and thoughts on how the deck would be used and color schemes.   ANdy then came back about 1 week later and showed a detailed design, including a 3-d image.  He tweaked the image based upon different colors and discussed composite vs. wood and wood structure vs. steel.  He spent a great deal of time with us and was very attentive to our thoughts.  

    Price:

    The estimated price of $17650 was more than what others quoted me, but only because I upgraded to steel and had lighting.  The cost without these 'extra's was lower than what other companies quoted me.

    Scheduling

     Andy gave me a rough idea of when the deck would be installed and handled the permits for the city.   He also helped me get HOA approval by providing the necessary documentation.   As the scheduled date came close Andy was responsive and provided updates on a regular basis.   The work was started about 1 week later than expected, due to weather.  This was not an issue and totally understandable.

    Day 1:

    The delivery of materials began 1st thing in the morning and came at the exact time needed.   It was very well coordinated.

    The crew lead by Luke, the co-owner came at around 8:30 and began to work immediately, by 11:00 the post holes were dug and approved by the city.  by 4:30, the group had the steel framing up about 90%.   I was amazed by how quickly and efficiently the work was done.   The site was kept clean and one of their crew went around my entire yard ensuring no trash was left behind.

    While they had the post digger, I asked them if they could dig me a hole in my front yard for a flag pole, and I would pay them extra.  They said they would be happy to do it and did not charge me anything additional.   This was very nice of them.

    Day 2:

    The crew arrived at 8:00 and worked until 4:30, only breaking for lunch.   They finished the framing and then started the decking.  The decking was once again about 85% complete by the time they went home...again leaving the worksite extremely clean.   Their attention to cleanliness was impressive...I had seen one screw laying in the ground and the next time I went by there, it was picked up.

    Day 3: 

    The crew again arrived at 8:00 and worked until the job was completed.  They had a minor hiccup with not having enough brackets and had to go to the supplier to get some more, this delayed them about an hour or so...while they were waiting, I would have never known that there was an issue, since the others found work to do in the meantime.   They stayed until about 6:30.   The last thing they did was power wash the deck to ensure it was clean and ready to use.   They also scoured the ground for any trash/debris...they even picked up the saw dust from the lawn.  I inspected the deck one last time and seen one minor issue, that was immediately corrected with no question.

    Overall:

    The crew was courteous and respectful at all times.  Luke answered any and all of my questions as they arose.

    I think this is the best firm that I have ever used for any home improvement project that I have done in the past 20 years.  I would recommend them to anyone.

    In some areas my deck had too many prior coats of deck stain.   In other areas it needed to be restained.  Although it was not yet peeling, it did not make sense to add another coat of stain.  I tried stripping it myself but after two applications and powerwashing there was still considerable stain to be removed. 

    Grand Reflections applied a PH balancer to neutralize the effect of the stripper I used.  They then hand-sanded with palm sanders and when done the deck looked almost new.  They then hand-brushed in the stain.

    The work was done by Jim, the owner, and one co-worker.  They were extremely professional, showed up on time, worked diligently throughout the day, and paid attention to detail.  Jim also answered all my questions and explained in detail what he was going to do and why.  

    I would absolutely use Grand Reflection again.

    Lost Pond Construction Inc
    My wife and I had interviewed several design-build firms and couldn't find one we liked until we met Jeff Tortorea from Lost Pond
    Construction.  After having spent thousands already on an architect's design we didn't love, and couldn't afford to build, Jeff was willing to help cost effectively modify the architectural work we had in hand so we could more cost effectively arrive at a set of drawings that his team could use for permitting, architectural review, and construction.
    We settled on a design last winter, and went before the Architectural review board for approval to proceed with our home's long overdue transformation.  We wanted to raise the roof on the first floor of the home to camouflage the appearance of a split level
    ranch.  We needed more garage storage space, and play space for our grandchildren and dogs. 
    In the course of opening all the walls to complete the renovation, Jeff's crews found many surprises that needed to be addressed.  Each time they found something new, Ric (the project superintendent) would contact me about what they discovered, and how
    they proposed to remedy it.  They encountered issues related to structure, electrical, plumbing, septic and foundation during
    the course of the six month renovation. Each time they did, we were made aware of the issue and given pricing and timeframe to correct.  
    Ric managed the flow of work through his in-house employees and an army of trade professionals who partner with Lost Pond Construction on larger builds like this one. Despite delays from suppliers, and juggling schedules with tradesmen, the project was moved ahead at an acceptable tempo. 
    The delays we did experience were were caused by three factors:  municipal slowdowns as happened during our two months of architectural review and permitting, weather related issues as happened when we relocated the septic tanks and had so much rain we couldn't backfill the void left by the tanks that got removed, or the schedule conflicts created when trade subcontractors like the
    mason who tried to squeeze more into a day than was realistic.  Overall, the delays added about six weeks to the initial completion date, which was acceptable to us when we considered all the additional work that had to be done to address the surprises they found.
    On a large project like this, it is critical to have trust and faith in the people you hire to do the work.  They are going to be in your lives for upwards of half a year or more, so it is important to have a healthy working relationship with your contractor and the on-site project manager.  Jeff and Ric were terrific to deal with.  Their designer Barb brought a wealth of advice and much appreciated guidance as we chose cabinetry (species, stain, glaze, and layout) as well as flooring, wall color, and much needed assistance with
    coordination of siding, roofing, soffit, fascia, and door selection.  Though there were budget and time over-runs during this project, I always felt like Jeff and Ric were giving me honest information, and that at all times, they were advocating for my family and me
    at each stage of the project.  
    In the end, my wife and I are thrilled with the finished product.  Aboslutely thrilled. It took the collective efforts of a lot of people working some long hard days to bring about this transformation.  We are grateful to the people of Lost Pond Construction for making our house the dream home we had envisioned for so many years and would highly recommend them to anyone considering a home improvement project, large or small.
