    Fantastic work! A+++++Brian responded with an estimate promptly. Set date and time to remove old tile containing asbestos and black mastic adhesive. His crew arrived promptly at 9:00 to begin work and took care of business. Brian and his crew are professional and courteous. Work was exceptional!! The price was right.     My wife and I could not be more pleased. Getting ready for Cleveland hts point of sale inspection and Brian's crew took care of encapsulating asbsestos boiler pipes in the basement. Work was done in a day and the crew was very professional and neat. I highly recommend Brian's company!

    Not attentive to detail. Missed 2 big and obvious problems that cost thousands to repair. 1. Floor depression 2" deep across the entire center line. The problem is so obvious that you can see furniture around walls tilting forward. I had guests visit the home who noticed the issue about 30 seconds from entry! 2. Old roof shingles. The inspection report mentioned some shingles require a close watch due to minor cracking. After looking into it, turns out that there are 2 types of shingles on the roof. One section is more recent, maybe 15 years old, the other closer to 35 years. Apparently the minor cracks in the report were referencing the newer section. The older section needs total replacement. The inspector missed 2 different color, different grade and age sections of shingles sitting side by side! Upon getting the complaint, TK denied any responsibility and pointed to the "Limitation of Liability" clause. They then handed the complaint to their insurance company who promptly denied the claim. After further debate, they conceded to the error, but refused to settle beyond a token amount that barely covered 5% of the cost.

    Brian with Great Lakes Contracting was an exemplary professional. I recently purchased a house and needed mold mitigation and encapsulation of asbestos-insulated pipes prior to moving in. Brian gave me an rapid price estimate, which was about 20% lower than the quote from another company. Work was completes in a single day by Brian and his crew. There was no more mold in the basement, and the asbestos pipes were completely encapsulated with great care. The worksite was left exceptionally clean.

    This was the second inspection of our lives and the first in the last 15 years. Neither of us knows much about the kinds of things inspections look for. But Jim walked us through and around the house, answering our questions, letting us know not only what he found, but what it meant on a practical level. He did not rush us, but he did not waste time. He recorded all the important information verbally and in pictures. In the end we had a very detailed report hilighted for issues of safety, follow-up, etc. More importantly, he made himself available to us before, during, and after the inspection and always responded to our questions promptly and helpfully.     Overall, I was pleased with the job they did. There were a couple of complications (asbestos wrapped pipes were found after the ceiling was out - they removed the wrapping for a reasonable additional fee), there was an issue with the crown molding trapping debris which took more time, but they dealt with it and scheduled the extra work time that was needed as quickly as they could. They worked well with the air testing company and response to any questions I had was quick and thorough. We got 4 estimates for the work and their price was reasonable and they were professional.

    Brian hired three young men to do this ACM Removal work which requires high professional skills and equipment. Job is done but not very clean on the floor, left the chemical on the wall, and hand-print or marks on the wall. Lessons: 1. Always require the professional skills and equipment to deal with chemical materials. 2. if possible, ask the owner or pro to do this kind of job. They deserve to be paid well. 3. Always onsite estimate with written quote.

    Fred is simply the best. This is our second home purchase for which we have had him as an inspector. The first time, we should have listened to him more closely. He identified every little hidden thing that we figured out the gravity of after actually choosing to live in the home. This time we were wiser in home choice but it was still wonderful to have Fred���s careful eye checking things we didn���t even know to look for. His ability to do extra testing for mold, radon, formeldyhyde, asbestos, and many other special tests is also a bonus. One just does not want to end up in a house with undisclosed property issues which one then has to take upon ones self. Fred is much less expensive than unexpected repairs and liabilities. Plus, inspections are points of negotiation, good to know what you should be negotiating about. Fred helps one make a sober decision about a fixer upper, and a confident decision about a healthy home. Whatever you���re moving into, a good inspection is your best bet. Thank you Fred!!!!
