How to Get a House That’s Part of an Estate Ready for Sale

I am the executor of the estate of 2 close relatives and was faced with the disposal and sale of their property and contents. I had contacted a real estate agent - Pat Lindsey of Remax Executives - and signed a contract for the house to be listed. Pat suggested that we might want to talk with Jack Amlin about auctioning the property. We had listed the house for $95,000 but were faced with having to put $15,000 in to make it ready for sale plus would have to pay the real estate commission so we were looking at possibly netting about $70-75,000. The other things to consider were that there were an abundance of homes in that price range in the area for sale and that the house that was 2 doors away had been on the market for 1 1/2 years without selling. Jack thought that the house could sell as is for $60-70,000. Jack was very good about describing the process and we decided to go with the auction. The advantages would be that we would have the house sold quickly and that the buyer pays the commission and not the seller. We would only be responsible for the advertising and some closing fees. I was nervous at the auction but we had a lot of interest and the bidding went well. The high bid was $67,000 and we ended up netting $64,500. We were extremely pleased with the process and outcome and want to thank Jack Amlin and his staff and also Pat Lindsey for referring him to us.

    Montrie Auction Services
From out of state, my wife needed to arrange the liquidation of her mother's home, which had been sold.  Having never done this before, she searched the internet for estate liquidators, auction houses, etc. and settled on Jade Montrie of Montrie Auctions.  He was additionally referred to her by another company that couldn't provide the services in the timeframe needed.    We were concerned because the home was a small, average-sized house and contained nothing of real 'value.'   Jade met with my wife's mother and a friend, went through the home in a thorough manner, and called us with his feedback and quote.  He was candid in his assessment and offered advice on how to deal with the remaining items.   Jade quoted a fair price to purchase a certain amount of the contents, leaving items that were donated to a local charity.   My wife arrived in town with only 5 days to handle everything...Jade was on time, was professional and personable, and removed the items agreed upon.   After the house was closed and my wife returned home, she realized that a small box was mistakenly included in what Jade took.  He went out of his way to locate the package and sent it to us.  We were thrilled!   Many people told us that we'd never find someone to deal with this type of move except for garage sale companies.  We weren't comfortable with the prospect of having people come through the house, so we were relieved to find Jade.  We offer a resounding A+ as a recommendation of Jade Montrie.

    Margie's Cleaning
I used Margie's Cleaning/M&M Estates sales to do an estate liquidation.  The estate was very extensive almost that of a hoarding situation.  The amount of work that needed to be done was tremendous and overwhelming.  Margie and her team came in and in five days cleaned, organized and completed a very successful sale.  After the sale everything left was removed from the house, donated or recycled, or stored,  according to my wishes.  Everything was left neat, swept and the house ready for renovation.  She and the people that work for her are some of the nicest and hardest working people I've ever dealt with.  The estate sale was professionally run and organized.  They've made my life so much easier.

    Margie's Cleaning
My Sister and I hired Margie's cleaning company (M and M Estates) to liquidate our Mother's years of accumulated items. Massive boxes and bags stuffed the basement, attic, and garage. The entire process took 9 days (4 sale days). Margie and her crew worked with such speed that items were set up and priced for sale "before" we were given an opportunity to select which items we wanted to keep, as per our contract agreement. We could not remove items which were advertised. However, upon removing items not pictured on her  website, we received constant scolding from Margie. This displayed insensitivity and lack of respect for us as the owners. Without our knowledge they unnecessarily moved an entertainment center from an area where it stood for over 15 years, to an adjacent wall. The new location proved unstable when the unit fell, broke glass, and damaged the unit. There was no need what so ever to have moved that piece of furniture. They also brought down a cedar chest from the attic and priced it for sale--against our wishes and instructions.   Margie did not have a good account of her own equipment. After the sale, I intercepted "our" portable clothes rack from being carted out the door with the rest of Margie's tables and equipment. We found good, undamaged priced items in a garbage bag and cardboard box on 2 separate occasions which were earmarked for the trash.                                                                                                                                                                                                Although Margie and her crew worked fast, perhaps this estate sale was too overwhelming and daunting a task for her company to handle properly. Margie's insensitivity, and delegating major decisions which were against our wishes or without trying to contact us by phone seems unprofessional.

On 28 April 2012 attended a personal property auction near Swanton, Ohio.  Aution was run by Pamela Rose auction Co.  The auction was very poorly run.  Auctioneer  ran the auction with only herself and a recorder.  She would  sell guns with out describing them.  She mentioned while selling a gun the it was stainless steel. never held it up for viewing.Bids in the back were not acknowledged. Could not seen or heard her most of time, only one PA speaker, in the garage.  Changed the selling order many times in the first few minutes of the auction.  No pa spealers out in the crowd. No assistants out in the crowd to relay bids.  Allowed people to load items in their vehicles prior to paying.  No securtiy..  She may have a auctioneers license, but she did a lousy job selling personel property. The joke was on the property owner many people left with in the first hour. I would not attend another auction run byt hem. A letter from Pamela K. Rose dated 25 May 2012  she stated that she was not in attendance at the auction, and not responsible for the event.  She will evaluate my concerns with the crew.
