    Allen did a great job. He was professional, detail oriented and timely. This is an older home on the West Side of Cleveland, and he reviewed every inch of this house he could access. He explained any issues as we walked through the home and gave me a very detailed inspection report. He also came back to check a few things that were fixed about a month later. I would use Home Detective again and I recommend them.

    He was very thorough and really made sure each part of the inspection was explained to us in detail .  He also was able to lay out which parts of the house were unable to be inspected and why.  I felt he was very knowledgable and made sure to inspect everything possible.  He had a detailed report to us within a day. which helped us go back to the seller with specifics on what we needed taken care of before we would go forward with the sale.

    Like the other reviews state, David was a pleasure to work with and helped explain the entire process to me.  I'm a first time homebuyer, so I had questions during the inspection and he took plenty of time to answer or re-explain things.
    David arrived an hour before our 9am appointment to evaluate the exterior of the home (he was up on the roof of the house and garage), and when I arrived he sat me down to explain his "four things to remember".
    I think what I liked most about working with him was that he didn't hold anything back, despite the seller of the house refusing to leave!  Also, his next-day report was color coded and included his photos from the property, complete with illustrations to emphasize his feedback.
    I'm going back to the seller with a few items that David caught that were missing from the Disclosure form during the contract review, and hope to recoup some money or labor from the seller.
    I highly recommend David, and I'm pretty sure my Dad plans on calling him this summer.
    TIP: schedule your appointment with David at least a week in advance, he only does one appointment per day and he fills up quickly. I called two weeks in advance and had no issues with scheduling.

    Steve arrived a few minutes early, talked about what he would and would not be looking at, basically he looked at anything he could inspect without completely taking things apart (he did take access panels off, just advised that he wouldn't be breaking into walls). He didn't mind that I walked through with him and asked questions. He was very thorough and found a few things that while not deal-breakers, where things I definitely wanted resolved by the seller. He was professional and courteous and obviously has a good deal of experience. His report was thorough and quick, he gave me a hand written copy upon completion, e-mailed typed copy later that night (to me and my Realtor).
    Since the Radon test requires 48 hours, I didn't get that the same day, but he emailed the results shortly after he picked up the test device and got them himself. He also left a contact card and notes explaining the Radon test to the seller near the unit in the basement, as well as on the dining room table and on each door leading out of the house.
    I would definitely use him again!

    Bill Piar did a througough inspection.  He arrived early to inspect the outside of the condo building before I had arrived.  He walked me through the outside pointing out all possible areas of concern including balconies and water damage in the garage.  Inside he pointed out the hot water tank was beyond it's life expectancy, that the furnace was quetionable, and the electrical box needed some work.  He also checked out the electrical outlets, windows, doors, and plumbing.  All areas that would be expected to check.
    When the inspection was over he sat down with me for a half an hour and went through what he found.  Writing everything down and fully explaining everything and answering my many questions as I am a first time home buyer.  I was also given a thick binder that explained the proper caring and upkeep needed in a home.  Along with the life expectancy of appliances and associated costs.
    I would hire Bill again for my next home inspection.

    My Realtor suggested another inspector, but I was a little worried about doing it that way. I went online and found John's website. I compared his credentials to many others on the web and he was by far the most qualified inspector. I called him and he answered the phone himself. I was in a real hurry so he rearranged his schedule to fit me in (bonus point #1). The inspection began with him showing me the contract and explaining the procedure. He answered questions and got started. We began outside and he gave me a pair of binoculars while he pointed out issues on the roof. He actually got up on the roof and looked down the chimney and stuff. The realtor said her inspector never goes on roofs (bonus point #2) Inside inspection started in basement and went well until we got to the attic. The attic had a lot of condensation problems and some areas were moldy. The bathroom fans did not vent out of the house the right way. John explained all the science behind why it was a problem and drew some pictures to show me. At the end of the inspection, John was explaining everything and the Realtor kept interrupting him trying to discount the things he was saying. John politely asked the Realtor to let us talk in private which made my Realtor visibly mad. John explained that she was making it impossible to communicate with me so she let us be. (Big bonus point #3) The report was delivered the next day which again, made my Realtor mad. She said her guy gives it right away before leaving. John said something like: Any written document that matters for anything shouldn't be written while standing at someones countertop in a vacant house, and I agree. (Bonus point #4) The report was sent by email. It was like 32 pages long with many drawings and a like 3 photos that he took in the attic. At the end of the report there's an attached homeowners guide with about 400 pages of good info. I showed my dad the whole thing and he thinks its all great and I did a good job. (Bonus point #5)

    It went well. The inspection was thorough and uncovered some things that needed immediate attention (since done). The report was thorough and completed in one day. The report presented needed work in priority order. It stated the positive conditions (furnace, tank, structure, windows) not typical for the house's age; all are a testament to my father's work while he was alive.

    A1. I am a REALTOR and even though I am very familiar with homes, I absolutely do rely on a qualified home inspection. John did give me a discount due to the water service being turned off and limiting the inspection. John does not hold back - he will tell you if there is a true problem or just a minor maintenance issue. After John's inspections, I know that the buyer has a good understanding about the present condition of the home. John is always on time (usually there before you get there) and is very exact in the inspection process.

    The work was excellent. I accompanied the inspector for the entire inspection, three hours for a house of approximately 1400 square feet in size. The inspection was as contracted. Detailed inspection was extensive. All options for any corrections of deficiencies were clearly explained. The inspection was thorough. The positive and negative aspects of the house's condition were identified and explained. The result was a 14 page report within 24 hours that was specific in what needed to be completed before any steps toward sale could be taken. The inspector was professionally trained and experienced as a structural engineer and the resulting commentary on the condition of the house reflected his expertise. The inspection started on time and took the period of time estimated.

    MIKE WAS PUNCTUAL, POLITE, AND PROFESSIONAL. HE ALLOWED ME TO FOLLOW HIM AROUND THE HOUSE AND HE EXPLAINED NOT ONLY THE CURRENT CONDITION OF OUR HOUSE BUT ALSO WHAT CONDITIONS WE SHOULD CHECK UP ON EACH SPRING AND AUTUMN. IT WAS A TRULY EDUCATIONAL AND WELL-SPENT EXPENSE FOR ME. WHILE HE CANT PREDICT PROBLEMS (OR THE RELATED EXPENSES) AS WITH A CRYSTAL BALL, HE DID POINT OUT MANY THINGS WE NEEDED TO BE AWARE OF BEFORE INVESTING SO MUCH MONEY IN A NEW HOME. WE HAVE FOLLOWED HIS ADVICE AND WERE GLAD TO HAVE IT. HE PROVIDED A VERY NICE FOLDER AND DETAILED PRINTOUT.
